Amelia's Home Inspection

I needed a Termite Inspection last minute to close on my house I was buying. John came out same day, after hours to get it completed!! Can’t thank him enough.

John was extremely responsive and personally texted me to arrange a time for the inspection. He was on time, thorough, allowed me to ask questions, and was available the following day when I asked him to clarify an observation on his report.

I would strongly caution anyone considering using this inspector. The issue was the unnecessarily alarmist approach taken throughout the inspection. From the moment everyone arrived, nearly every item in the home was presented as a major concern, regardless of severity. Buyers were repeatedly told to contact building inspectors, verify permits, and essentially question the safety and legitimacy of numerous aspects of the property, even when there was no clear indication of an actual problem. A home inspection should educate buyers, not terrify them. Instead of providing balanced, practical insight, the overall tone created fear and panic to the point where buyers felt like the home was unsafe or on the verge of catastrophic failure — despite the property functioning perfectly fine for many years. As a real estate professional, I have worked with many inspectors, and this experience stood out for all the wrong reasons. What was most telling was that when I later described the experience to other agents — without even naming the inspector — multiple people immediately knew who I was referring to. Unfortunately, that says a lot. An inspector’s job is to inform, not inflame. I would not recommend using this inspector if you are looking for a calm, reasonable, and solution-oriented inspection experience.

John is thorough and diligent. You can tell he wants what’s in the best interest of the BUYER. He provides an unbiased professional opinion about the homes defects. He has the right equipment for roof inspections. He even went in the attic. If you’re looking straightforward and honest home evaluation. Look no further. He’ll save you a headache by detecting costly home repairs that the seller tried to mask with a coat of paint.

This is my first time buying a condo, and there were noticeable water stains in the property, but the seller didn't provide any explanation. I was really worried. I'm so glad I found Amelia's Home Inspection. They helped me identify the problems and provided professional advice. John was very helpful with some questions I had about mold in the bathroom at a family member’s residence. His recommendations were in line with what the research shows as well, which helped me be confident in how to approach the situation.

John did the inspection on my new place. He showed me several areas that needed attention, and made good suggestions in how to correct them. His report was comprehensive and thorough. The report color coded problem areas, making it easy to read and understand. He used different colors to denote areas would need immediate attention, and other areas to monitor, others that would need maintenance in the future. I would not hesitate to use Amelia's again, and would highly recommend them to anyone

Very unprofessional and prejudice company, John lied all over this report by making things red as if they are safety when they were not, my guess is to gain monetary value for his client. He speculated that we did not pull permits, but in fact all permits (electrical, plumbing, building) were issued & closed out, and Cudahy inspectors are very competent. He put random red marks on cosmetic recommendations, which are supposed to be for safety concerns only. He was rude to our neighbors (according to them), and rushed a report full of unnecessary falsehoods. DO NOT USE THIS COMPANY! See attached for proof of his opinion, which was wrong! Hearsay in a report is very unprofessional.

I called to ask if they had any female inspectors available, and the person on the phone seemed a bit put off by the question. With a name like “Amelia,” I figured there might actually be an Amelia on staff. But, alas no Amelia, and no women inspectors either. **update** What really caught me off guard was that he later called me back. Not to ask why I might have made the request, but to shame me for leaving a review. I would just add that you never know why people make the requests they do, and approaching it with kindness might be a better tactic.

We needed a Termite Inspection as part of the VA Loan process and Amelia's Home Inspection was the perfect solution! Extremely grateful they were able to help us out!
