Purchased a home that had there services completed before we owned the home. Would not give me a date of service, would not say if the warranty from previous owner was transferable (said I should go through my realtor to try and get the information…..), and wanted to charge me a “trip charge” of $450.00!!!!!!!! Just to reinspect the work that was done as I had concerns of scratching noises coming from the attic. Pretty bad basic business as to when they can’t even say a date of service on a property that they did the service on!!! Went through a different company needless to say.

I would recommend Dennis to anyone with bats in their homes. He is very knowledgeable and honest about the situation. 3 years ago we had a bat in our living space and he came out same day to remove it and shortly after, bat proof our house. Approximately 1 year later we got a new roof and the bats were back within days. Dennis and his team quickly came back out to bat proof our house again. And now after another construction project for new siding, we contacted Dennis once again to come back out to assess for new bat activity. Through the entire process, Dennis has been extremely transparent and helpful.

I've had problems with bats getting into my 1100 sqft metal utility building for the past 4 years, and have tried multiple things to get rid of them to no avail. Then this spring (2021) the bats were back, and I found Dennis's Bat Proofing website and gave him a call. Dennis was amazing. He replied quickly. He arrived when promised. His attention to detail and meticulous work at finding and sealing every possible bat entrance was beyond expectations. Its been 3 weeks since he did the work and there are absolutely no signs of any bats getting into the building. I am soo happy to be Bat Free!!! UPDATE (June 2022) - It has now been 1 year since the work was done - and still NO BATS !!! UPDATE (Aug 2024) 3 years - still BAT FREE!!! UPDATE (Jun 2025) 4 years - still BAT FREE!!!

We have used Bat Free Batproofing on a couple occasions. We initially hired them to provide Bat Removal/Mitgation Services, after discovering that we had some bats taking up living space in our attic for many, many years, even before we had purchased the house. Batproofing came out and installed appropriate mitigation efforts so once fall came, our bat friends left our house and were not able to return. After engaging with Bat removal/mitigation services, we realized we were in dire need of attic restoration services. The insulation had been destroyed - it was saturated and smelled awful, which was carrying into our home. We reached out to Bat Free Batproofing again and they were able to clean up the disgusting insulation, provide disinfectant in the most saturated areas and then replace with fresh and clean insulation. I cannot articulate how well this process went, how coordinated everything was and how amazing our house feels and most importantly, does not smell at all. This is such a specialized service and Dennis is so helpful and genuine. I would highly recommend using Bat Free Batproofing for any bat-related issues.

After a few bat encounters in our home, I was sleeping with a tennis racquet beside my bed and living in fear before Dennis came. It kept me awake at night. Dennis was on time, extremely knowledgeable and friendly, and he clearly knew what he was doing. It’s hard work, and he had to haul his equipment quite far to where we live. Given that, his services may not be (nor should they be) “cheap,” but it’s quality work, and I’d pay it again just to live comfortably. We haven’t seen a bat since Dennis came, and we have no evidence of them. Thank goodness, and good riddance!

I had no idea I had bats until water damage required sheetrock to be removed in the garage ceiling. To say I was horrified was an understatement. I researched several companies and decided upon Dennis. He was not the cheapest but the fact that he was extremely knowledgeable, he'd been in business for years, he answered every question I had (and there were many), and, he was more than willing to provide references . . All of those reasons were why I chose him and I do not regret my decision! The references he provided made my decision easy. They all had unique experiences and all were more than happy with his work. The jobs were done anywhere from 2 weeks ago to several years ago. It was such a learning experience to speak to people who also wanted to be bat free instead of simply ignoring the situation, which some people recommended! Again, I highly recommend Dennis. I also plan to have him back this fall to clean and disinfect the contaminated areas.

We had Bat Free out three times this past spring. We trusted that they would do a thorough job. Unfortunately, they only completed half of the work because the sides and back of our home were "too high" for them to feel comfortable with a ladder. We have a rambler, so that is just ridiculous. We wanted the job completed, but they wanted to charge us an additional 3k for the back of our home. We had already paid them over 3k, so 6k for bat proofing on a brand new roof is taking advantage of the homeowner. We had two other companies out, and they both said that they would have charged us around $1,600 for the entire project - which included a lot more than just sealing around the facets. I don't recommend Bat Free LLC.

Time line: Bat Free was contacted by Mrs. Whitmas on Dec 15th, 2020 regarding at bat issue. Our work on site as per all agreements concluded on or about April 30th 2021. The last record of communication we have in our files is dated Thursday may 13th, 2021. Bat Free visited this structure no less than 4 times in the spring of 2021. Zero critical concerns were voiced to us via text, email, or by phone. It was our belief Mrs. Whitmas was a completely satisfied customer. On Friday April 30th Jamie texted “Thank you for everything! Have a great weekend.”On Feb 3, 2022 this one star review was lodged on google.<br><br>Bat Free replies - We regret Mrs. Whitmas is dissatisfied. Critical aspects involved in determining the exact bat proofing process and the subsequent “action plan” involve the materials used in construction. The materials used in the roofing system (shingles, shakes, steel, tile) are critical to the Batproofing process and affect greatly our ability to secure the structure. Construction materials determine whether Bat Free bids with warranty or switch to time and materials with no warranty extended. Once and evaluation of the structure takes place, Bat Free provides a written proposal outline the scope of work as well as the warranty details involved with each individual structure. Of note, this structure has a shake roof. Though new, shakes vastly affect the Batproofing process and present specific challenges with regard to the sealing of the structure. The following is a copy of the actual text supplied to Mrs. Whitmas as part of the initial consultation. “In all candor, the shakes make securing/sealing the roof difficult if not impossible. The shakes are irregular shapes and thicknesses and do not create a tight seal. Another aspect of a shake roof is that shakes cannot be walked on. A lift of sufficient size must be used to reach all the potential points of entry. Bat Free is willing to work on homes with cedar shakes but we work time and material with no warranty stated or implied. Please feel free to ask further questions. BFDennis” We also added “We like to take structures like yours from minimalistic approach. We would do the areas of primary concern first and see how the bats react.” Bat Free disclosed immediately the challenges associated with the structure in question and proposed progressive levels of service. Bat Free, with full permission and disclosure, set about to batproof the areas of the home that provided the most likely areas of bat entry. To do this we made use of of a variety of ladders as well as a drivable 61’ Bit Jax man lift. This structure is a rambler walkout. One level on the front, 2 levels off the back. Bat Free secured the west(front), north, and south sides of the structure. Bat Free also secured several roof lines on the walk out (east) side of the home. Work was also carried out on the high roof area as well as the front facing dormer area. Valley’s, soft, fascia, where roof lines meet, drip edge and gutter apron, as well as the edges and corners of the roof decking were all addressed.<br><br>Bat Free Responds: Bat Free conducted professional and ethical bat proofing services on the Jamie Whitmas home. We provided clear, straightforward, candid communication. We provided written statements regarding job site challenges, potential outcomes, and expected costs. We came when we said we would, we did the work as proposed and approved, and billed as disclosed.

I contacted Dennis after finding the second bat in my home in under three years. I read reviews of several potential Batproofing services and contacted five of them. Dennis was one of three who responded, and he responded very quickly. He came out within a couple of days and was very professional and knowledgeable. He was straightforward and I didn't feel like I was getting a sales pitch at all like I had with others. He gave me an accurate quote and completed the work as soon as he was able. His work was thorough, and I feel so much better knowing the bats are no longer residing in my home and safely finding a home elsewhere. I'd recommend Dennis to anyone, he has a ton of experience and uses high quality materials when working on your home.

Watch out for this company, they will overcharge you if they can. Convinced my 79 year old wife to pay them $1850 for 3 hours work. Surgeons make $650/hr, not some guy with a ladder and caulk gun. Go with Angie'sList. They would never do this!

Bat Free LLC Response<br><br>Regrettably, the details and allegations submitted by Mr Czaja are NOT true statements! Fact: Bat Free LLC consulted with Mrs Czaja June of 2018. Upon arrival at the property the next day, Bat Free met with BOTH the Czajas' and a price quote to batproof the home was given. Although emergency service was requested and provided, NO escalation of pricing occurred. Bat Free did not work hourly on this project rather a bid was given and accepted. The quoted was accepted by BOTH Mr and Mrs Czaja and approval to start the work was given. The process of sealing and exclusion was completed. Upon completion, the invoiced amount fell nicely within the quoted price range. Mrs Czaja later remitted payment was in full via check and included a nice thank you letter stating that she “...really appreciated all our hard work!" The letter of appreciation ended "Thanks again Dennis!” Bat Free LLC successfully removed the bat colony infesting this structure. After a brief period of time passed, Mr Czaja demanded a percentage of refund based on his own valuation of Bat Free LLC's and a bat proofers worth. Bat Free rejected this request. Negative reviews continue to be posted these many years later! Bat Free responds: We showed up when we said we would. We billed within our quoted price range! We successfully got the bats out! Mrs Czaja was so pleased with the professionalism of Bat Free LLC, she sent a beautiful “thank you” letter to voice her satisfaction. Of note, the price to batproof a structure varies due to the size shape and construction materials the structure is made from. The customer is informed of the cost PRIOR to the work commencing. Batproofing is also dangerous, seasonal work. Bat Free carries all the necessary State and Federal certifications to practice batproofing. We carry specific batproofing insurance! We have 13 years of specific bat experience. We carry and use specific batproofing tools! Bat Free is far more than "...some guy with a ladder and a caulk gun." Very sad that many years later Mr Czaja continues to voice his dissatisfaction in the successful decision he approved and his wife was thankful for! All said, Bat Free displayed and continues to display ethical business practices!

Called for bat inspection as two bats have been seen in my living space. No answer, left message and a representative texted me back and asked to send pictures of the outside of my house so he could give me an estimate. Sent him google maps pictures and tells me that bats are living in my walls and attic. Then proceeds to ghost me like a first date. Hope his personal life is okay and he seems like a nice guy, but the bats are still in my apartment despite the best efforts of the company’s pristine efforts of bat removal services via texting me once. I went with Beast wildlife and have they were very attentive, informative and efficient in getting back to me to set up an appointment. I would recommend Beast to start, not this one guy.

In short, we were unavailable for emergency service as we were out of town at a sign language convention. I and my daughter are hard of hearing and the whole family has spent the last 6 years learning American Sign Language. Your called us at a time when we were in Detroit at a sign language convention.
