I wanted to provide you with an update regarding the recent issues I have encountered with HMO Handyman and the actions I have taken to address them. Upon closer inspection, it became evident that the work completed by HMO Handyman was far from right or up to code. There were several issues that raised serious doubts about their professionalism and competence. For instance, the new contractor discovered holes in the studs that should not have been there, indicating a lack of attention to detail and proper craftsmanship. Additionally, noticed the use of black electrical tape, which is not an acceptable or safe method for electrical connections. The stud wood used in the project was rotten, compromising the structural integrity of the work. The holes drilled into these studs were excessively large, suggesting a lack of precision and care during the construction process. Moreover, I recently discovered that no air conditioning ductwork was installed in the back room as promised. Instead, HMO Handyman simply cut a hole in the ceiling to create an illusion of proper ventilation. In light of these concerns, I took it upon myself to consult with James, an AC specialist whom HMO found through Facebook. James confirmed he is not licensed and stated HMO knew he was not licensed, as well as my suspicions, and expressed his willingness to testify in court regarding the unprofessional practices employed by HMO Handyman. It is disheartening to realize that HMO has resorted to deceitful tactics and dishonesty. Said how they just flat-out lied. I believe it is crucial for me to address this matter promptly and seek appropriate resolution. The unprofessional conduct exhibited by HMO Handyman not only reflects poorly on their reputation but also poses potential risks and hazards within my property. I am holding HMO Handyman accountable for their deceptive practices. I trust I can ensure justice is served and prevent others from falling victim to their unprofessionalism. I have filed a report with the NC Licensure Board regarding the unprofessional work carried out by Mr. Norton and his team at HMO Handyman. The board has acknowledged our complaint and has initiated an investigation into the matter. This step was taken to ensure that appropriate action was taken against Mr. Norton and to prevent others from experiencing similar issues in the future. Furthermore, during the course of the investigation, I have discovered some concerning information about HMO Handyman's operations. It has come to my attention that the address provided by HMO Handyman, 1409 East Blvd, is not actually their office address. Upon contacting the office manager, I was informed that they only receive mail at that location and have not had an office there for over a year. This revelation raises questions about the legitimacy of HMO Handyman's business practices and their attempts to evade legal authorities. In addition, I have been informed by the Sheriff's Department that they have been attempting to serve Mr. Norton with legal documents for several weeks now. However, according to a lady the sheriff spoke with, he does not reside at the address provided by HMO Handyman either. This further adds to our concerns about the integrity and transparency of HMO Handyman's operations. It is deeply regrettable that I have had to face such unprofessionalism and deceit from a service provider like HMO Handyman. I understand the frustration and inconvenience this may have caused all parties involved. Rest assured, we are actively cooperating with the NC Licensure Board's investigation and providing them with any necessary information to support their inquiry. I am committed to holding HMO Handyman accountable for their actions and ensuring that justice is served. I will continue to keep you updated on any developments in this matter. If you have any further information or concerns, please do not hesitate to reach out to me. I have also attached the sad findings of my new contractor. He stated there was no way this work was done by a professional.

This is a construction project and has nothing to do with HMO Inspections. Sampson Phifer and his girlfriend Rashonda Rose are frauds and are lying to keep from paying. The project located at 2339 Ashley Rd, Charlotte, NC 28208 was completed in May 2023, June 2023 the property was being used an an Air BnB and got positive reviews(look it up!). This ridiculious review was made October 1, 2023, that's FIVE months after his first positive review on Air BnB. Phifer used a 203K loan to purchase an investment property which is illegal! Sampson Phifer is a pathological liar...

Completed an inspection for a friend of mine home. Wasn’t very qualified with information given. Stated it was no problem to give refund. Then refused to give refund

Your friend did not follow my recommendations and was told by her contractor to "NOT BUY THE HOUSE"! A probation officer should be able to read. Here are a few items. (1) Floors in one or more areas are not level. The Client may want to evaluate this personally and if necessary, have a licensed General Contractor evaluate and make repairs as may be necessary. (2) The entire home appears to have been renovated or part of an addition. If so, we recommend that you verify the permit and certificate of occupancy. This is important because our inspection does not tacitly approve, endorse, or guarantee the integrity of any work that was done without a permit, and latent defects could exist.<br>(2) (1) Window spring hold retaining mechanism(s) found loose and/or damaged, found in the following location(s): owner's bedroom. The function of the spring hold retaining mechanism is to keep the window in the preset position when opened. This can also become a potential safety hazard in the event of an emergency egress situation. Recommend repair/replace as required.<br>(3) (1) The electrical wiring for the water heater is missing the conduit. This provides protection for the romex wire to the water heater. Recommend further evaluation by a licensed electrician.<br>(4) (2) The water heater was not working at the time of the inspection. Further deterioration is possible. Recommend further evaluation by a licensed plumber. (3) This is a newer water heater which may require an expansion tank. Further deterioration is possible. Recommend further evaluation by a plumber.<br>(5) (1) The legend for overcurrent protection devices (breakers) in the main service panel is missing, unreadable or incomplete. This is necessary for the safe isolation of the electrical branch circuits when necessary. Recommend installing, updating or correcting the legend as necessary so it's accurate. Evaluation by a qualified electrician may be necessary. (2) One wire found unterminated(exposed) inside the electrical panel. This is unsafe, since there is a risk of this wire potentially becoming energized should it make contact with one of the current carrying terminals. Recommend a licensed Electrical Contractor evaluate and repair as required. (3) One or more screws are missing from the main service panel cover. Recommend replacing missing screws. Care be taken to ensure that the new screws don't come in contact with wiring inside the panel when they're installed.<br>(6) (1) Wire connections exposed due to missing cover plate(s) over one or more outlet boxes in the laundry room. Covers are intended to contain fire and prevent electric shock from exposed wires. This is a safety hazard due to the risk of fire and shock. Cover plates should be replaced where necessary. (2) A wall light(s) does not respond, and should be serviced in the owner's bath. Electrical issues are a hazard. This could be resolved by simply changing the bulb or may need further evaluation by a qualified contractor.<br>(7) (3) At least one "three-prong" outlet is not working in the front left bedroom. Electrical issues are considered a hazard until repaired. Recommend further evaluation by a licensed electrical contractor.<br>(8) 4) There are exposed unterminated wires in the attic. This is a safety concern. Recommend further evaluation by a licensed contractor.<br>(9) (1) The A/C was not tested for proper operation due to the outside air temperature is 65 degrees or less. We did not inspect this unit(s). (2) Last service date of the heating system/s installed on this property is unable to be determined. Since we are not HVAC specialists, recommend asking seller to provide proof of last service, and/or if necessary have the system/s inspected, cleaned, serviced and repaired by a licensed HVAC (Heating Ventilation-Air Conditioning) company. I used HMO Home inspections services for my first property in 2017. I had great service and was pleased with the thorough inspection report. In Spring 2020, I purchased a condo and used HMO services again. The condo is a one bedroom and less than 800 sq ft. There was an exposed leaky drain pipe behind the air filter that had to be leaking for months if not years before I purchased the property. The drywall in the air intake was deteriorated and molding. It was the end of March when I purchased the property and I didn't use the HVAC system until a month later. The water from the pipe caused the brand new floors to buckle as well. This is how I knew something was wrong. I had to replace the floors, some drywall, remediate the molding areas, get a brand new HVAC system and fix the plumbing issue. On my inspection report Kerry did note that he was not a licensed HVAC specialist and that he checked to see if there was an air filter in the wall vent but did not remove the filter to see what was behind. If he would have simply checked behind the filter it would have saved me about 8 thousand dollars in repairs and 2 months of labor. I notified Kerry about the issues and he returned $300 out of the $340 I paid for my inspection. I was there for part of my inspection at the first property and had to work the second time so I came when it was about ending. These were areas covered in the report for my first home so I assumed they would be covered in my second home's report. If you're going to use the services offered by this business make sure you are there for the inspection and ask questions to ensure a thorough review. I would never want anyone to have to experience this after purchasing a new home.

Now let's address the issue you conveyed about your second experience with us.<br>During the last inspection that we performed for you; we clearly indicated several deficiencies that should have definitely raised an eyebrow. The deficiencies are as follows:<br>• The HVAC system is very old. We stated specifically that the unit could stop or malfunction at any time.<br>• Parts of the HVAC system were not original. Parts that are not original, especially with very old units, often are not compatible.<br>• There was no evidence that the system was serviced. HVAC systems should be serviced at least every two years. This unit, being very old, may have required service more frequently.<br>With each deficiency, we strongly recommended that the HVAC system be evaluated by a licensed HVAC contractor. We reiterated these things to you at the end of the inspection. This information is also in writing on your inspection report. Months later, after the unit failed, you contacted HMO to notify us of your misfortune and you stated that your home warranty company was replacing your old unit with a new unit. Being that you were a repeat customer and you expressed uneasiness about your deductible, we extended a professional courtesy and paid $300 towards your deductible.<br>The inferior condition of your HVAC system at the time of the inspection was addressed in your inspection report. Multiple issues were observed that prompted us to advise that you seek the consultation of a licensed HVAC contractor and this was clearly stated on your report. We recommended further evaluation by a licensed HVAC contractor three times in the report. Your ordeal was quite unfortunate, and we deeply sympathize with you; however, HMO can not take responsibility for this burden.<br>Should you need a home inspector in the future, please keep HMO in mind. I welcome the opportunity to turn your frown upside down!

He recommended putting plumbers putty on my p-trap to stop the leak, that should give you an idea of how knowledgeable he is about construction. (You dont use plumbers putty on PVC) It was just missing a rubber washer and it was replaced before he left and completed his inspection yet it was still on the report. He then went on to say the attic ladder was broken/damaged, there is no attic ladder so that is impossible. His report says "the ceiling light does not respond" yet the picture of the light in the report shows that the light is on. It is a multi bulb fixture and not all of the bulbs were in place because its too bright but he came to the conclusion that it is an electrical issue to have missing bulbs? He called laminate flooring hardwood, so on and so forth. A lot of different things indicate that he doesnt know construction very well.

Some of those are potentially fatal. Had I not documented those issues, I would not have been doing what I've successfully done since 2005. This inspector does not communicate requirements well, he is not timely and it was very frustrating to work with him. I was selling my home and the buyer used this inspection service. First the inspection kept getting pushed back -- it was 2.5 weeks from the original appointment date when the inspection finally happened. Then we had to wait another 72+ hours to get the inspection report. Once I received the inspection report and fixed the agreed upon items including providing reciepts for repairs, the inspector Kerry Norton claimed the work had not been done and requested copies of NC licenses (i.e. plumbers license) from the contractors before he would pass the house. Well the contractors I used told me they only provide their license number for repairs requiring permits OR at the beginning when the contract for work is signed. Bottomline I couldn't get the license numbers for work that had already been completed - all my contractors said I should have told them the license number was required before they did the work. I had to pay another plumber to REDO work that had already been completed just so I could get the copy of a plumber license so Kerry would pass my home. Kerry is so rediculous that he required a licensed electrician to change blown light bulbs in this vacant property.

At the time of your first scheduled inspection, basic utilities had not been maintained at the home. I was not able to inspect the home without gas. At the time of your second scheduled inspection, the home did not have a functional HVAC system. The home did not have a functional AC unit. These delays of the inspection were clearly of no fault of mine own. As the seller, ensuring functional utilities and an HVAC system were clearly your responsibility.<br><br>Also, I was brought in on behalf of the buyer. The report was completed the same day and submitted to the home buying program that is working with the buyer. If the home buying program submitted a copy of the completed inspection report to you within 72 hours, I must say, I believe that to be quite reasonable.<br><br>The report that you received from the home buying program stated that all repairs must be made by licensed professionals. This, also, is a requirement of the home buying program. As you mentioned, you hired unlicensed contractors to perform the work. Again, this is at no fault of my own.<br><br>It is unfortunate that you feel the need to discredit me, a seasoned home inspector, due to your negligence to read all materials received from the home buying program in which your buyer choose to utilize. I do hope that you make note of my meticulous attention to detail as well as the integrity that I place in my work. Should you need a home inspector in the future, please keep me in mind. I welcome the opportunity to turn your frown upside down!

This has been the worst experience with an inspector in mine, my husband's and the agent's lives. This man has cost us upwards of 4000.00 in fraudulent inspections and "needed" repairs. He yelled and cursed at me when I simply asked him for clarification. And refused to reinspect the property. We have seeked legal action against him.

Entire electrical system passed inspection but found out nothing is up to code yet he made the homeowner label the breakers. Required customer to tighten toilet but didn't require obtainig an electrician. The owner labeled it himself and it passed re-inspection and all labels are incorrect.

This is not my customer. This home was inspected for a grant program using their specific guidelines. It was a 1960s house that has 1960s wiring. I'm sorry but if you want new wiring, don't buy a 57 yr old house.
