I hired Patrick for a home inspection before purchasing a property, and unfortunately, I’m disappointed with the experience. A few months after moving in, we discovered a plumbing leak that a licensed plumber confirmed had been ongoing and clearly visible. This should have been caught during the inspection. When I reached out to Patrick, he denied any responsibility and dismissed the plumber’s assessment. I understand inspections have limitations and don’t come with warranties, but when an obvious issue is missed and the response is dismissive instead of helpful, it’s frustrating. I wouldn’t recommend based on my experience.

I'd like to give more stars but when he checked the attic he didn't note that the bathroom vents basically vented to the middle of the attic not out of the attic or even near a soffit or vent creating a risk for mold. One of the bathrooms was windowless. His excuse was that the age of the house excluded it from the code and that there being a bathroom vent was a step in the right direction. He also didn't note that the insulation in the attic was severely lacking, less than 3" in many areas, and never more than 6". This became extremely noticeable during the cold snap and now during the heat wave. Estimates to get the insulation to the correct R value have been close to $5K and material costs to do it myself is about $2.5K. These would have been great things to know before we closed on the house.
