Another example of a business that used to be exceptional prior to being acquired/strategic partnership. I loved Ray’s due to their local roots, fair prices, and good service. However, within the last year Ray’s has aggregated with Lookout Pest Control, and it’s apparent the bottom line and improving margin’s has become the priority. One time services charges have increased 2.5-3x what they used to be. Monthly service charges have increased 1.5x.

Shawn is such a dedicated employee. Every quarter he does a thorough job, takes care, and is friendly/respectful at all times. When we discovered a mouse indoors, they came quickly with traps to set and even plugged up what appeared to be the entrance point. We are totally pleased with Ray’s Pest Control and highly recommend them!
We had a problem with some mice in our crawl space and in our attic. I've forgotten who came out and gave us our estimate but he was super nice and explained exactly what would be done and the estimate was a fair price. Moses was the technician who came out and what he showed needed doing matched the estimate exactly. He was very friendly, answered all my many questions and did the exact work as promised. If you're looking for pest control and an estimate, I can't recommend Ray's enough! Thanks all!
Daniel provided outstanding service at our home. He was polite, professional, and took the time to explain the services he would be performing. Before getting started, he asked thoughtful questions about our experience since the last visit to make sure any unmet needs were addressed. Daniel was very thorough when he came out for our quarterly spray. He ensured he got every area and even took the time to apply spray to our upper windows which are hard to reach. He was very polite and knowledgeable about the products he was using and made sure to let us know that they would not be harmful to our dogs.
There was a gentleman named Lonnie. He was very polite and friendly. I could talk to him all day if I could. Very nice man. Please make sure he knows how appreciated I am of his service.

I filled out and online form off the site and about 15-20 minutes later I got a call to get seen. Very fast and friendly! Only gave 4 stars (for now) because I just got the call, the work hasn't been done just yet.
This place sucks. They don’t offer the heat treatment service for bed bugs. They damaged my property never contacted me back about it, and they left majority of my lights on. They treated inspected and treated again and inspected again and wanted to do another chemical treatment

Mr. Brady, I attempted to address your concern about the "damaged property" in our communication through your property managers portal yesterday. I'm still waiting for those photos. To reiterate, we don't perform heat treatments for bed bugs and that was clearly communicated because in our experience (yes we've done heat treatments in the past) they are much more expensive for the customer, more risky (to the occupants personal effects) and less effective (on eradicating bed bugs which is why they don't come with any guarantee). If the occupant does proper preparations then there is no other treatment more effective than a chemical treatment for bed bugs which is why we do offer a 90 day guarantee. I know it is frustrating that as a tenant you often are at the mercy of your property manager when it comes to who, what, when and where but I can assure you that mutual cooperation will result in the desired outcome!

I live at The Arbors and had to use Ray's pest control to treat a flea problem. This was my first time ever having to deal with fleas, ever! I had no clue what to expect, what to do or not do, Daniel came over 2 weeks ago and treated, he is very professional, nice and on time. After his treatment fleas were still showing up (like they should) and I panicked and bought over-the-counter flea treatments (I truly didn't know I wasn't supposed to) on top of Ray's treatments. Thankfully Ray's pest control came back out 2 weeks later and treated again! Daniel made it very clear with me NOT to apply anything on the carpet or flooring (I will not). Do's - Do call an exterminator at the very first sighting of a flea, they can be very very hard to get rid of. - Do ask a lot of questions especially if you have never dealt with fleas in your life. - Do get gaffer tape and have small pieces all over your home cuz it's a war zone and you need to be flea ready (yep lost my mind just a little) Do- wear thigh high white socks cuz you'll seem 'em when they jump on you (yep i know...) Don't - apply over-the-counter flea products after an exterminator has visited, DON'T! - DON'T let your inner psychopath come out or lose your mind in the process. - DON'T visit people that have fleas and aren't treating them, they can and will latch on to your clothing. This was the case for me:( **I have no clue how pesticides work or pests live, but just a suggestion for Ray's. For people like myself that can be a lotta bit crazy about a situation like fleas, a brochure of some kind would be really helpful.** But excellent service both on the field and every time I have called Ray's!

Right now I am not very pleased. It has been several weeks since they first sprayed for ants ectopic. I was told to wait awhile before the ants would be gone. The technician did come back but there are still a load of ants in quite a few places.

I know it's frustrating but ants can take up to a month to remedy with a sever infestation especially with the rainfall we've been having. We started your service less than 2 weeks ago. We would typically perform service every 14 days for most effective timing of return visits. Fortunately, with your service plan we will continue to treat until they are gone. We wish as much as you do that there was a miracle product that killed the ants immediately. Unfortunately, that likely wouldn't be safe for us either.
Ray's poor handling of our rodent problem exacerbated the problem. Throughout their treatment, the situation grew steadily worse. When scheduling additional visits, we were assured that this time, they would send their "top specialist". This happened several times. Information from one person to the next was inconsistent. Traps with food placed in our home attracted even more rats. At one point, they told us that nothing more could be done until we opened the ceiling up... which we eventually did. It took over 5 visits before Ray's identified and sent a proposal to seal points of entry. It took over 5 visits for Ray's to catch a single rat. They told us they would be unable to sanitize the space that had become filled with rodent excrement. All the while we were being charged per visit. Fed up with what has felt like a complete non-handling of the situation with an ever growing bill, we finally called in another company who assessed the situation and took action within one day. The problem will indeed take time and constant handling, however the communication and service provided was like night and day.

Ms. Yager, it is unfortunate that there are times when no matter what you do for a customer you just can't seem to make them happy. We offered you many options doing our best to be as cost effective as possible and I can assure you that you dealt with some of the absolute best in the industry. Sometimes you just can't make a customer happy no matter how hard you try and I assure you, we tried. I hope this other company has better luck!
We are real estate investors who flip homes, and we’ve been using Ray’s Pest Control for WDIR inspections on every single home we purchase—until now. Given the amount of work we’ve sent their way, we expected a level of reliability and accountability. Instead, when their reports failed us, they dismissed the issue entirely. This wasn’t just one property—it happened on three to four properties in a row. Their reports missed active termite infestations and severe structural damage, costing us thousands in unexpected repairs and lost negotiations. These weren’t minor issues that developed overnight; they were clear signs of infestation that should have been caught in any thorough inspection. Yet when we brought these concerns to their attention, instead of standing behind their work, they hid behind technicalities and excuses. Despite our long-standing business with them, they made it clear they weren’t interested in taking responsibility—just moving on to the next job. If you’re an investor, homebuyer, or seller counting on a thorough and accurate WDIR inspection, do yourself a favor and look elsewhere. ** its worth noting that multiple properties all popped with termites that Rays Pest Control inspected --- what are the odds of that? Slim to none. Furthermore - when confronted - they brushed it off saying its "swarm season" ---- bad business in general. Had it only been 1 out of the last 4 we had them do - I wouldnt be here writing. But atleast least 3 of them popped with termites and the other sold to a cash buyer so a follow up WDIR wasnt completed. **

Patrick, as I explained to you in my email with you, a wood destroying insect report is only good for a maximum of 30 days for a reason. All of these reports were well over 60 days old. One was from as far back as June of last year. To be in a position where you think we missed termites that showed up 8 months later isn't a reasonable expectation. I'm sorry that I can't provide you with what you're hoping for. Our inspections all come with a guarantee. If we miss it we treat it for free but within reason. My report won't guarantee or indicate that 4 months or 8 months down the road you won't have an infestation.

THESE PEOPLE ARE BAD NEWS! STAY AWAY! Did not provide service requested to remove squirrel. Dismissed. Later sent a bill for services. They pulled a number out of their hat and sent me a bill. Had to place call and email for cease and desist. Have no agreement but received collection notice. Will be determining legal action for slander. to FDCA.

Mr. Randall. We apologize for the misunderstanding. We do our absolute best to ensure 100% customer satisfaction. But, as I'm sure you're aware that just isn't always accomplished. As was stated in the quote that you agreed to, we do our best to trap and remove the animal. We are usually successful. But as is also stated in the quote you agreed to, animal removal is not guaranteed which is why we strongly suggest to have the exclusion work and repairs done as this is the best way to ensure success when dealing with wildlife. It is unfortunate that you decided not to proceed with those measures. To be clear, our system is automated. It automatically sends reminders about services and balances. No member of my team has personally reached out to you up and to this point. We do hope you find the resolution you seek.
Ray's is an absolute scam. They promised to set traps for free if I still had moles and they did not. They refused to do it until I paid for another treatment. The first was nearly $300 & it accomplished nothing.

I used Rays for for bee treatment. First, they did not bring a ladder for a 2 story house. # 2 the bees have returned. I follow up with Ray’s and was informed I should’ve had a two week follow up appointment. After talking to the lady, she said it’s been longer than two weeks and I should’ve called and scheduled this follow up treatment. No one informed me of this. The lady on the phone told me it was not their responsibility and I would have to paid for a new treatment. This is a very poor customer service. No one informed me that I was responsible to follow up for two week treatment. The technician should let me know or someone should from the office should’ve contacted me. They sure sent the bill very quick for payment.
I have used this business since 2012 and had great service until recently. 3 months ago we are charged a service and the person did not go around the house. We contacted the office and sent pictures of the spiderwebs that had not been removed all around the house. The person in the office was kind and said we could have them come back out. We were unable to have them back out until the time of our service, today. When we contacted the office, they said we had not acted in a timely way so we are charged for the last time and this time. We will not be using this service again as of today.

I'm sorry for any misunderstanding that may have arisen. It is company policy that all quarterly service contracts be done every 3 months as intended. That service is also billed every 3 months. We did not charge you an additional service fee for the same service. It was the standard fee for the quarterly service that was due again. Free follow-ups are available in between those 3 month periods as needed. We don't as practice skip charging fees that are due because a customer wasn't available to take advantage of the free follow-ups that are available in between their regular quarterly service. In addition, while we do attempt to knock down all spider webs at time of service occasionally we miss it. Please know that a spider web being missed is not an indication that your service wasn't done as the application of product isn't what knocks the webs down. Please feel free to contact our office anytime if you have any additional needs or concerns.
They were tasked to complete a home pest inspection prior to purchasing our home. The inspection was incomplete and still stated no pests found. We now know first hand Ray's doesn't know what roaches look like. I was there for a home inspection to verify nothing structurally was wrong. During that inspection we saw roaches and conveyed this to Ray's prior to their inspection. They still found nothing and the money I paid was wasted. BUYER BEWARE!!!!!!!!!!!!!!! Can't trust a pest company that doesn't know what a pest looks like but, I have photos of they want to learn.

The inspection we were hired to do is a Wood Destroying Insect Report. These are used at closing to insure that there are no active pest that can compromise the structural integrity of the home. Roaches aren't a structure compromising pest. This is one of the primary reasons it's important to use a knowledgeable lender and agent. They help explain these types of things so that expectations are managed. It would seem that your team didn't correctly communicate to you what to expect. I'm happy to send you a blank copy of the state form that is used for this inspection that clearly indicates the types of pest we are expected to notate. The reality is, this is a state mandated inspection that is designed to protect the buyer from purchasing a home that could potentially be compromised structurally and it does not include notations for roaches and other non-wood destroying organisms. A guy (he was very friendly) came to look around my warehouse and gave me plan on what he could do to fix my pest/rodent problem. I agreed to his plan and he told me when he gets back to the office he would check to make sure he had enough equipment. That was 11 days ago and I still haven't heard back from this guy. I haven't got a call, text, or email... nothing. I was real excited to hire this company but they have truly let me down and now I'm back at square one having to call around and find another company.
I had been with Ray Pest Control for 6 months and had been very pleased with the service until their exterminator J.J showed up. I had asked for service inside and outside. J.J showed up with a sprayer to do only the outside. I told him that I requested service for the inside too. He came back with gel bait. He said no matter how clean I am, I will always have roaches. I live in a development equipped for the elderly. This exterminator made me feel disrespected because he talked to me as if I was a child and demeaned my request for inside service. All he wanted to do was spray the outside which would have taken 5 minutes and be on his way. After this exterminator left, I looked in the places he put gel bait and found no evidence of it. If you have to use Ray Pest Control I hope you do not experience what I did with one of their exterminators.
