Brace did a very thorough job on our inspection, showing my wife and I things while he did the inspection and giving us a very detailed overview of his findings after he finished. We were very pleased with the work he did and would use him again.
Steve was very thorough, informative and walked us through all of the issues. He spent time answering our questions and made sure we understood the issues. We recommend him highly!
The inspector that came to the house was very professional and friendly. He looked the house over and found things that I was not aware of. I appreciated him so much. You couldn't ask for anything better than the service they provide.

I would give more than 5 stars if possible! We had Heather and she was absolutely amazing! She was very thorough and knowledgeable with my home property inspection. She not only took the time to walk me around the property to show me issues, but was also very informative on what things meant! She is exceptionally personable and left me feeling a lot less stressed about the property. I aslo had the pleasure of meeting the owner as well, just as personable and informative! We've had multiple home inspections with different company's in the past and they do not hold a candle to Mirowski! I would highly suggest Mirowski to anyone for their inspection services!

We had them do a home inspection for us when we were purchasing a home in Missouri. A huge overlook happened that is costing us at least 10k. The home we purchased had a grossly underpowered HVAC system and it was not reported by the inspector.- grossly as in 30%-we have a 3.5 ton unit where a 5 ton unit should have been used. The home was an unfinished basement at the time but all venting was installed so the HVAC should have been rated for the total square footage and it was only rated for the finished footage. Highly disappointed.
We bought our first home in February 2024 and Heather was our inspector. So after moving in I noticed the whole house was flickering and I called City Utilities to make sure it wasn’t a problem on their end and they shut our power off till we could figure out what was the issue. So two days after moving in we didn’t have power and had to pack up all our food and move it to our in laws. We had to hire an electrician to come and fix the issue. (which was a fried electric box idk the correct term) Every single appliance that they said was in “good working conditions” was NOT. First night using the stove it literally blew up, one month after moving in the dishwasher quit working which it smelled awful and shouldn’t have passed in the first place, and the freezer door to the fridge wouldn’t close. Not even the worst part so fast forward to now we have listed this home for sale so we could purchase a home on land for a homestead and the buyers we have, hired them to do their inspection and we compared inspections they totally didn’t even go into our crawl space just took pictures from the entrance when doing our inspection and for the people buying our home they actually went into the whole thing and found tons of issues that are now gonna cost us thousands of dollars. Absolutely ridiculous they did us like that as first time home buyers we really trusted them and now we feel like complete idiots. Always get a second opinion or do your own inspection also but do not trust this company solely it cost us a lot of money. Thankfully we paid it and got the house sold but definitely learned a valuable lesson.
Steve was the worst inspector, 6 hours at our property, didn't know what he was talking about when it came to structure. We even had a foundation company come out and there was absolutely nothing wrong with our structure, in fact they said it was a really well built house. He just needs to justify the ridiculous price he charges

I hired Steve Mirowski to inspect a home in March 2023. I paid for three home inspections. He told me that my roof was 10 years old. I arrived home in July and the roof started to leak. I interviewed 7 roofers and the last one explained to me that my roof was 20 years old and proved it. Also he pointed out that the nails popping out of the ceiling meant that the roof was leaking. I paid for three inspection reports and none of these pictures were in any of the reports from Steve Mirowski. He also did not suggest a panel upgrade which is what I needed. Instead he helped an unlicensed electrician to take advantage of me. He also stated that fogging mold in the crawl space was good enough to kill the mold and that it didn't matter if the vapor barrier was installed before the mold was treated. Also, he only looked over the items that needed to be fixed the second and third time around which meant that the electrician continued to jimmy rig the panel and there were still items that were not working/fixed. Response to Steve 's comment: Steve... I didn't hire the electrician. You asked if he was licensed and I said I did not know because the seller wouldn't provide that information until the end of closing per my realtor. The oven wasn't even working by the way when I got home. You should have suggested a panel upgrade...period. As for the re-inspection...you should have made sure everything was working on the panel yet again instead of just the items the second and third time around especially when you yourself told me there were issues. At the end of the day you helped the realtor and the seller but you didn't help protect the person that was paying you to inspect the home. You should have told me to hire a roofer to inspect it if you didn't know the age of the roof instead of telling me it was 10 years old. Also, all the black stains on the hardwood floor were indicators of previous leaks and those pictures weren't in the report either.I trusted that you were being informative but I definitely made a mistake trusting that I was in good hands with your inspections. 8/25/24 Steve...the water damage is so bad in the ceiling of the office that the drywall was dropping piece by piece.Also, is it the inspector's job to inform the purchaser that the insulation is shredded and is no good anymore and the attic needs to be reinsulated? Once again, thank you for doing such an AMAZING job! The $900 for the 3 inspections was so worth it.

Nora, <br><br>We performed the initial Home Inspection for you in February 2023 and 2 Reinspection's at your request to look at the items listed on your addendum. <br><br>In the summary of your report we indicated the roof is showing its age and there is granular loss and exposed mat and fibers and that it was looking older. There are many pictures of the roof and condition. The roof was not actively leaking at the time of inspection and we could not foresee leaking 5 months later. Popped nails are not indicative solely of a leaky roof and we would not call that without further evidence.<br><br>Regarding your electrical panel, our report indicated the condition and called out the specific wiring errors stating they needed to be corrected. The report reads that the 30 amp 110 volt breakers in the main power panel are inappropriately matched with wire gauges too light for the breaker allowed draw. Have the breakers changed to match the gauge of wire if specifications for this circuit permits. It looks like these wires are feeding the outbuilding in the backyard. There is no breaker protection for them and that should be corrected.<br><br>The electrician hired was by your choice and Mirowski Inspections did not work with, discuss your report, nor collude in any way with your electrician.<br><br>The mold in your crawlspace was indicated and noted in your summary that there was possible organic substance noted with pictures. It also reads that The United States Environmental Protection Association (EPA) states, “If you believe that you may have a hidden mold problem, consider hiring a professional.” (Brief Guide to Mold, p.14, EPA). If any area of the residence is suspected of having organic growth, or any member of your family or household is sensitive to mold, we recommend mold testing. This is in the crawlspace.<br><br>In closing, a Reinspection is a visual review of only the items on your addendum to see if the work on those items was performed. Those inspections are not mandatory but requested by the client and again, only addresses those specific items. It is not an additional home inspection. The professionals chosen for such repairs are responsible for their contracted work. <br><br>Respectfully ~ Mirowski Inspections
Specifically requested they check the jacuzzi tub. Was told it was checked when it hadnt been. No help to solve the issue. Do not use these people if you want the job done right.

Whomever inspected the house we are selling did a very poor job. Most of the items they said didn't work, work just fine....they just helped the buyer get out of the contract....not right at all.

We are nonbiased, reporting what we see at the time of inspection. As the seller of the home you may or may not have had full access to the entire written report and was not privy to the conversations and questions the buyer had with the inspector. Because of this you may not have a complete picture of what happened during the inspection process. The company did a very poor inspection on a house and that will cost us a great deal of money for something they admit they missed. They refuse to stand behind their error, leaving us no choice but to file a lawsuit against the company to recover the damages.

I’m truly appalled with the service of this company. Yes they completed the work when promised but if I knew the true nature of the condition my home was in we would have not purchased it. What they missed was roof leaks, presence of lots of rodents and a large hornets nest in the attic, a tub that didn’t run cold water, windows that were screw shut (not painted shut), and two fireplaces that were not up to code and deemed fire hazards. When I voiced my concerns I was told that the inspector could go out and look at the concerns. Really, how is that going to help me. Affirm he missed what I now have to fix. Maybe refund the inspection or at least an agreeable compensation.

Shame they have Scott Sharp working for them. He did my home inspection in 2014 and I am still finding issues he NEVER found in his home inspection. Obvious things like a tennis ball blocking a downspout.

Our house was inspected by Mirowski Inspections, specifically Brace Bean. Having bought and sold a number of houses in my lifetime I know that the actual inspector is the one that matters more than a company name. I would rate Brace as a novice inspector at best. He seemed to want to pad the report with items that were FLAT WRONG and the owner of the company admitted as such when our realtor made him come out and review what Brace reported. They issued no formal corrections which would have been the professional thing to do. We had professional tradesmen look at these issues and they said would happily take our money but there wasn't a reason to on 5 of 12 findings.

Sometimes the sellers expectations are not in-line with the buyers and since we have not spoken directly, I want to make sure you have a better understanding of our visit and comments made.<br>Inspections are an evaluation of the homes components and systems and inspectors observe and report their findings. The buyers together with their agents decide what they would like repaired or replaced. Inspectors document their findings and do not get paid by the number of items listed on a report, nor do they pass or fail properties. It is not uncommon that buyers, sellers, agents, and repairman share different views or opinions on severity of conditions noted.
