A family member had a good experience so I only called them when I had a pest concern. The technician, seemed educated on his bug stuff, but not about other products. I had concerns about the severity of my problem, and it felt as though I had to request a thorough inspection, multiple times. I guess I had expected too much. They were able to get me scheduled same day, which was fantastic! They also arrived on time and wore boot covers to keep my home cleaner. There was not a call ahead of arrival, which would have been helpful.

Cade and AJ treated the areas upstairs and the basement. While in the basement, they found a small leak from a commode. They were very proactive.... temporarily fixed the problem AND wiped up the water from the leaking tank!! They brought the problem to my attention....which I am very grateful. Great service.... very friendly and "customer service centered". Thank you!!

Advantage Pest Control came to my apartment complex, Pinnacle Woods in Lawrence, KS on 11/25/2025. I watched the technician drive around and park every 30 minutes. Not once did he ever get out of his truck, yet I can see him completing service reports. Why am I paying for pest control when YOUR technicians aren’t even working.

Yes, we were there yesterday, but not for your routine pest control. We had a total of 4 technicians there checking termite bait stations around the entire property, one which was a supervisor who was driving around and checking on the technicians and the service tickets. So you are correct in saying he was driving around, however, the technician you saw was a supervisor not there for pest control in an apartment. In the future if you could please reach out to your apartment complex or our office this could have been cleared up. I would appreciate you retracting your review since it is inaccurate. If you ever want to know when we will be servicing your apartment, please call your complex they have the schedule.
Overpriced and misleading. They give you an estimate and when the work is done they add the inspection to it.

Hi Mike I know we have been playing phone tag, the owner has tried to reach out to you to solve this issue. I know that when you scheduled the appointment you had asked if the inspection fee of 160.00 would go to the cost of any estimate for the repairs for the woodpeckers and we let you know that it was a separate fee. I apologize if there was any miscommunication when you were given the estimate that you thought that included the 160.00 inspection fee in that total. If you could reach back out to the office so we can solve this issue and ask for the owner.
Outrageous price to catch one mouse with no negotiation. Response to owner: No, the price is very disproportionate to the service. The end result was that it cost me almost $700 to catch ONE mouse. It was a few hours of work total. Very selfish, obstinate, and inconsiderate of what the customer feels about a fair price. No willingness to be more reasonable on the price and make any concession. Not a good look.

Hi Dan The owner reached out to you and spoke with you, but also wanted to respond here. The service you were referring to was from 10 months ago on 12/1/23. You called us to come out to your home because you had mice droppings in your pantry. Our technician completed an inspection of your home and gave you a bid for trapping the mice. After inspecting the interior and exterior of home, including the attic, he found multiple areas with rodent droppings. Droppings were found in the garage, kitchen and unfinished parts of the basement. He also found 2 entry points by the garage door. We installed 4 rodent stations around the exterior of home and placed traps on the interior. 13 traps in the unfinished part of the basement, 6 in the garage, and 8 in the kitchen. We then came back out on 12/5 and 12/8 to check the traps. We are always upfront with our pricing and let the customer know how much it will cost before any service is done. We never move forward with service without the approval of the customer. The pricing is not per rodent, it is based on the work that is done. The work and time is the same whether you have 1 mouse or 100 and we are unable to determine how many you have until the job is completed. Our guarantee is that you will be rodent free. You did indicate to the owner you did approve the price you just felt that later on it was not worth the price. There are a lot of choices when it comes to pest control at various price points. We price our services based on the amount of time and work it takes to complete each service, and the expertise of our technicians. We feel our prices are fair. <br>
They have completely priced themselves out of the market after using them for many years. They charge an astronomical price for servicing pests like mice quarterly that use to be part of the service agreement, they charge per SQ ft of your home, even if they can't spray most of it due to hardwoods, they tried to charge nearly $1000 to put bate boxes around one of our properties. Call around to Augustine, Frechin and others. You will find equally good service and much better and honest pricing. Beware, most others also do not charge to come look at your pest problems, especially not nearly $160 (which does not go towards the cost to fix the problem). Lastly, I paid additional to have my personal attic to be serviced for silverfish during their summer quarterly visit. The tech came down to ask if I had a hammer to fix what he had done to the attic... The frame did not need to come down, a gentle push of the foam would have made an easy entry in to the attic. *Edit to add to their reply, the property I am referring to is ALL of my properties you service, profanities were not used in the call. I did say that it was ridiculous pricing (because it is) and I did say they will lose my business (which they did). They did not offer other options ($160 for the visit, $495 for the boxes, $195 to fill the 3 points of entry, which I am now being told was only 1... so my apologies, that was $850, not $1K). In fact, the tech asked to call me back, and when he did so he told me that was my ONLY option, so I did not move forward. I was then charged for a service call that did not include where points of entry were in the inspection report---- the whole purpose of the inspection--- (we obviously knew we had rodents, you were there to tell me where they were getting in and a reasonable fix.) When I asked for this via email, I was given 1 point of entry, when the tech told me on the call I had 3... still waiting on where the other 2 were. I have multiple properties they have serviced, including my personal homes which they, up until yesterday, have done for years. The main floor is full of hardwood but charged by the full square footage of our home. The same was in our Brookside home which was ALL hardwood except for the basement. Ultimately, you can see in their reply to all less than positive reviews they are defensive and never open to remedying a situation and gaslighting of their former loyal customers.

Hi NIchole, I wanted to respond to your review. The property you are referring to is a rental property of yours that has a rodent infestation. We have never treated it before and there is no quarterly service agreement for this property, so when you mention that it is not included it's because you do not have a service agreement for this home. Yes, we do charge by square foot, if you have a home that is 2000 square feet vs 7000 square feet, then the price would obviously be different because of the amount of work. Also, you mention hardwood floors, this is a rodent infestation, nothing to do with hardwood floors. As to the $1000 you mentioned. The price you were given was less than 1/2 of that. And it was not just for bait boxes. For rodent infestations we offer 2 different services. The one you wanted involved us setting multiple traps in the home and coming out several times until the rodent infestation was gone, as well as a bid for repairing the entry point so the rodents could not get back in. Again, nothing close to $1000.00. We also have another option that is less than $200 for one-time baiting, but that is not what you wanted. The inspection for us to come to your home is $160.00, not $200.00. Which, you were told prior to making the appointment and you were completely fine with that price. Our prices are fair for the work that is needed to be done. You called our office yesterday and threatened that if we did not give you a different price you would not use us. We told you that we do not negotiate our prices, and that if you would like to use someone else that is your choice as there are many options. You then yelled profanities at our office staff and told her that we are losing thousands of dollars of business because we would not lower our price because of your threats. We understand if you do not want to use our services, that is your choice, but we do not negotiate our pricing because you threatened us.
We hired this company to treat an infestation of bag worms on our trees. The technician came out as we saw him on our ring camera yet per our back patio camera he never even came on the deck to spray the trees. These trees are tall and the bag worms were all over the upper parts of the trees and on the deck. He never sprayed the back trees and now the bag worms are 3 times as bad. I called three times yet no response. We prepaid so I had to dispute the charge on my credit card and hire someone else. If they did spray it didn’t work and we were told it would treat them and get rid of them, even if the worms were in the bags. We would have seen him on our camera so if he did spray he did it from the ground which would have no impact on the trees that were high where the issues were. Beware.

<br>In response to the technician not coming on your deck, you are correct. There is no need to get on your deck to treat. He DID treat the back trees, the equipment we use goes 75-100 feet in the air and there is no need for us to come onto your deck. I apologize that when you called we were on the line with another customer. We did try to call back but it rang a few times and then went silent so we were unable to leave a message so we responded via email and let you know that. We also let you know that the technician who treated the home is out of the office until Monday and we would get back to you on Monday and apologized that we were unable to speak and we will get this resolved as quickly as possible. The service you received is under warranty and we are happy to return and get this resolved. The owner reached out to you yesterday (Monday) as mentioned and left you a message trying to resolve all of this. Again, we are more than happy to take care of this issue, as we have told you. <br>
We trusted the great reviews and phone customer service they had. On the phone it was a lot of, "we will take care of it. We spray everywhere" when they got to our house they said they spray the house and 4 feet from it. 3 weeks later to the day and we have a mud dauber nest on our front porch and they want over $100 to come deal with it. So glad we did the 1 time service and not the quarterly. Would advise looking into other companies.

Hi Trevor I wanted to apologize for any confusion on what is covered on the one-time pest control service, if you were having an issue with any of the covered pests, we would be happy to come out for free as you are within your 30 day warranty. <br>Your wife Rachel reached out to us this morning and stated that you had a lot of wasps flying around the home and asked us to come out to treat for them. The service you had on 5/26 was our one-time pest control service, and the pest issue you had stated was a problem was spiders. That service does not cover wasps. We did de-web and inspect the exterior of the home and around the foundation, overhangs, eaves, windows, and doors at that appointment. However, we cannot prevent wasps from flying around your home and building a nest, we can only deter them. We treat 3 feet on to the home and 7 feet out into the yard, not 4 feet. On the interior we treat the all the conducive sites such as the basement, sump pumps, furnace area, garages, bathrooms, entry points and anywhere insects may be nesting.<br>I apologize if there was any confusion on what was covered, but wasps are not covered with any of our services. The best way to deter wasps is do the quarterly service where we treat those eaves and overhangs on your porch on a quarterly rotation to deter them from nesting in those areas. I have listed what is covered by the one time pest control service. If you are having any issues with these will are happy to come back out and treat for no charge as long as it is within the 30 day warranty. <br>Insects covered under one time treatment: acrobat ants, Argentine ants, Asian lady beetles, beetles, camel crickets, cave crickets, field crickets, boxelder bugs, centipedes, cockroaches (American, brown banded, oriental), earwigs, millipedes, pill bugs, scorpions, sow bugs, spiders, silverfish, and springtails. stinkbugs, wolf spiders, fire ants, grass spiders.<br>
I've been with this company since 2014, not because the service was stellar, but primarily due to my own complacency. Their female office staff has always been rude on the phone since day one. Even the way they answer the phone is rude. I also question whether the bait stations were always being checked as I could see some were skipped because they didn't take the time to find them. This morning I get an email out of the blue that these old bait stations that they installed almost 10 years ago were ripped out leaving unfilled holes in my yard and landscaping. I have had the same telephone number and email address for 20 years. Apparently, their office staff couldn't be bothered to reach out to me to see whether I wanted to extend the service contract or to remind me that their old bait stations would be removed if I didn't. This is how they treat a customer they have had for 8 years and have taken thousands of dollars from during that time. Just imagine how they will treat you. If I wanted to extend my contract now, they will charge hundreds in new install fees. This is just another example of poor communication and the way they disrespect their customers.

This review is incorrect, we did reach out to you MULTIPLE times. The sentricon renewal is due every July and expired at the end of July this year. We emailed you a total of 5 times to let you know it was time for your renewal: 6/29/22 at 1:38 P.M., 7/6/22 at 4:16 P.M., 7/19/22 at 10:28 A.M. , 7/27/22 at 9:30 A.M. and, on 8/1/22 at 1:45 P.M. we emailed you the final letter saying that it was expired and if we did not receive payment we would be out to remove the sentricon stations. In addition, we mailed a letter to your home on 7/19/22 , and 8/1/22. We also left you a voicemail on 7/14/22 at 10:30 a.m. That is a total of 8 times that we reached out to you. As to checking the stations, they are barcoded and scanned, and we can see that all 24 stations were checked on 8/10/21 (your last renewal appointment) as well as replaced bait in station #10, reinstalled station #1 that was missing, and replaced the lids on station #23 and #24 that were broken. In addition, over the years we have replaced multiple stations that were missing when we came out. If they cannot be located when we come to scan them, then they are replaced. Including the time 2/3/21 you had your patio redone and we came out on 2/3/21 and reinstalled 14 stations around the back of the home at NO CHARGE. To address the statement ‘ taken thousands of dollars from during that time’ The original termite system was installed in 2014 when you were purchasing the home back in June 2014, a litte over 8 years ago. It was scheduled and paid for by the previous homeowner as part of the sale of the home. We have not taken thousands of dollars from you. The exact amount you have paid for your termite renewal for 6 years of service was $1375.00. I do apologize if you feel the staff was rude to you on the phone. In the past 8 years that you have been a customer we have never once received a complaint from you or had any reason to believe you were not happy with your service. <br><br>
We received an inspection service from Advantage Termite & Pest Control as they were subcontracted by our home inspection company, Five Star Home Inspections. The overall home inspection went very well, minus the termite inspection process. Our termite inspector, Brad, was at our house for all of five minutes before leaving. He did not approach myself with any information, instead only speaking to the inspector from our home inspection company. We thought it was fine, just a tad bit rude and unprofessional. The inspection came back as "No visible evidence of wood destroying insects was observed." and "No treatment recommended." We were very happy to hear this. Fast forward to two weeks later, when we tore up the flooring and began to pour Quikrete in between gaps between our slab and the foundation. When we started pouring in many areas, several termites began surfacing to the top. We have no clue how many termites were in these gaps due to the thickness of Quikrete, but at least six or seven were able to make it to the top before being engulfed by the Quikrete. I do not feel confident in their inspection report at all. I would not recommend this company to anyone, and there are plenty of good termite inspection and treatment companies in Kansas City to hire instead.
“The most important thing at Advantage is providing our customers with the highest level of customer service.” This is from the Advantage website & I do not feel that this statement is valid. In Aug. 2017, Brad (co-owner) from Advantage performed a buyer-opted termite inspection at a home that my wife & I eventually purchased. The WDI report concluded that there was no visible evidence of termites & recommended no treatment. We did not ask that the sellers perform a termite treatment. In May 2018, my wife observed ‘winged ants’ coming from a rotten-looking spot at the base of the front door. Brad returned in July 2018 & confirmed that in the basement, behind a piece of insulation, we had visible mud tunnel evidence of termites. The tunnel was dry & damaged so the tunnel was inactive; not brand new. The mud tunnel is immediately below the rotten looking spot near the front door; about 12” apart. The rotten portion at the base of the front door where the ‘winged ants’ (termites) emerged was painted over in a poor cosmetic fix by previous homeowners. The termite activity occurred in the rotten area that the previous homeowners cosmetically addressed. Logically, this makes it very likely that termite evidence existed at the time of the August 2017 inspection & wasnt caught. The house is 20 yrs old & Ive owned it 11 months meaning I’ve owned the home for 4.6% of its structural life. Since the mud tunnel is inactive, I find it highly unlikely that termites arrived during the 4.6% of time that we owned the home. Basically a 1 in 20 chance. Brad quoted $700 + tax & $220 + tax annual maintenance on Sentricon. I asked him to meet me halfway & to perform the full service at-cost but he did not express interest in negotiation. I told Brad that I was unhappy, out of options & would leave a poor review online which I am doing now. Brad, I encourage you to put the text from your website into action by meeting me halfway on a Sentricon system at-cost.
Their 90 day warranty is crap. I had my house sprayed and two months later I had a spider bite, called for a respray because that's what their warranty offers, a month later my son had a spider bite that not only cost me a copay at the doctors office but the cost of a prescription as well. I called to explain how upset and frustrated I was and the woman on the phone was not only unprofessional but just plain rude and heartless. Their products clearly are deluded and don't work. Please don't waste your money.
