Used this company to inspect our home before purchase. They ignored obvious signs of a leak coming from my upstairs bathroom into the kitchen. After leaving an initial review, Jessie called to "follow up". Was there a solution brought forth? No. All he could offer me was lack of accountability and standing firm that the inspection was done thoroughly. He kept repeating that they can't always catch everything and we should have gotten a warranty. No remorse or empathy for us in the situation. He was continuously rude, spoke over me, combative, and down right unprofessional. When anyone asks about our new home and I tell them we have a leak, their first question is did we get an inspection. When I say yes, they are shocked and ask who we used. I wish I was able to say, "We used Avalon! They did make a mistake and felt bad for the inconvenience. They offered us a partial refund for the headache." Instead, I am forced to say, "We used Avalon! It has been a headache fighting to be heard and being met with such disdain and sarcasm from the manager." He is going to respond and say "It wasn't there when we did the inspection, we did it according to standard. Even though I wasn't there and have no pictures of the ceiling, and the plumbers and who came in noted that this was a long standing on going obvious issue based on visible patching on the ceiling. And we can't see through walls (that last sentence is a direct quote, by the way)." Let's see what snarky, copy and paste response they have to this review. Update: response is as expected. Explanations were rude and Jesse tried to speak over me multiple times. This answer it's the same one given in other reviews. Disappointing, but not surprising.

We’re sorry to hear about the frustration this situation caused and understand how stressful an unexpected plumbing issue can be after moving into a new home.<br><br>During the inspection, all accessible plumbing fixtures, including showers, were operated, and no active leaks or visible signs of moisture were observed at that time. The issue later identified involved components that are not visible or accessible during a standard home inspection.<br><br>We spoke with the homeowner multiple times after the issue arose, reviewed the photos provided, and explained our findings and limitations based on what was observable during the inspection. Recently used Avalon for a pre-sale home inspection and I depended on the company to provide me a thorough inspection that I paid a lot of money for. I cannot believe that 2 experienced inspectors would miss certain problems within the home. One of the biggest issues was with the windows/window frames. Most of the windows/frames have deteriorated to the point that they will not open, but the biggest issue is that there were up to 1-inch gaps to the outside of the home where the window frames had deteriorated and the upper and lower window sashes would no longer line up, leaving a large gap in several windows, letting in air, weather, dirt and everything else inside the home. How can the inspector not see those issues, unless they just didn't bother to look. It is very disappointing to hire a "professional" company to provide their expertise but yet something as critical as windows was not noticed. I am not even going to go into detail about the gas leak that was inspected by the gas company who stated that "This leak has been going on for some time, I don't know how the previous owners and home inspectors missed this dangerous situation." I will not use this company again. Update: After some difficulty, Avalon agreed to resolve some issues to my satisfaction. It should not have been so difficult and my previous comments stand. I do not recommend this company.

I recently was hired by a long time customer to do some remodeling for a home they had just bought and had inspected by Avalon. There were many very easily identifiable omissions in the report that I have to wonder about the good reviews that I see here. The house water pressure was 125 psi. That is DOUBLE what it should be. The inspector never even bothered to check that. Nor did he notice that the attic was missing 120 square feet of insulation that had been removed when a hot water heater (in the attic) had burst. The inspector wrote that he couldn't find the PRV (pressure reducing valve). That is a tell-tale sign of inexperience. If you don't know where to look, chances are you won't find it. It goes without saying that I wouldn't recommend Avalon to one of my customers.

We do not dismantle systems or perform diagnostic plumbing work, and we do not speculate beyond what can be confirmed on-site.<br><br>Regarding the items you mentioned:<br><br>Water pressure: Our report documented the accessible plumbing findings observed at the time of inspection. If a condition changes after the fact, or if equipment is not accessible due to seller restrictions, belongings, or shutoffs, that will be noted in the report.<br><br>Attic insulation: Any areas that cannot be safely accessed or traversed — including sections blocked by framing, ductwork, or stored items — are documented with photos and noted as limited. We only report what can be safely inspected.<br><br>PRV location: PRVs in older homes can be buried, covered, installed inside walls, or located in nonstandard places. If a component is not visible or accessible, we document that accurately for the buyer. That is not inexperience — it is honesty and compliance with state standards.<br><br>We stand behind the accuracy of our reports and our long track record with thousands of satisfied clients and real-estate professionals. It looks like this company has some good reviews, and I mean no disrespect to those who had a positive experience, but I suspect there are quite a few sellers who have been left high and dry after their home was inspected by Avalon for a buyer. I recently had Avalon inspect my home. While they did catch a few legitimate issues, which I will address, most of the report was exaggerated, misleading, or just plain wrong. Because my home was built in 1938, many of the items flagged as “safety hazards” were actually pre-code conditions. Instead of noting this, Avalon’s report painted the house as unsafe and suggested $30–40k in “repairs.” This misrepresentation shook the buyer’s confidence and ultimately derailed the sale. On top of that, several findings were factually incorrect: A GFCI they said wouldn’t reset worked fine when tested. They knocked loose my condensate line during the inspection. They tagged my HVAC vent pitch as “incorrect” even though the system has a draft inducer motor and was properly installed. They told the buyer I had only 100-amp service when the house clearly has 200-amp service, plus a separate 100-amp panel in the garage. I don’t understand how such an obvious mistake could be made. I could go on, but you get the Point. After the inspection, the inspector also left a huge mess in the hallway from going in and out of the attic — apparently cleanliness is not a priority for this company. The end result was a report that hurt my sale, inflated repair costs, and created fear where none was warranted. If you are buying or selling a historic/pre-code home, I strongly recommend getting a second opinion before relying on Avalon. You might just miss out on a wonderful home based on a false narrative.

Terrible ! A guy named Jeff or Jess. Only did 35ft of my sewer line inspection but charged me full price for it. The actual plumber didnt even do that. Then gets an attitude with me cause he was only able to see a portion of it. Okay so you wasnt able to do your job. Will never use this company nor anybody affiliated with them. Its literally 60 more ft that needs to be looked at

Serious Health & Safety Issues – Do Not Use This Company I’m incredibly disappointed with Avalon and feel compelled to warn others. Shortly after moving into the home, I discovered visible mold in an obvious area—something any competent inspector should have caught. This is a serious health hazard, and yet it was completely overlooked. When I contacted Avalon, they brushed off the issue and sent me warranty paperwork for appliances—completely ignoring the mold. I was told to sign up for their warranty program, only to be told later that since I had already closed, there was “nothing they could do.” It gets worse. I later discovered the dishwasher had burned blades, which was never disclosed, and the home had malfunctioning wiring—another safety hazard that should have been identified and addressed prior to closing, sinks overflowing under the cupboards, and constant dripping from multiple faucets. Their lack of accountability and unwillingness to address these dangerous and costly problems is unacceptable. I will be consulting with a lawyer. Because the inspection that was completed could have been done by a 5th grader. Do not use Avalon. They failed to protect me as a buyer, ignored multiple safety concerns, and now refuse to take responsibility. I’m sharing this in hopes they will finally take this seriously and make it right—but more importantly, to prevent others from going through what I did.

This company, specifically Riki Mitchell, charged me nearly $1,000 without my permission for services that were delivered late, after my due diligence period, as other reviewers have stated. Riki and her team refuse to give any sort of partial refund or accommodation on this matter. Instead, Riki was extremely rude and accused me of lying about the listing status of the house I was under contract for. She never once consulted with my realtor or asked for clarification before charging me. They will not acknowledge that their radon and mold testing services were delivered after my due diligence period and were no longer usable, resulting in a terminated contract. Again, I have requested a partial refund on this matter and received aggressive and rude customer service from Riki and Cesar at their third-party payment company Flex Fund. I would not recommend this company as they are unethical and money-hungry with no accountability for their mishaps. There are plenty of other inspection companies in the area with real reviews and great customer service.

An exception was made which allowed that to happen based on you agreeing to the terms of the pay at close program we offer through a 3rd party. When that 3rd party failed to receive the information required they reached out to your agent directly and she informed them that the contract had already been terminated resulting in them collecting the funds for the services requested and rendered from the credit card you provided and authorized them to use in the case the transaction terminated. We make a point to do our best to accommodate each of our clients needs and go over and beyond to ensure they are happy with the service they have been provided. I paid for the Diamond inspection package. They agreed that all results would be delivered in 48 hours. Five days later, the results have yet to be provided. The experience was bait and switch. It's difficult to get anyone to answer the phone. Because of their lack of responsiveness, we missed our due diligence period. Highly unrecommended if you're looking for timely results!

Good afternoon Mrs. Edmond. First, I wanted to thank you for the opportunity to inspect your potential new home, we performed the radon test, pest evaluation, mold testing and sewer scope. We attempted to contact you at least twice today and left you a voicemail about this issue. All services went off seamlessly, with the exception of the mold samples being delivered by FedEx. We left you and your agent A voicemail on Friday(Good Friday)that FedEx has been delayed due to the holiday. The good news is the results did come in today and there were no elevated levels of mold and the even better news is we will refund the cost of the mold testing due to FedEx not getting the samples there on time. Again we understand how much anxiety that must’ve caused you not knowing the results so we certainly understand that. In regards to not being able to contact us we do not see any missed calls, nor voicemails left. We were staffed on Good Friday, all day Saturday, and even on Easter. Please give us a call back to let us know how we can assist further?

If I could leave a 0 star review I would! The buyers for our home used this company to do an inspection during the due diligence. The inspector, Tennyson came out and damaged several things in and around the house. We have ring security cameras on the house and saw him intentionally causing damage. Incredibly disappointing!! ‼️‼️we reached out to the company regarding the damage and they would not accept responsibility for the damage that we had on camera them doing. NEVER USE THIS COMPANY ‼️‼️

A buyer for our home used this home inspector. The inspector broke our attic door and refused to take responsibility. We are now having to come out of pocket for their mistake. They are unresponsive and unprofessional and I would NOT suggest working with them.

I am sorry that you feel this way. We however, wrote this door up as not operating properly. Our inspector weighs 170lbs, since we only open and close access door I am not sure how this would of occurred by our inspector.
