Upper Left Pest

5/24/26: Sadly I have to update my review. Like many others have experienced, Lance has stopped coming for services and I cannot get ahold of him despite multiple attempts. I’m genuinely concerned and hope he is ok. He was always very kind, but I no longer recommend using this company right now. I had to cancel my credit card and change my number in order to dispute further charges. Previous review: We’ve been using this service for years, Lance is great and super knowledgeable! Recommend for sure.

Updated 5/5/26. When we first signed on with Lance, he was responsive and did a terrific job. However, we have not seen him in months. We have a pest issue that needs to be addressed and though we have been charged monthly for his services, he has ghosted us. We have tried calling, texting, emailing and have recieved zero response from him. I am not sure if he is has gone out of business or experiencing some sort of personal crisis or what is going on and genuinely hope he is ok. It is highly unprofessional to not communicate and continue to charge for services that are no longer being provided. Based on other reviews, we are not alone in this complaint. Sadly, we no longer recommend Upper Left Pest. We had a rodent problem ( neighbor feeding birds peanuts) another company came by first - missed the entrance that the rodent(s) were using. Lance noticed the opening within minutes of surveying the property. We have Upper Left on retainer with quarterly charges that are reasonable and give us peace of mind. The rodent problem hasn't returned. The nominal quarterly fee is good value for the checkups and confirmation that a "problem" is not on our property.

Here we are, five years later... my review is significantly different! Stupid me for not checking up on his work I paid for. Full crawl space remediation -- five years later I find all the insulation was removed and NEVER REPLACED. All the vapor barrier was removed and only PARTIALLY REPLACED - IMPROPERLY! I HAVE FOUND Lance IS NOT licensed to do crawl space remediation. Five years later, we still have rats and mice even though supposedly all entry points had been sealed. He always said my house was a mystery - how were they getting in? One major entry was never sealed. He did well for the first part. Then he just quick coming and was totally non-responsive - BUT - HE CONTINUED TO TAKE MONEY FROM MY ACCOUNT. Took a lot to cancel that through my bank. He eventually came back - a few times, then disappeared again. I contacted him three weeks ago regarding the work he never did and asked for a refund since I now have to pay someone else to do the work. He said he needed to think about it, then texted the next day to say he would refund, however, I would need to be patient! Since then he has said he is selling his house in January. Won't commit to an amount. Won't commit to a date. Just blowing me off. Crickets..... He is not leaving me many options. I would NEVER recommend anyone ever utilize this business. BEWARE!!! Make sure you check for licenses - HE IS ONLY LICENSED FOR PEST REMOVAL. His website says 100% SATISFACTION GUARANTEED!! Appears that was a lie also! Claims of non-toxic products - turns out that was not true either. Removal of DEAD RODENTS - Not true either. Put poison in the crawlspace ensuring dead rodents would be there. Only removed the ones right by the door and only if I stood and watched to make sure he even looked. I GIVE THIS BUSINESS A ZERO RATING!! Not sure what happened in his life, but he IS NOT responsive, dependable, professionall, or kind anymore. I question his knowledge level about this business now, as well. RUN in the other direction from Upper Left Pest!! Have to give one star to get it to post - should be a zero. This was my review five years ago. Lance is very responsive, dependable, professional, and knowledgeable! He is kind, honest, does good work. Clean up was great. When they came to fix the damage caused by rodents, they arrived on time & worked quickly. The first day I called him, Lance arrived that day. His costs are in keeping with other similar businesses. Bonus - his vehicles are unmarked, so no neighborhood pest shaming. Reasons I chose Upper Left Pest -- Lance would come the same day I called AND he is the only exterminator, I found, that uses a No Secondary Kill product. That was important to me as we have cats, dogs, and wildlife. Highly Recommend Lance and Upper Left Pest!!

Update 9/19/23 Refunded! Lance contacted us last week and made good on a refund for the work not done. I have a great deal of respect for him in making a difficult phone call and then making good on a return of the money paid him for services not done. I wish him well and hope that everyone who chooses Upper Left Pest is supported and provided services paid for. Since he refunded our money, I’m changing my review from a one star to two. Update 9/2/23: filed complaint with BBB, and will now attempt to get refund through small claims court. Paid $2000 for a down payment on work that would be done. Only step one of three steps was completed. Bait boxes set in July and he was to have returned last week to move on to the next step. We’ve been smelling dead rats and retrieving those we can reach. If you see this review, we have not seen or heard from him.

This company took a disappointing turn. We were a customer since before the pandemic, and had been paying for quarterly service with good results. Unfortunately, the last four quarterly service times I had to call Lance and remind him to come spray. All of a sudden he stopped coming and stopped responding to phone calls. Our card was still being charged though, and we had to go through the hassle of working with the bank to dispute charges and cancel the card he had on file. No clue what is going on with Lance or this company. I do not recommend reaching out to this company for service.

It all started off good with Lance and when he had completed the rodent extermination he sold us on a quarterly service where we were billed monthly. When we didn't see him for almost 9 months but were still being billed we called him and left messages. We emailed him and still no response. We gave him the benefit of the doubt that maybe he was going through a family crisis. Still after 2 months no response so we had to contact our credit card company to refuse any additional charges from him. Then this last week he accidentally sends us a text that he was coming out (this was meant for another customer). So apparently he was still in business and taking new clients and new money. Such a shame and I waited a long time to decide to leave this review hoping he would have followed up with us. Sharing this so future customers don't get sucked into this horrible sales gimick.

Lance was easy to contact, responded and came out quickly, even though I live at the coast. He explained everything thoroughly and kept searching until he found where the critters were getting in. I would highly recommend him and his services. They work!

I highly recommend Upper Left Pest. Lance is very personable and was willing to work me into his schedule to address an immediate need. He took the time necessary to perform a thorough service, that ensured my issue was resolved.

Lance was recommended by my real estate gal, who uses his services personally. We bought a house on the northern oregon coast and inherited a well established colony of rats. During inspection it was noted to have rodent droppings in attic and crawl space. I contacted Lance to begin extermination services, where we discovered the infestation was WAY worse than expected. I called every Google recommended extermination service and Upper Left Pest was the only company that had availability within 2 weeks and would replace the soiled insulation and vapor barrier, without subcontracting the work out. Lance did it all himself with 1 other worker. Both workers were very professional, followed Corona guidelines, very trustworthy, and just a very nice and pleasant person to do business with. We will be using his services for annual checkups. Very, very highly recommended, definitely goes the extra mile for his customers.

Lance is a great guy and we like the ease of his monthly maintenance program for our home. Our neighbor referred him to us and we are happy! We no longer have to remember to call! Simple and saves time. Call Lance at Upper Left Pest. Thank you Lance
