I don’t feel that 17 minutes was adequate to do the service and inspection my lawn thoroughly. Receipt says customer unavailable to sign but I was home the whole time with the front door open. He never came to the door to let me know what he was doing or give me a report.

K9 Specialist/Termite Tech Mike Caraballo and Scout with Dean’s came to inspect our home for termites. What a top notch team! Mike was extremely knowledgeable and educated me all about termites. I was very thankful since I am not from this state. Mike inspected my home, all while teaching me how to look for termite signs myself. Next, Scout came in and thoroughly inspected the home . Again, a top notch team. Dean’s should be very proud of having this duo on their team!!

Very frustrating experience. I asked for basic pest control information and instead was pushed to provide personal details so a sales rep could come to my home. The follow-up email just repeated what’s already on their website and again asked for my address and phone number. This feels outdated and overly aggressive. There are plenty of pest control companies in the area that respect your time and don’t pressure you. I’ll be choosing one of those instead.

No improvement after 6 months of service Was told there would be improvement when the weather cooled off last summer, then was told lawn was getting to much water, then was told the lawn was drought stressed then was told there was insect activity Seemed like excuses to justify no improvement. Lawn had constant weeds the entire 6 months Asked for a refund haven’t gotten anywhere with that.

When we began your service earlier this year, your lawn had bare spots due to previous lawn pest damage that require time to recover, full recovery can take up to a year with proper maintenance between treatments. Additionally, the most effective weed suppression, in conjunction with the professional products we use, is healthy, thriving turf that competes with the weeds for resources and wins! Once your lawn recovers you will notice improved weed control. We appreciate the opportunity to have worked with you and wish you the best with your lawn moving forward.

This is my first service with this company. Would have been nice if the tech would have knocked on the door so I could have discussed the needs of my property. I only knew he came was by this text message and a sign in the front lawn. So I have absolutely have no way to rate his service!

Response to Dean’s response: Unfortunately, Dean‘s never addressed the main point of my review. Why did I pay for services never rendered? Our yard was in bad shape (not Dean’s fault). We hired Dean’s who did an initial treatment 7-31-25 and a subsequent treatment 8-19-25 then Dean’s promptly disappeared. Our technician, Trey, was nice and very professional, no complaints with Trey. I was told the initial treatment would be $104 which it was, then a week later billed us another $45. Another $45 on September 12th and received no service. I received a phone call from a supervisor, Markus Stephens, on September 30th who told me the following on the phone and a follow up email that stated “ Callback summary: adjustments have been made to services, next scheduled service is due 1st week October and then a follow up service will occur 1st week November to have lawn retreated”. Crickets, no phone call, no treatment, no return from the voicemail I left Markus Stephens on Friday October 10th. I called this morning, 10-13-25, to cancel the service. The yard looks better but nowhere close to normal. $194 invested for a few dollars worth of treatment.

I’m not happy with your customer service and how my lawn looks. 1. I have a serious problem with weeds. Deans is doing a poor job of weed control. You need to put weed control on the whole lawn . Your service man only spays small areas to kill weeds. I am constantly pulling weeds. 2. If I am home, I would like for the service person to knock on my door and explain to me what he did to my yard and check to see if I had any issues or questions about my lawn

3/19 UPDATE: This was the response from their customer service after explaining that lie their employee stated: Thank you for reaching out. We take your concerns seriously, and I’m sorry that this situation has led you to feel that our services are untrustworthy. Please know that this is not the experience we aim to provide our customers. We have cancelled your [Lawn, Pest, Shrub, and Termite] service as of today as you requested. The confirmation number for your records is (03190911JG). Please let us know if we can be of service to you in the future. Have an amazing day. We appreciated the opportunity to serve you! Warm Regards, Deans Customer Service Team 3/18 UPDATE: We have been with Deans for 1 month and we are cancelling ALL services with them! First their lawn guys can't seem to follow a simple instruction to contact us prior to arrival or knock on the door. We keep out side gate locked because we have dogs and for security reasons. After 5 weeks of mowing they actually entered the backyard to mow the first week and then 2 weeks later only because I called and complained and they came back out. This past week it rained on our usual day and no one told us they would come the next day, nor did they bother to knock or text that morning, but instead skipped us. Then to top that off, the manager stated they could not come because out yard was full of dog feces so bad they couldn't mow and had to come back!! We are home everyday as I work from home, zero excuse!! We will NOT deal with a company that has employees that lie!! Never once was this mentioned to us nor is it the truth!! You can sell your services, but if you can't supply the service and revert to lies you will loose customers!! ____________________________________________________ 2/11 Original: Michael came out to get our termite inspection and treatment started. He is very personable and knowledgeable! He took the time to explain all things termite, explain the service and treatment, as well as answer our questions! So far we have been very happy with the professional service we have received from Michael & Anthony in the office.

If you want a company to "manage" your lawn care, Deans is not that company. They will dump weed killer and fertilizer on your lawn and then blame you if you have any issues. Please avoid them. Update: 3 months since my last post, and my yard is getting worse, as you can see in the photos. Still no resolution from Deans. They are going to apply a fungicide, which they have done numerous times since August of 2023. They just keep going in circles on what is to blame. Update 2/25 About a month after Deans responded to this post, they called to tell me they were canceling me. When I asked why, they said because I was unhappy with their service. Duh! You killed my lawn and blamed me for it. Before the cancelation, I had asked them numerous times to do a soil test to get to the bottom of the issue. Apparently, $35 was too much for them to spend. So I did it myself. And not surprisingly, the test proved they killed my lawn. I sent the soil test results to Deans in an effort to discuss the results with them, but they would not return my calls. By the time I had received the results, they had already canceled me. The amount of phosphorus in the soil was off the charts! You can Google that to see what it does to your lawn. The parts per million should be around 45, and mine is 280. There are other results that are also out of the normal range, but this is the biggest issue. Lesson learned for me not to listen to the untruth coming from Deans. If you feel something is off, get a soil test done and hold them accountable.

This is what my yards look like now after having had good service from Deans for years. I am not sure if they are under new ownership, or management, but they went from 5 Star to 0 Star. Always had great service, from office, to the techs. Left a great review last year. After being told they would apply extra treatments, which they never did, I cancelled both properties. They still charged for services not performed and getting both accounts refunded was quite a process. After years of two great looking yards, I now have to replace a fair portion of sod in both yards. Very disappointed.

Reviewing the account I was pleased to see your Route Manager made multiple additional visits, free of charge, to effectively treat the problem and keep the damage limited to the areas shown in your pictures. Prior to your decision to cancel, there were additional free treatments scheduled to help these areas recover. As for your refunds, they were processed by us within 1 business day. The availability of those funds depends on your banking institution, not Deans. We would have loved the chance to finish the job and see these areas recover, but we respect your decision. We are sorry to see you go and appreciate the opportunity to have served you.

Dean's came highly recommended to us when we first purchased our house in The Villages, FL. We didn't meet with other lawn service companies prior to contracting with Dean's to manage to our lawn care and pest control. We’ve been using Dean’s since January 2022. We have been very happy with their services. Even our surrounding neighbors who observe Dean’s when they are performing services at our house say they do a thorough job. However, if you read the low rated reviews, a lot of the reviews deal with property damage and Dean's response thereto. Our problem with Dean’s began almost three months ago. While performing lawn services, they damaged the coil on our six-month old mini-split air conditioner unit (while using their string trimmer). The unit cost us $6,000. WE EVEN HAD PAVERS ON THE SIDE OF THE UNIT WHERE THE COIL IS LOCATED TO KEEP THE UNIT SAFE FROM THE STRING TRIMMER. We have since had all of the grass dug up. We have contacted Deans numerous times about this damage. There has been one heated conversation with Jeremy few weeks ago. Dean’s did send Munn’s HVAC company (who installed our mini-split) to the house to take a look at the damage. But this visit was after many emails and telephone calls with Dean’s. Munn’s technician advised that there would be some diminished capacity if the damaged fins of the coil were just “combed”. The technician advised he’d do the best he could but still would appear somewhat damaged in the area of the coil. We sent the Munn’s technician away after he mentioned diminished capacity with the hope of pursuing another option with Dean’s. Dean’s has not called us one single time during all of this. Not call to apologize or to ask what could be done to make us happy. Like mentioned above, we have done ALL of the emailing and calling. Munn’s provided their technician’s report to Dean’s and we did not receive a copy. When we spoke to Jeremy with Dean’s we’re we’re under the assumption of diminished capacity to our unit. However, the report Munn’s provided to Dean’s stated there would be no diminished capacity issues with the unit. Also, the report stated that we stopped the technician from combing out the fins on the coil. This was untrue. Munn’s technician never began repair of our unit. In the call with Jeremy with Dean’s a couple of weeks ago, he said in the conversation when we asked to speak to management, “the buck stops with me and you are not going to speak to anyone else at the company.” Jeremy also said that management had discussed our damage and all they were willing to do was comb the coils, which costs $75. In essence, Dean’s is able to damage our property that we paid thousands for and walk away paying pocket change. No apology, no satisfaction. What a way to treat what would be a long term customer.

Very disappointed!! Therefore I'm adding another 1 star review to their long and growing list of complaints. After several months of mowing, trimming, weed control, fertilizing & lawn pest control service my yard looks absolutely terrible and most likely will need to be re-sodded. We called about the problem and a tech came out and told us it was drought stress causing the trouble, which is total lie. We water 2-3 times a week depending on rain totals. The zero turn mower flies through the yard stops, backs up and turns so fast it has worn dead spots and wheel ruts down to bare ground, it takes the mower less than 45 seconds to cut the back and even less time in the front. The line trimmer scalps the grass so short it's down to and below the roots and dying around the edges. I guess these so called "professionals" don't know St. Augustine grass should be cut at least 3 inches tall. The edger has not just edged but created 2-3 inch wide and 3 inch deep trench next to patio & driveway which also has been chipped in several places. These people are very careless and don't respect the property they are servicing at all. They also have zero pride in the work they do. The entire company should be totally embarrassed for doing this shabby work. I hope the management reads this review and studies the photos and sees the mess they have created by their total incompetence. I also hope it makes them very mad!! Deans deserves to be as mad as I am. Take a drive around the Villages and look for the Deans signs and see for yourself how the yards look. There are many which look as bad and worse, especially in Bradford, Chitty Chatty & Hawkins. If you want your yard to look like the photos attached be sure to hire Deans. They'll be happy to ruin your lawn for you! Paul Melchi
