The buyer used them and they left my house a mess...oven on 350 degrees, electrical panel was half off with screw missing, crawl space access door laying in yard, faucet sprayer just setting on counter, blind in bathroom all the way up, whole house fan, ceiling fan and lights left on. They flushed the toilets enough that condensation was forming on the outside of the tank. Yes, I have pictures. FOLLOW-IP. The owner just replied and provided inaccurate information. The realtor was NOT present during the inspection. I have a text message to prove it and pictures of the mess they left. The owner contacted me, acknowledged the issue, and offered to send me a gift card if I took down the review. I have that in writing too. Now they claim it never happened????!!?? Never received gift card. Nice to know how you feel about people who aren't your client. Why would you trust somebody to inspect a house, who doesn't RESPECT the house they are inspecting?

This is a seller and was not our client. The client left a 5 star review. A realtor was also present and adamant the home was not left in said condition. I have reached out to google for removal.

I hired home spectors for a home inspection and I was extremely disappointed with the service. The inspection missed numerous critical issues and the inspector ended up flooding the kitchen with the dishwasher because appliance connections weren’t verified. The inspector then spent most of the inspection cleaning the kitchen instead of focusing on the job (Which we helped to clean as well). I expected a thorough and reliable assessment, not perfection, but this fell far short. After moving in, I tried contacting Britney multiple times via calls and texts about these issues, only to receive silence or inadequate responses. To make matters worse, they refused to offer any refund despite the poor service. This lack of professionalism and accountability made an already frustrating experience unacceptable. I cannot recommend this service.

Hired them for a termite inspection for a home I was planning to purchase. Employee showed up on time and did his inspection, he came out with good news about me having no signs of termites and nothing to worry about. I also had my home inspector show up right as he was leaving (they don’t do certified termite inspections). He eventually made his way to the crawl space and informed me that there was a lot of damage and signs of termites, with plenty of picture proof. After getting it looked at by a professional, it was just over $10,000 in damage and repairs. This termite inspection done by Home Spectors nearly cost me $10,000. Whether it was laziness or inexperience, I don’t care. I just hope this saves someone from ending up like I nearly did. STAY AWAY!

20 plus reminders asking for a 5 star review even after they called (for the 4th time) and I told them I felt this was well beyond obnoxious harassment. They heard loud and clear cause they sent multiple emails after. I still have not gotten the full pdf report. Instead it’s a stupid app you need to download. For $400 this has not been enjoyable.

Homespectors inspected a house that my wife and I ended up buying. They missed so many things that we could have included in our negotiations on the selling price. Well some of the things admittedly might have been a little tricky to spot, it is their job, they are inspectors. This is not the first time we have bought a house, and in previous inspections, the inspector was always there for more than 4 hours, whereas homespectors was at our house for less than 3 hours. Certainly not enough time, as our discoveries have shown. Some of the things they missed were pretty major, like glued together drainage underneath all three sinks in the house, holes underneath windows, and structural damage caused by leaks which were so obvious due to the cosmetic damage they had done to drywall that it's very disappointing that they did not investigate further in the very easy to navigate crawl space underneath. If your realtor recommends these people, I strongly recommend that you put your foot down and ask the realtor to go with a different inspector.

As a seller, they came to inspect my house and damaged/broke my garage door. Both inspectors, did not take responsibility of their actions and said they found the door like that. They did not even apologized and instead lied about everything. Really upset with this company, they never called to ask what happened. I will not recommend to let these people/company inside of your home!!!

I'm really sorry your garage door stopped functioning during the inspection. An inspectors job is to work for the client to ensure things operate properly. A garage door is only operated by pushing a button. There is nothing that either inspectors could have done to damage the garage door. I understand the process of moving and stress of selling, so I'm sure you have a lot on your plate. This I'm sure just added to that. As a company we could not stay in business long if we paid for every item that broke during an inspection. In fact it's our job to make sure it doesn't happen to our clients.

Disappointing. We hired Home Spectors (at our realtor's recommendation) to inspect a home we were buying. It seemed to us at the time that the inspection identified a large number of "possible problems" for which we should hire a "qualified expert" to investigate. There were many of these; so many that it became difficult to know what was serious and what was merely "covering their bases". This came back to bite us. The seller's statement claimed they had had no water problems in the basement, and the Spector report did not highlight basement flooding as a key issue. Sure enough, within a couple of months of buying the house, the basement flooded. The recovery people were clear that this was by no means the first time this basement had flooded- the signs were there. Several months and over $20,000 later, we have had the basement remediated. Home Spectors did not identify the problem in advance, and was of no help in fixing it. They were clear that, by their standard terms and conditions, they were "not responsible".

Do not use this company I wrote my original review over a year ago after purchasing my first home. Everything seemed great, until several months later when my husband and I returned home to a room literally swarming with termites! We of course had ordered a termite inspection and were told that there were no signs of termites. I had several pest professionals come to view our situation and every single one all told me the exact same thing: that there was clearly ample evidence of termite damage and infestation and that it took years for the damage to get to that point! Two of the pros even stuck their fingers easily through damaged walls just to show how bad it really was!! How Homespectors missed this has me scratching my head. It also makes me wonder what else they missed. To make matters worse, when I called my realtor to let her know about the situation and to not recommend this company, she (to my horror and disgust) let me know that she had heard this already from numerous other clients! Do not use this company.

Hey Kim, I’m sorry that you had issues. Swarming termites can occur after the home inspection and is quite common in North Carolina. As for damage we would love to have had an opportunity to view it. I did see in the original inspection where the inspector wrote up the fungi growth on the substructure. Contractors will often play hero and say an inspector should have found this or that in attempt to gain the work. For example wall structure is not visible due to drywall. This company doesn't even deserve a one star review. I used homespectors for my home and termite inspection, Daniel Warner was my inspector. Upon moving in, I went into the crawl space and found extensive mold damage, a hole directly under the tub (you could see through it), a severe leak from the drain pipe and an active leak from from the main line. The inspection company reported the water was off at the time of inspection and he had to turn it back on, which I know for a fact is false, the water was on from before I bought the property until I had to shut my water off for three weeks. The company stated the leak probably occured because of the shower was now being used; howver, the shower had not been turned on prior to finding the leak. If, by the off chance, he did not see the leak, the damage present was not in the inspection report. The mold and condition of the floor joists as well as subfloor was not new, and was a result of years of neglect. The company has a warranty company, but good luck hearing from them. I requested for the property to be re-inspected so they could see the extent of the damage, but that request was ignored. They eventually offered a refund for the inspection, but the form stated that if I accepted a refund I could not post a negative review without facing legal action. $400 is not worth covering up the gross negligance of this inspection. The information in your complaint was all in the home inspection report. It was throughly documented. The warranty company and third party complaint system all verified the information in the report. We are sorry that we did not meet your expectations for what a home inspection is and we have attempted numerous times to resolve this, even though it was of no fault of the company.

The home inspector was very nice and it was a good experience out if the gate. The amout of things that were missed was astounding. 3 bad joists and bad subflooring. The furnace also had the safety sensors bypassed and "was a major fire hazard". Called and talked to several people there, and their solution was to give me the money back for the inspection but only up to that amount. They had me esign a document saying I wouldnt take further action and said they would mail me a check. 6 months later no check. They have a lot of good review maybe it was just bad luck, just beware it you have a problem they will not help you.
