The person who did our termite inspection missed the termite frass in the house we were planning on buying. It was given the clear but during the final walk through I found termite frass on the corner of the room (I wasn’t there during the inspection). The first picture shows proof that there was stuff (likely frass) in the corner during our first time visiting the house proving the evidence WAS THERE. We just didn’t notice it because we were excited for the home. The next three pictures shows the frass found on the final walk through. Then the seller got another inspector to come and proved that there is an active termite infestation. Overall, a lot of headache would have been avoided if this were to be found during the inspection phase. We’re at risk for losing our deposit if we back out now. Imagine if it wasn’t found at all. The only saving grace is that he didn’t charge us the $150 for the initial inspection but still, missing evidence of an active termite infestation is terrible and losing $3,500 is worse than $150.

I used Guardian Pest Inspections to sell my home. Unlike other pest inspectors, Guardian provides photos of every section where there could be damage. Additionally, a description of exactly what the damage is and what work would be needed was listed below each photo. Finally, their estimates to fix any of the damage were reasonable and $4k less than another inspector that had completed a report on the same property. Ricardo was quick and professional. My husband and I just purchased a home in February. Prior to closing, we had Guardian come out and do a pest inspection. It was noted we had active subterranean termites as well as some dryrot on the siding of the house which needed to be replaced. After closing, we intended on taking care of those issues, but soon discovered that we needed a new roof and that took priority. Fast-Forward to June/July, we were finally ready to have those issues addressed so I gave Guardian a call to see about scheduling another inspection. I assumed that, months having gone by, the price would have gone up since everything is more expensive nowadays. To my delight, they honored the quoted price from January and were able to have people out in just a few days to begin replacing the siding of the house. Today, the gentleman who I spoke with on the phone came by to complete the job and personally trenched my entire house and treated the crawlspace for termites. My husband and I couldn't be happier with the service and the quick turnaround. My only complaint is that the Sac Metro Area is extremely hot right now and I felt terrible that they were doing all this work in the heat!
