For the first time in two years the technician looked for evidence of termites inside the house as well as outside. Appreciate his complete review. Previous two years was told the warranty only included subterranean termites so no need to look inside. Feel the review was very complete!

I have been a JD customer for more than 5 years, and they are amazing. The fact that they can do spot treatment for termites, and how they explain the entire process, tells you how much they care about their customers. They also have great technicians and amazing customer service. Any time I need anything, I can count on them for a prompt response and very reasonable prices. Thank you :)

Inspector Trent Simmons of JD Smith Pest Control said the house showed no sign of wood destroying organisms. He missed the obviously wood rotted French door by the pool. Luckily our home inspector called it out (see photos from home inspector's report). Our agent contacted JD Smith Pest Control to politely point out this miss and Jessica in their office responded that this is not part of their inspection. She said that after reviewing the photos and details, the damage appears o be caused by water exposure/wood rot from natural sources – not by any wood-destroying organisms. Because their WDO inspection specifically reports on damage caused by termites, wood-boring beetles, or wood-destroying fungi, issues such as water-related rot or general wear-and-tear on door frames do not fall under the scope of their WDO report and would not be noted. My husband has been a home inspector for over 30 years and in his experience, this is always the responsibility of the Wood Destroying Organism (WDO) inspector. Mr. Simmons did not test the damaged wood at the bottom of this door to determine that the cause is solely water damage and to establish that there is no wood destroying fungi present. He should have included this issue in his report. Our agent replied to Jessica at JD Smith Pest Control by telling her that she has been told repeatedly by various inspectors, including inspectors from JD Smith Pest Control, that water itself will not cause wood damage. That fungi causes wood damage. And over the years, termite inspectors at every one of her prior inspections would note this type of damage on the report. She also said that she checked on the internet and found data that supports what all the past inspectors have told her, that water alone cannot cause this type of damage. Water only creates the environment the fungi needs to grow. Not only does my husband, in his over 30 years of experience, and our agent, and all past WDO inspectors that our agent has dealt with state that this is part of the WDO inspection, but Google AI also says, "Yes, a WDO (Wood Destroying Organism) report must include wood rot/deterioration, as wood-decaying fungus is a primary WDO, alongside insects like termites, carpenter ants, and beetles, requiring specific findings, descriptions, and potential treatment recommendations on the official report for real estate or lender purposes." Although our agent has used this company for years successfully and we have used them many times over the last 5 years, we will not use this company again and neither will our agent going forward. She was very disappointed and so were we. TL;dr: Inspector Trent Simmons of JD Smith Pest Control missed wood rot/deterioration on French door to the pool. His office claims this is not a part of the Wood Destroying Organism (WDO) inspection because it is only water damage, despite the fact that our agent has worked with this company for years and been told by inspectors from this same company that water alone does not cause this type of damage. It is caused by fungi which is a wood destroying organism. My husband has been a home inspector for over 30 years and he says that this definitely belongs in the Wood Destroying Organism inspection report. Luckily our home inspector caught it (see photos from his report). How can the pest inspector claim this is not wood destroying fungus when he hasn't tested it? He can’t know from just looking that this damaged door that it does not contain fungus. Furthermore, our agent provided information that indicates that this is only caused by wood destroying fungus and not by water alone. The water only creates the right environment for the wood destroying fungus to grow. We are very disappointed in the JD Smith Pest Control inspection and despite having used them over the years multiple times and our agent’s long-term relationship with them, we will not use them again and neither will our agent.
Response from JD Smith Pest Control
Thank you for taking the time to share your feedback. We appreciate the opportunity to clarify how Wood Destroying Organism (WDO) inspections are conducted and what they are intended to report.

JD Smith Pest Control’s WDO inspections are performed in accordance with state guidelines and industry standards, which require us to report evidence of wood-destroying organisms, such as termites, wood-boring beetles, and wood-destroying fungi. During the inspection of this property, no evidence of active or prior WDO activity was observed, which is why none was reported.

The condition noted at the French door appears consistent with water intrusion and wood rot from natural exposure, not damage caused by termites or other wood-destroying insects. While wood-decaying fungi are classified as a WDO, they must present identifiable characteristics consistent with fungal infestation. Based on the inspection findings and review of the photos provided, those indicators were not present at the time of inspection.

It’s important to note that a WDO inspection is not a home inspection and does not include reporting on general deterioration, construction defects, or moisture-related wear unless it is clearly attributable to a WDO. Those conditions are typically addressed by a licensed home inspector, which is why they may appear in a separate home inspection report.

We understand that there can be differences of opinion in the field, and we respect the experience of all professionals involved. That said, our inspectors and office staff followed established inspection protocols and provided accurate information based on the scope of the WDO inspection.

We regret that this situation led to frustration and disappointment, especially given the prior relationship, and we wish you the best moving forward.

— JD Smith Pest Control
Horrible absolutely horrible! David is the one that only gave us a 36 hour notice but took it upon himself to decide what I was throwing away or not. And so I work 2 jobs and because I only had 36 hours to vacate I was going to clean Sunday when I came home. Instead David took upon himself to throw my belongings outside front in my parking space. Rubbermaid bins broken, medications just thrown away. Buyer beware. My advice is to definitely be home when this guy goes through your home DISGUSTING

We’re sorry you feel this way and would like to provide some context for future readers.

Per Florida law, all food, perishables, and medications must be removed or sealed in Nylofume bags before tenting. These requirements were explained in advance through notices and documents signed prior to fumigation.

When our team arrived, the unit was not fully prepared. To avoid delaying treatment for the property owner and to comply with state regulations, items were removed as discussed and agreed upon with the property owner.

We understand this situation was upsetting and would be happy to speak with you directly. This unprofessional employee of this company almost caused multiple accidents on US 19. I would never use them and he needs to be reprimanded for his conduct in a company vehicle

Not great at all. Put a hole in my roof. Water damage in my bedroom ceiling. Mess!! They were to tent on a Thursday. Called Wed to move it to Friday. We had already had to pack everything in the frig, medicine cabinets. Then change the gas turn off. Tented Friday, took off Saturday. But left their lift in my driveway blocking 3 garages. Couldn't get it removed until the following Wed. Sat to Wed no access to garages???

If you want to do your own prep work, have all the trees die near your house and have an unprofessional sales guy come talk about cannabis and trash talk you to your tenants use jd smith. Literally the most unprofessional and expensive company service I have ever had. I never would imagined paying over $2500 for a service and having this level of unprofessionalism. David, was not just Completely unkind, completely rude, completely unprofessional. He was literally vindictive. They made me dig and prep my whole yard myself and then still did not even have the decency to cover the trees with bags so they just literally killed them. Also, because of the busyness, I did leave some food in the refrigerator. I offered to pay for the throwaway service, they said don’t worry about it and They acted like they were going to be nice and throw it away, and they literally left it out in the yard and did not tell me, I could’ve easily come and removed the food from outside.

I have had JD pest control for over a year and never had a problem. Recently I received a collections notice in the amount of $75. Prior to this I never received any phone calls from anyone telling me I had a balance of any sort. A day later I received yet another notice telling me in 15 days they were going to send me to collections. Not only is sending threatening notices after the original has gone to collections is unprofessional, but then the receptionists argued with me that a robocall should have called me several times, which never happened. Apparently threatening emails at the last minute after already sending things to collections is what matters to them most. Customer service is garbage with this company. They can take the $75 and keep it. Times must be super tough to threaten customers for 75 bucks without any curtesy reminder.

I hired JD Smith Pest Control we was looking to buy a new family home this was a 3 Million dollar property they inspected it before I was going to buy it. I thought they did a good job, they said the house has wood boring termites. My wife and I ask can this be treated to get rid of them? They said we would have to tent this 3 storie home and Gas it. We were worried so I called and talked to the Owner his name was Jim. He told its nothing to be concerned about when we tent this, we give you a warranty protection for as long as you need it. You Just have to pay for it each year. So we had the Seller pay to have it tented, and we payed for the warrany. Within 6 months we started having issues, we call them and they said it was nothing. THen we had a MASSIVE SWARM 100'S OF THEM! We called JD Smith, send them the videos of the swarm. IT TOOK 6 MONTHS FOR THEM TO DO ANYTHING! Finally they came and tore up my whole yard, and the subcontractor they hired couldn't do the job 4 more months go by another subcontractor couldn't do the job! Finally a year later they tent house, and they said we got them. Its been 4 month since they did the job we didn't receive are warrant renewal so we called them. JIM THE OWNER OF JD SMITH SAYS WE DECIDED NOT TO RENEW our WARRANTY?????? UNBELIEVEABLE PLEASE STAY AWAY FROM THIS COMPANY!!!!!I will be uodating this post every week to make sure everyone gets a fair warning! We will be hiring a attorney and will be working on SOCIAL MEDIA day and night when we get back from our summer vacations! I JUST CANNOT BELIEVE I BOUGHT A 3 MILLION DOLLAR HOME ON THIS COMPANIES WORDS! STAY AWAY FROM JD SMITH PEST CONTROL THE OWNER JIM IS A CRO0K!!!!!!!
I used them three times. The first time the were nice and friendly and on time and pleasure to work with. The second time the technician had an attitude. The third time I was their first customer of the day yet I still had a 2 hour window which when I called one hour and 15 minutes into that window the receptionist was rude and uninformative. They do not respect you or your time and are over priced.
We hired this company for a termite inspection. We were told they would be out the next business day and that part they did do. However when we asked about the report we were told it would take about two days! 1week later the report still has not been received. When I call the office they said well our guy has been out of the office for a couple days however he is back today. Awsome I should get my report back today then correct... nope should be able to get it out to you tomorrow... everyday I don’t have this report it’s pushing my closing back more and more.. i gave them till the end of the day and we will hire another company. The customer service I spoke with simply says “I’m sorry sir I don’t know what to tell you... I can’t do the report myself! But if it makes you fee any better he did not find anything while he was there I read the report my self!!!!!”
Please be aware that you CAN'T write anything but a good review on their website because they SCREEN them! I had to find this site to tell you about them. I have been with this company for decades. Paying yearly approximately $150 inspection fees for subterranean termites. It takes them maybe 10 minutes to walk around the house . When I called for a different type of termite they charged $250 to treat them. They offered a full treatment If I paid an additional amount to total $1,020.00 ! Then pay an annual $250 warranty renewal a year! Think about that $250 + $150 = $400. a year for some vague policy ! Then 2 months later the termites are back. I called, they said they would not retreat unless I paid again. They said there was only a 30 day warranty. None of this is in writing on the document I signed. Don't trust them, they take your money for decades and don't deliver. DO NOT USE THIS COMPANY, THE OFFICE STAFF IS NEGATIVELY DESCRIBED IN OTHER REVIEW and they are right. After all these years of taking my money and now not standing by their service; a simple re treatment in one spot ( maybe 5 minutes of their time) . It's way past time to find a more reputable company. Beware!, Beware!
