Alex from Family Guard did an excellent job with the home inspection for my new house. The inspection report was thorough and very appreciated when buying a house had a host of uncertainties for a new home buyer like myself. Before I found the house I'm very happy with now, I got an inspection of another house (also through Family Guard). They identified issues and signs of issues, and helped me see that that was not the house for me. I knew it had some issues at the time, but it was helpful to get a better idea of the issues that they were able to locate. I would recommend them to any friends who are looking for a home inspection.

Left four voicemails over the course of three weeks. When they finally returned my call it was to tell me they were too busy and didn't want my business. EDIT: responding after the owner's comment. The response is appreciated. The frustration is not that you didn't want my business. I take no issue with your desired business model. Do you. The issue is the unreturned calls. If you aren't taking new business at a given time because you're doing so well that you don't need it, that's great for you, sincerely! Just update your voicemail to reflect that so folks like me don't waste their time trying to track you down. Good luck.

We completely understand how frustrating it must have been to leave multiple voicemails over several weeks and not receive a timely response. That’s never the experience we want anyone to have. We are a small, locally owned business with only a few employees and this is intentionally our preferred business model. For over 10 years, maintaining a small profile has allowed us to focus on quality over quantity. It helps us ensure strong quality control and deliver exceptional craftsmanship and service to every customer we take on. That said, one of the challenges of being a small business is that there are times throughout the year when our volume of work exceeds our capacity. During those periods, we can fall behind on returning calls, and in some cases, we have to make the difficult decision to turn down projects. While we truly hate turning away business, we also have the self-awareness to recognize our limitations. We simply do not have the manpower or a large team of highly trained and certified technicians to meet every request that comes our way and we refuse to compromise our standards just to take on more work. Before I get into everything about my experience trying to get a radon mitigation system, a disclaimer. I am sure that FamilyGuard is a good company with great service. They have earned their rating on Google. Please take my experience with a grain of salt and give them a fair shake. Quotations below aren't exact, but they do reflect how I recall the convo. My home is small (about 1400sq/ft) on a slab. I discovered the radon levels in my home were 6-7pCi/L. After doing some research using state resources, seeing the reviews, and because a few of my friends gave amazing word of mouth about FamilyGuard, I thought it was a no brainer to reach out for a quote. I called and spoke with a lady. After giving her my information, she proceeded to look my home up on google and, after consulting with a coworker, informed me they would likely not be able to help me. When I asked why, she said "given the age of your home, it would be very complicated. We don't usually work on homes as old as yours". My house was built in the 1970s. After stating this, she then went on questioning the build of my home, asking if there had been any add-ons for my home. I am unaware of any work that may have been done, but did offer some thoughts about quirks of the house. She then informed me that "working on any home that has an add-on is just very complex and we don't typically work on homes like that". I then asked if someone could come out to give a formal quote, to which she said "oh a system like yours would be very expensive, $5000-$6000, at least". I said that was ok, I just wanted to get a formal quote after a professional looked at it so I could get an idea of it all. To which she said I was "a bit far from their usual service area". My home is 6 miles from the Fort Wayne FamilyGuard office. I live in Allen county, just not Fort Wayne limits. She said "if you really want to set up an appointment, we can set one up and charge you for the visit". This is where we politely ended the call. Not only was her informal quote way higher than my research suggested a mitigation system should cost, but also charging for the initial review appointment was not something I would have expected. I get confused in this because the reviews don't reflect what she said FamilyGuard does. One reviewer says their house is 150 years old. Other reviewers who mention price state something much more in the range I would have expected ($1000-$1600). FamilyGuard themselves has an epic video ad on their website, in which the target home is stated to be from the 1900s and has three foundation types, and they fix it. I have since gotten 3 other quotes from other mitigators (I now have more quotes, see edit below). 2 of which traveled farther than the 6 miles it is from my home to the FamilyGuard office. And none charged me for the initial appt (even the ones that were from home inspection companies didn't charge!). Each quote was within the range I would expect this to cost. I don't know if she was having a bad day, or if I said something, or if FamilyGuard just completely ignores any industry trends, but over-the-phone quoting 5x the cost of the competition seems a bit much to me. It felt like she was doing all she could to not let me be a customer. Edit: Replying to the owner's reply. Yes I agree unlicensed mitigators are a problem. I have since expanded my search criteria to IN-Licensed NRPP member mitigators with good reviews. I have on-hand 5 estimates now that meet this criteria. 3 from independent IN mitigators, 2 from national chains. The lowest quote was ~$1100, the highest was $1700. No charge for initial appt, despite greater travel distances. I have appts set with 2 other local IN-Licensed NRPP 5-star on google mitigators for quotes next week. I expect high-quality work to cost more, but not 3-5x more than comparable competitors. If you want to try again, start over, and give me a genuine estimate and justification for cost, I am willing to do that. You should still have my phone number in your call history. It's the 385 area code.

We do empathize with you. We ask you to look at things from our perspective for a few moments. Your review is a great opportunity for FamilyGuard to create awareness about radon mitigation. If you conducted legitimate research as you mentioned in your review, you would have discovered that there are many companies in Fort Wayne and surrounding areas that are practicing radon mitigation without a license. If you visit the Indiana state website, mylicense.in.gov, you will discover there are only a few licensed radon mitigators in the local area. In addition, if you visit the National Radon Proficiency Program (NRPP) website, you will once again determine that there are only a few local licensed radon mitigators in the area. Unfortunately, there are several companies in the area who are unlicensed in radon mitigation who advertise radon mitigation. These unlicensed mitigators cut many corners when installing systems and their systems violate several municipal codes, thus creating unsafe homes for families such as yours. These unlicensed mitigators do not conduct a post radon mitigation test. They give the illusion to families that because they inserted a pipe and a radon mitigation fan in the house, their house is free from radon. In many cases, the houses have higher radon levels than before they installed a system. These unlicensed mitigators must be stopped and we need your help to spread the word. They are doing a great disservice to our community and to families. These unlicensed mitigators are advertising to the public that they can install radon mitigation systems for as low as $1,000. They keep costs down because of all the corners they cut. However, the unfortunate truth is many of the families who hire these unlicensed mitigators find out the hard way when their systems start to reveal defects shortly after they are installed, such as leaking through the roof, making loud noises, causing electrical defects throughout the house, and failing to reduce radon levels below the EPA limit of 4.0 pCi/L. These unlicensed mitigators disappear after their initial installation and families cannot get a hold of them. Many of these families end up calling us to properly fix their radon problem. Most of the time, we must completely remove their original system and install a completely new one. That is how bad they normally are. If you read some of our Google reviews, you will find truth about how previous families had to call us after their original installation by another company did not work. We replace systems installed by other companies on a regular basis. It is an unfortunate reality. Remember, there is always someone cheaper regardless of the industry. Good things aren’t cheap and cheap things aren’t good. Is FamilyGuard more expensive than other companies? Yes, we are. However, we are licensed in the state of Indiana and stand behind our work. We guarantee our systems will reduce radon levels below the EPA limit and are code compliant. We proudly stand behind our work. Please visit our website and watch our amazing videos. Would highly recommend for all things radon mitigation. I had another large company in the area install my system initially a couple of years back. Apart from them flooding my basement when they came out to install the system, it rarely actually worked properly moving forward due to poor placement of the suction point as well as just plain out shoddy workmanship. Alex with Family Guard was fantastic to work with. He came behind and re-positioned the suction point properly and re-routed the system to compensate. Now the system operates exactly like it should and keeps the radon in our basement extremely low and at a safe level. The difference between his work and that of the other companies is mind blowing. He’s very knowledgable and was a tremendous help. Do yourself a favor and give them a call. I’m certainly a customer for life now!

I cannot recommend this company enough. Alex and Ambrea were excellent to work with. I actually used them for two home inspections in the last few months. The first home, Alex had told me that the sellers had covered access to the crawlspace in the basement. He looked me dead in the eye and said, trust me you want me to see whats in there. So we had the realtor come out to remove the panel they had placed. They had even used 'tamper proof' screws to stop us from getting into it. Once the panel was off Alex discovered extensive foundational water damage. The whole thing was covered in mold. We tested the mold, air and water. All came back positive for things that would harm my family had we moved there. He also was thorough in other ways too. He ran the bath long enough to discover that the water pressure was way below usable. By the time the water would have filled it would have been cold. He tested every outlet in every room, every window. Seriously, he's awesome and I so appreciate the work he did for me. They saved my family from very real health concerns and from a major headache buying a house that was not safe or a good investment. The second home he was no less thorough so when the report came back with minimal issues, I felt great about moving forward with the purchase. Ambrea is also an assett to FamilyGuard, every inquiry was met with a speedy response. She even got my report to me on a Saturday, less than 24 hours after the inspection. On top of all of this, their prices were better than their competition. If I could give 10 stars I would. Thank you Alex and Ambrea!

Aside from doing quality work, I like that I know the inspector that will be doing the job and not going to be randomly paired up with some home inspector I've never met like some companies do. Also, they're a great resource and one of the few local randon companies.

I am very pleased with the work done on our home. Our home is nearly 150 years old and near downtown with very firm clay soil. Ambrea set clear expectations that it may not be possible to fix our problem on the first try. He looked at our problem from every angle and was able to give us a solution. Not only was he able to fix it on his first try, but he gave great, quick, easy service.

Had an inspection done on my house by this company from the buyer. They left a stove burner on and left all the blinds open when it was 95 degrees outside. I didn’t have their information so my realtor called to complain for me and they said “they wear body cameras and all the blinds were open when he got there and he touched the stove after messing with it.” When in fact you can see the photo of the house all the blinds were closed on his arrival. The stove is a major safety concern. The two dummy lights were on saying “hot surface” and “heating element on.” I’m sure you could see that in their body can footage but they of course didn’t offer to present that. Not like I wanted anything out of it, just for them to be more mindful when they go into peoples homes. The least they could do was acknowledge the issue and apologize. Not only that but they mentioned things that were not issues with the house. Saying the dryer isn’t vented outside when it is, toilet moves when it doesn’t.

We reviewed our footage and it confirmed that the oven and stove top were properly turned off after being inspected. We have video and photos of all the defects listed on the report. If you have not already, I encourage you to request a copy of the home inspection report from your buyer. Please understand, other people do attend home inspections, such as realtors, buyers, family members, friends, etc. Sometimes things can get moved or operated from someone other than the home inspector. I do not know where all the positive reviews are coming from. He did a home inspection on our house. He said our roof was 10-15 years old with plenty of wear only 1 layer. Well the roof was less then 2 months old and had 2 layers. I would think this would be pretty obvious to a home inspector. Also said our boiler for our furnace was inoperable. Evidently didn't realize he had to light the pilot.

Alex arrived at my home to survey my needs for a radon mitigation system. He was on time and very polite. He assessed our situation and after some spit-balling he devised a system solution that would avoid intrusion into our basement living space. We retained them for the job and on the day of installation they were again very punctual and professional and worked very quickly on the install. They even laughed at my stupid jokes! I am exceptionally pleased with the work and will recommend them to anyone in need of similar services.
