Recently bought a condo and had it inspected by the owner, Joe Collins. The entire process was fantastic, from the convenient scheduling options, to the actual appointment, and all the way through the payment process. Joe took his time and checked every area in the unit, and I got the whole report back that same afternoon. He pointed out areas of concern, and was available to answer questions even after the inspection was finished. I would totally recommend Joe and Bad Dog for your pre-purchase inspection! Did you know they also offer pest control? I've signed up for their preventive pest control services too, and my place is completely bug-free, which says a lot in south Florida! 10 out of 10 - definitely recommend!

UPDATE 2: this company uses being a “family owned” company as a crutch when they mess up and treat their clients as dirt. They called my agent after the concern was brought to their attention and did nothing but manipulate what agent said and manipulate anything I say. I never said I checked off a box for mold or received a mold addendum I said a disclosure you requested I signed to book mentioned mold included. You told my agent and others who called acting as if they would book with you that you do visible mold test and it is up to the inspector to suggest a mold test further if something concerning is seen. The kitchen sink has visible mold your inspector (owner of the “family” owned business) wrote as unknown substance and told my agent it’s not a concern and was from a sink being replaced to fix a water leak. We hire professionals to trust them not be mislead. Being scammed by this company has done nothing but cause us headaches, expenses, and almost cost a deal to completely drop due to misdiagnosing a HUGE problem. You stay in business by paying people in distress to take down their bad reviews which is what you were blackmailing me to do in the image attached. There’s two sides to every story but why is my story the only one with documentation. You sent me a disclosure to sign that you now can’t provide me with? I have a text from your office saying you were sending it to me for signatures. Then with this issue brought to your attention I ask for the signed doc and you say you don’t have clients sign documents. Bad Dog is BAD NEWS!! UPDATE: they are saying they will refund me if I remove the review and sign an agreement that states I’m satisfied with the service provided. If I could give 0 stars I would. Requested a mold test with the inspection and signed a disclosure agreement that had the additional mold testing checked off. The inspector found a really bad issue with the plumbing and pipes that would’ve almost cost us the entire deal as we were buying this home. We got second and third opinions from professional plumbers that we had to pay to come out, and they literally laughed at the report because it was completely inaccurate just based off of looking with their naked eye. So what professional did I pay to do the inspection for over $500 with bad dog?! Then on the report, dimension, minor water damage, and unknown substance under the kitchen sink. However, when they called and shared their concerns with me about the pipes, they never once mentioned anything else that would be a major concern or need further testing. Fast forward to about 2 to 3 weeks later we close on the house we start getting it ready for our move-in and we find black mold. I call and complain and they try to tell me that they have no agreements signed by me that they don’t send those out and that what we paid for includes visual mold detecting But that the inspector would suggest further testing if there was anything that he sees that’s concerning. This is obviously a visible concern and anyone with eyes Would know that but me as a consumer paying a professional company who inspects homes for a living, didn’t think it needed further test testing because maybe it’s just mildew if the professional wasn’t concerned with it. The company never stands up for the mistakes that they make never works with a client who’s unhappy my agent found this company to work with and handle, handled it for me in the midst of chaos which everyone goes through while buying a home. I wish I would’ve looked at the reviews to hear the warning signs from others. They are scammers, liars, not willing to work with anyone to fix a problem they cause, unprofessional, and extremely rude.

I would recommend them 100%. I was very pleased with their professionalism and accuracy on my condo. They did my home inspection and let me know every detail for my closing

I have used Joe from Bad Dog for all of my inspections and he always takes care of me. He comes to the house quickly and I’ve never been disappointed with them as a company. Best price for anything I needed for my insurance company etc. I don’t recommend most but this is a sure thing…

We are so happy with Bad Dog Enterprise in Deerfield Beach! The owner ( Joseph Collins) personally did the inspection and was professional and did an amazing job! Amanda then promptly sent us the inspection report - Joe followed up to explain everything to us and answer any questions. Bad Dog in the last month year has handled a new home inspection before our builder warranty ran out, handles my bugs on a quarterly basis and they are prompt, professional and provide excellent service at market prices. Thanks Joey Collins and team.

BEWARE!!! Pretty sure that the Seller paid off Joe the owner to pass everything on my home inspection. Since I closed in March, I've had thousands of dollars worth of needed repairs including the entire air conditioning system which Joe and the Sellers said was "brand new", multiple electrical issues, plumbing, roof issues and broken appliances. The Sellers lied about everything and I since learned that they had everyone fooled in this community as they were just investors. Bad Dog was their referral as I had to go out of town during inspections on an emergency when my dad suddenly passed. I'm sure they have a "relationship". Joe didn't even turn on the stove, because if he did he would have known that only 2 of the 5 burners work! It's a $9,000 range! The Viking refridgerator leaks too and wasn't installed properly and started to fall on my daughter after she opened both the freezer and refridgerator at the same time. Just last week, after major problems with the dishwasher, I had a repairman come and show me that the plumbing was GLUED under the sink! There was a similar situation in the laundry room. Joe is a super nice guy that makes you want to trust and like him, unfortunately this was a huge scam that I have been paying for with no end in sight. Hope this helps someone else. In response to your comments to my rating, I had you come back a second time after the first inspection, again, Joe said everything was fine. I am finding more and more everyday wrong here. Now I have to replace the entire electrical panel. You bet we will be calling.. now that I have my husband here to help. Sadly, I feel that women get taken advantage of in these situations. Update 1.24 we will not be contacting you because there is no point, the damage has been done. These are not issue that have come up since but present at the time of inspection. For example, all you had to do was turn on the stove top to see that only 2 of the 5 burners will work with amps supplied. Basic stuff overlooked. This is not slander, this protects others hopefully and it is my truthful experience.

DO NOT RECOMMEND On Thursday, July 6, Joe Collins; owner, came to inspect my house that I am selling, he found rotten siding, instead of pointing it out, he ripped pieces out of my sighting all around the house. He has now damaged my house I asked for them to fix it or pay for damages. I understand I am selling the house, but it's STILL MY HOME until papers are signed. It now could cost me a sale because of him ripping a part my house. I have had other inspections on other houses and everyone would point out issues but not destroy my property or someones. For them not to own up to what they have done is unbelievable and unprofessional. My realtor the nices person you can meet couldn't stand the attitude that Joe had when he was at the house and then for him to do this, she has already told me she will make sure all her clients will not have them us this company. If I could give no starts I would.

Horrible service we contact the owner . He did an inspection on our home for less them 45 min the wind mitigation the 4 points etc..:: we call them back after moving to our home . We found termites a leak under the sink . We contact him . And it was a pretty much done deal . He couldn’t do anything about it . Now i had to hire someone else to do and inspection and paid them and now i have termites and have to paid a professional to take care of it. Very rude person Joey Collins . We gonna try to dispute the charges . When we mentioned it to him. He got very verbal to my husband and said MF, And Fuk you to him that his been doing the job for 45 years And to stop calling him or their office. This is my 4th home I purchase i never had any problems with inspections. I was googling and saw they had very good reviews. That why I called him . Unfortunately that my loss.

I got home inspection a few times when buying a few properties. The home inspections were good so I asked a reference for AC person and was referred to Mike. He just tried to fool me in every single possible way . Also when getting a price quote from bad dog enterprise to prepare one of my homes to rent i got unrealistically high price quote. In short, despite home inspections being quite good, the rest of my experience following were not good and I would not recommend

8 valves (actually more) in home didn't work and had to be replaced (labor cost) that didn't work. This includes four faucets, couple toilets and Hot/cold valve for washer. If they simply turned off the valves underneath each vanity, then turned on each faucet you can see it is still runs (some at full blast). Of which two of the valve leaks caused ceiling damage going into 1st floor. Signed off on washer/dryer and entire side of dryer was rusted and fell off when we moved it. (replaced) Seemed like James K. spent too much time chatting with home owner and not diagnosing potential issues with my home purchase. Very disappointed!!

My husband and I went through this company while purchasing our house in Pompano Beach and regret doing so. Clearly in the pictures before we moved in there was water damage on the ceiling which was passed off as a previous leak that had been repaired. Upon move in we realized it was a current leak from the AC unit piping and the inspector just signed it off as if everything was good. We also moved in to find another leak around our window in the living room when the Bad dog owner/inspector came over he said he said he would not do anything to correct his faults because he doesnt warranty his work. He put some caulking around the window, which was the wrong kind and made the problem worse. So in other words he doesnt have to do his job correctly, he just cares about getting paid. He did not offer to even refund our money as we are now paying out of pocket for damages to our drywall, a window, new paint and fixing the AC pipe. Funny thing he offered a free bug spraying for our inconvenience. What a joke! They were not only unprofessional in their service, but rude as well not taking accountability and leaving us with ridiculous bill's to pay regarding leaks he should have been responsible enough to check during the inspection. Stay away from this company, as it seems it all works out if nothing is wrong with the house, but beware if something is this guy will just pass it along, collect his money and take no accountability for his mistakes. Very unprofessional, yet funny how he is part of the BNI business group or at least it says so on his card. Looked into a lawyer but the fees outway the cost we would get back. In response to the owners comments below: Our house did show signs of leaking from the pictures we showed you of before we purchased the house. There is clear proof with the dates! As for the age of the house, it has a new roof and having a home inspection to see issues is why we hired you in the first place. Not to mention if you had paid attention it was not the roof that was leaking, it is the AC pipe, so it has nothing to do with rainy season. Hopefully this clearly shows people you are a RIP off only interested in making money and not concerned of actually performing the job you were hired for.

When you hire an Inspection company you feel safe purchasing a home when they give you the green light. Painfully this did not happen for my boyfriend! My boyfriend, who's name I am not going to mention, used this company and I believe his inspectors name was Ed. Lets just say Ed should not be an inspector due to his lack of due diligence during the inspection process which ended up costing my boyfriend more money to fix the issues than he had to put down to close on his new property. The company itself does not warranty their product! FAIR WARNING, do not pay this company over the phone and do not sign their liability contract!!!
