I’m very disappointed with the inspection service I received. The inspector only performed a quick visual check and completely missed major issues— including problems that I later discovered myself shortly after the inspection. This was unacceptable, especially since I relied on their report to make an important decision. The inspection report was incomplete, lacked detail, and did not reflect the actual condition of the property. I paid for a professional service and expected accuracy, but instead I received a poor-quality report that could have cost me a lot financially. They put no termites in the report and now I have big issue with evidence of termites. I do not recommend this company. If you need a reliable and thorough inspection, look elsewhere.

Thank you Mr. Terzel for meeting Todd the inspector. As per the visit and viewing photos of the listing and our inspection report photos, verifying that the seller relocated the bedroom bed from the listing photo to the other wall to cover the wall that had the evidence of termites. You had also verified that the seller had contacted a termite company prior and received a termite treatment contract and declined the service in January of 2025. The neighbor also verified this with you. <br>At the meeting with Todd, you agreed that Coast to Coast was not at fault and seller fraudulently hid and concealed the area and could not be seen on a visual inspection. Thank you.
We purchased a home one year ago. Our realtor, Maria with Coldwell Banker recommended them. Basic items missed that have led to costly repairs. Anytime we’ve brought a contractor out they’ve said this is basic and should have been caught on your inspection report. Do your homework and ensure you get someone who is incredibly thorough and cares about the job like it’s for their own home. Would not use again.

Multiple basic inspection items were missed and led to costly required repairs after closing. The business owner, Tim Patten, does not return phone calls in a timely manner. If I could give less than 1 star, I would. I cannot recommend more strongly that you avoid dealing with this company and find anyone else to inspect your property. Update - regarding Tim's response, I didn't begin to get return calls until I posted my review of his company's work. My concerns were not Tim's concerns until I let the public know that this is not a reliable company. Bottom line, he and his team missed basic items and I'd recommend you find someone else to hire.

Ingrid in office, Alex the inspector, Tim Jr who answers phone after hours nor myself have received any calls from this customer. Our inspection report which was performed a year ago had approximately 60 minor and major defects noted. Those defects required repair, replacement or further evaluation. Lots of items were major. This customer never called to inquire about them. We take pride in our inspections and frequently are.told that we inspect to picky, which we do to protect the home buyer, our client. Alex has called the customer several times since seeing this review and he won't return our calls. This 1 star review is inaccurate and not the truth. Thanks for reading. Have a great day all.

Tim did my home inspection and was amazingly thorough and knowledgeable about everything in this house. He answered all of my questions and did a great job on all 3 reports. He took his time and provided an extremely detailed report. Great service!
I am a realtor that has been active over 15yrs. I have used Coast to Coast several times for my clients in the past, both residential and commercial. They have consistently done great work. The issue is that when I used them for my own purchase they dropped the ball. Now they are not willing to do anything at all to make things right! They noticed grout issues in the the shower and did not check adjacent wall, which happens to be my sons room. A contractor found an active and very visually apparent leak. Now my son is sleeping on our bedroom floor because there is black mold that needs remediation,a shower that needs to be ripped out and replaced as well as drywall and framing! They claim furniture was in the way, but it was a small twin children's bed that could easily be moved. Buyers beware, as well as fellow realtors. They will make you look terrible with your clients if there happens to be a major issue missed..
They are always so thorough, on time, professional, talk through findings etc. Today we had Chris who was awesome! Have exceeded expectations every time! Thank you!
I'm a Realtor, always 5 stars, I love using Todd ( there might be others but for 6 years I've always asked for Todd ). Todd does everything by the book and has helped kill a few deals ( which is perfectly fine because that's how ruthless I want the inspection to be ). His ability to see the problem, document it, and then happily tell my clients of the problem is exactly the highest level of service I require and need ( I teach my clients to walk away from deals if they have issues we can't mitigate correctly). sellers should fear Todd and buyers should embrace Todd like I good taco when your hungry. I'm a happy Realtor.

For most a home is our biggest investment, and therefore getting a detailed inspection is essential. My real estate agent, Julia Ray, recommended Coast to Coast when I wanted to purchase a condo in Hallandale Beach, and I am so happy I took her advice. I was not able to attend my inspection, unfortunately, but the report Todd completed was so detailed, included so much useful information on aspects of the property I would not have ever even thought to ask about, that it did not matter as much. But Todd went even further. After the inspection, I was able to have a conference call with him, where he broke down and summarized the report. What a dedicated, thorough professional! I did end up buying the condo, and I still refer to the report Todd prepared as I take care of the issues he detailed. I've now lived in the condo a month and have found NO issues Todd did not already tell me about. Oh, and as far as prices, cheaper, yet so much better than the inspection I had 20 years ago for another condo! You will not regret going with this company for your inspection.

I recently hired this company to do a home inspection and for the most part everything went well. However, the roof needed to be repaired and according to Tim Jr. the only way they accept the repairs or pass the 4 points inspection was if we used his own roofing company, he (or his dad, according to him) wouldn’t even consider it otherwise because “they don’t trust anyone else” to do a good job; the estimate he gave to the seller was 40% more expensive than the next one. I’m not sure if that was even legal but the conflict of interest and lack of professionalism was surreal. I had to hire a different inspector to complete the 4 point inspection after the repair was done, and the new inspection showed the roof still had 6 years of life left.

Thank you for the GREAT review for the Inspection. The roof is 32 years of age and Roberto was advised a replacement was recommended. The roof was repaired by someone else and the roof company that repaired the roof would not sign off on their own repairs for the insurance is a red flag and we would not sign off on a repair that we did not do. We did not want a legal responsibility for an unknown repair. We would ask that anyone reading this, please accept that we did a great inspection and even Roberto confirmed that to the inspector and said he understood why we wouldnt sign off. Thank you.
We had an amazing experience with our Inspector Alex. He was very thorough during his inspection, and with all of the types of inspections needed for our insurance purposes, and peace of mind. He was kind, responsive, and very professional. I would recommend Coast to Coast Property Inspections, Inc to anyone I know looking for a home inspection company.
I have used Coast 2 Coast on two occasions and they have been very professional and thorough. They go over every detail and try to cover all the areas as best they can.
Do NOT use this inspection company! I recently purchased a property and used them since they were a referral. They did not catch black mold growing adjacent to a shower wall because they have a clause they don't move furniture. (Even if there are two grown adult men doing the inspection) Their website says if they miss something, they will fix it but it's a complete lie. Tim "Junior" was beyond aggressive and rude to the point where I felt uncomfortable on the phone. I highly advise not using this company. Trust me you'll save yourself lots of $$$ and stress!

Bill Patten the owner is unprofessional and rude. This business is not reputable ! There was not even a box for them to indicate the age of your water heater on the form they used !!!Charged me 400 bucks to tell me a lightbulb was out in a fixture . This guy Missed so many major issues ! The only ones that were documented were because I pointed them out to him. I have the whole thing on video tape . What a joke . It was highway robbery . He missed things Like the ceiling fan with no switch not to code . But thank god we know that the one bulb was just burnt out let's make sure to thoroughly document every lightbulb is good . It's much more important than No gfi in kitchen , broken window in kitchen he didn't document any of those issues. As a customer I expected at minimum a report with information a contractor would give . It was insulting to get a report that was so basic it listed lightbulbs burned out . I'm not blind I can tell a light bulb that's burned out and I don't need to pay someone for that . . Save your money and don't wate it on these lazy crooks!!

In relation to what? We did a market analysis with other companies when we evaluate our prices. Our price on average is below 50% of the other companies. We are 26 years experienced, licensed General Contractors, Roof Contractors, Termite, Mold remediators and assessors. Great value for the price actually. Also, we dont know who this person is and have no record of even a phone call inquiring.
Performed new purchase inspection on AS IS property. Inspector broke a ceiling fan and refused to repair or replace. DO NOT leave any inspectors from this company in your home with being there and watching every move. Do not recommend.

Coast to Coast Property Inspections did perform an inspection on the property. The fan did not function upon arrival. We do turn them on and try all speeds. This is why the buyer hired our firm, to inspect everything. This fan did not function and was entered into our report as needing repaired or replaced. We did not damage nor break it as it was inoperative from the start. She is the seller and her review is unwarranted and incorrect. Her Real Estate agent was present during the inspection and was actually impressed by our in depth and thorough inspection process and asked if we go further north so she could refer us also. That is a compliment. As far as leaving us unattended at an inspection, after 26 years of impeccable service, we have found and returned, lost diamond rings, $100 bills and even 2 lost and hidden SUPER BOWL rings to a Dolphin player from the 1970's that he hid and couldnt remember where and thought were gone forever. You can refer and use our service with 100% confidence.
Coast to Coast came highly recommended by my realtor who uses frequently uses them for home inspections. The reports that came back included photos and the inspection was extremely thorough. Everything was fine until it was time for to process payment. I paid 110 dollars for a wind mitigation inspection which the company was unable to complete because the townhouse we purchased has no roof access (the property did not have an attic). Since we were not at the home at the time that the inspector completed the inspection, we were unaware that there was no roof access and unaware that our roof was unable to be inspected at all. The wind mitigation report was emailed to me with a couple of photos of the outside of the house and windows and doors? AND THEY CHARGED ME 110 DOLLARS FOR IT. They said they completed what they could, which was reiterating some numbers on the label of my water heater... A task that I could have done myself. Regardless of this, the ABSOLUTE WORST PART WAS THE WOMAN AT THE OFFICE. I explained to her the situation and she argued with me for twenty minutes being completely misunderstanding and unapologetic. She told me that if we could find a way to access the roof, they would charge us 95 dollars because the inspector would be taking time away from doing other inspections to come out to see the roof....???? When I said what about the time that wasn't spent doing the report in the first place?????!!!! She said "it's not that the inspector didn't want to do the wind mitigation , he was unable to, and that's your fault. We don't know your house". Well.... Guess what lady, I also don't know the house which is why I paid for an inspection with your company... A MISTAKE I will NOT be making again. Coast to Coast has HORRENDOUS customer service. If you don't know much about the property you've purchased, I suggest you look for different inspectors since this one uses your unawareness for profit.
