I had an incredibly positive experience with American Pest and truly can’t recommend them enough. Haley Damron initially helped connect me with Grace Burningham, who quickly got me scheduled with technician Nicholas Mayberry. The whole process was seamless from start to finish. Nicholas did an outstanding job—not only did he thoroughly inspect my apartment and clarify what was going on, but he also took the time to patiently explain everything and answer all of my questions. Pest management is never a fun situation to deal with, but Nicholas made the experience so much easier. I genuinely felt taken care of, and it honestly lifted a huge weight off my shoulders. By the end of the visit, I felt a real sense of relief, safety, and confidence knowing that my home had been properly inspected and was in good hands. There are so many pest control companies out there, but based on this experience, I would absolutely recommend American Pest. I truly wish my experience had matched the many 5‑star reviews others have shared. Unfortunately, mine was closer to a 1‑star, and it was just for trying to get a quote for termite treatment. Over the course of two home visits and many phone calls, it took more than two months to receive an accurate price. The technician who came to my home was very kind and knowledgeable, but he wasn’t able to provide a treatment cost during either visit. I eventually signed a contract and paid for the service, only to be told later that no payment had been received and that the treatment cost was actually more than double the price I had been quoted. At that point, the entire process felt confusing and inconsistent. I decided not to get any service.

We have had American Pest Service for years. The techs we have had come out have always been thorough, polite, and accommodating. Today, we had Robert Padgett come out to the house for a rodent problem in our unfinished attic space, in addition to our regular service. He did an outstanding job of searching for the entry points and doing what he could to remediate them. Great guy, and very conscientious.

I want to recognize Dwayne from American Pest Maryland South for the outstanding job he did servicing my home at Franklin Park at Greenbelt Station. For many years, I struggled with a persistent roach problem due to residents moving in and out of the building and unfortunately leaving their “little friends” behind. I hired American Pest Control about 3 years ago because I had mice in my basement. Since hiring APC, I haven’t seen a mouse. Their staff is always polite and extremely knowledgeable. Today, I had Tony and Dallas, and they were awesome. Tony and Dallas knew every detail about mice, and how and why they behave. APC is a great company with incredible people, and I highly recommend them.

Our apartment building in DC uses American Pest. They frequently don't show up to scheduled appointments. Update: 7 months later, they continue to perform poorly. I can only judge them by their performance and the building continue to have mouse issues. Their strategy in dealing with mouse problems do not work.

I signed on with American Pest in October or November 2025. If it weren't for customer service, I would have canceled this service. I wasn't impressed with the initial visual assessment and treatment. The Termite bait traps installed to form an exterior perimeter was also never completed. After a couple of failed attempts, and a no show, I contacted the manager who came out and completed the installation. I also asked that the original person not come back. The manager assured me he will be coming out from now on. I was also told by a customer service that the manager will be coming out in the future. Yesterday was our service day and the invoice stated they were here between 12:40PM and 1:07PM. We were home all day. In the late afternoon when I called to check the status and I was told they were already out. I explained I've been home all day and nobody showed up. Yesterday's inspection report stated they knocked on the door, spread granules in the mulch beds, and left a door hanger. I stated to customer service that none of that happened in my opinion. And if it did, my Ring Camera would have captured the activity. I have a front and back Ring that never showed activity during the time they stated they were here. When I asked who was supposed to have shown up, I was told the original exterminator who I asked not to come back. I was assured the Manager will be coming out in the future. I'm so disappointed in that. I've attached Ring activity before and after the time the exterminator stated he was at our home and shots of the mulch beds that don't show granules. My Ring had no activity of him. There was also no door hanger, and no granules. Now I find myself waiting, again, for this new situation to be corrected. I just want someone who is reliable and trustworthy. I would also like the service that I'm paying for, and peace of mind. Right now, I'm not getting any of that.

I'd say for the past few years we have had different technicians visit for quarterly visits. Overall I am happy. However that last couple visits we've had Josh doing the services. Very impressed with how pleasant and engaged he is while visiting. I don't really understand the process but Josh talked me through every step. During the last visit this past week I was curious what type of services are done during the winter since the bugs aren't really present. He explained everything he was was going to do on the outside in a way I could easily understand. Very pleased with the past service visits with Josh.

American Pest showed up at our house while we were out and took our Termite Bait Stations. We bought the bait stations and liquid treatment through a company, All Star, that got bought out by American Pest. When it came time to renew through American Pest, we did our due diligence. First, we reviewed our contract with the previous company to confirm that we purchased and owned the bait stations. Second, we took an additional step and confirmed in writing with a rep at American Pest that we own the stations. So, we decided not to renew, and instead, I spent my time, money and effort to replace all the bait, the monitoring stations, and some of the stations themselves; $163 of my own money and time. Despite this, American Pest showed up at our home and confiscated the property that we originally paid for and replaced. When we contacted American Pest Customer Service, they told us that they owned the stations, they had the right to come onto my property, and take the stations. They even cited our contract with the previous company as justification. We informed them that they were mistaken; not only does the contract make it clear that I purchased the stations and liquid treatment, but there’s nothing in our contract about them owning or taking the stations. When presented with this evidence and asked to prove it - show us where in our previous contract it said that that they could do that, they had no answer and made no effort to right the wrong. When asked when American Pest was going to return our property, American Pest Customer Service stated they don’t have the authority to do that. When someone with "the authority" from American Pest did reach out to us, they cited our contract again and we went round-robin through the process above, yet again. American Pest needs to promptly return our property or reimburse us for the costs of our property. And they need to read a contract before buy out another company and do something they have no right to. If you had a contract with All Star Pest Management and American Pest Management is pulling the same bull with you, check your contract carefully and enforce your rights for the things your purchased. All evidence supporting my review is attached; 1) Our original contract with All Star 2) Email confirmation from American Pest that we owned our stations. 3) Receipts from DIY Pest Control for bait stations, bait and monitoring stations 4) A "Service Report from American Pest, showing they took our property 5) Camera Images of American Pest taking our property

I worked for 2 weeks to get them to handle an ant problem in between my scheduled service. The last response was a voicemail saying we have your scheduled service next week so we will handle it then. He came this morning and by the time I saw him and ran outside he was gone. He noted in my service report that customer was unavailable to sign, which was a lie. I have now made 3 calls to cancel my service. The hold message says “you are the next caller”. Then they say to do an add call (whatever that is) and then hangs up. The last person I talked to couldn’t reach them either. She said they would send the notice over to them. I have no confirmation or confidence that they are going to cancel. Says it could take 48 hours before I hear anything.

American Pest has been nothing but disappointing. Not only do they fail to show up within the scheduled timeframes, but their customer service is absolutely appalling. The representative I dealt with was rude and unprofessional, which was the final straw for me. There are plenty of other companies that respect their customers’ time and treat them with basic courtesy. I strongly recommend choosing another provider — I do not recommend American Pest.

Reviewing on Google maps to see if that will finally get me a call to schedule an appointment. For some reason their business model involves the actual techs booking new appointments, which means I have called and been told someone would call me five times in the last two days with no appointments to show for it. Will update if I ever get an appointment.

Do not use this service. I was using another pest control company which I was happy with. American Pest bought that company and without my approval, I became stuck with them. The technician came, told me all the things he was going to do and went into my garage. Then a few minutes later, I heard him talking on his phone. . I looked outside to make sure everything was ok, and he was gone. . I called American Pest , was hung up on 3 times, finally spoke to Madison who said she would cancel my service and delete my bill. The next day, I received the bill by email. Use any other company but this one.
American Pest van #312 parks in our neighborhood at different areas each night, however, they don’t live in our neighborhood. They live in the townhomes a 1/4 mile away. The van takes up a parking spot meant for the residents who live here. It’s a poor way to advertise their business. 5/11/2025 The American Pest van #312 continues to leave his vehicle in our neighborhood even though he does not live here. Now, he's begun to park his van almost within the street without regard to the safety of anyone else. A real class act. I will be sure to remove this company off of our preferred list that is handed out within the neighborhood. Do better.

This pest control company leaves a lot to be desired. I received a letter that they would be coming to treat the entire floor I live in for rodents and needed to remove all of my belongings from cabinets. They then arrived so late in the day they could not treat all units and only treated for roaches. Now that it has been less than 24 hours I caught a mouse in my apartment. I called to complain to the company, they were of no help and rude over the phone. Now I’m sitting here with a mouse trapped under a bowl waiting on their return. If you have the option to chose any other company please do.
