Payne Pest Management is family owned and operated by Willie and Kathleen Payne. We opened our doors on May 15, 2006 with 3 employees and one office. Within 13 years, we have grown into 50 employees and 3 offices (San Diego, Orange County and Los Angeles). By year end 2009, we were named by Pest control Technology as one of the 100 largest pest control companies in the United States and have been named as such every year thereafter. Payne Pest Management is a full service termite and pest control company that services everything from general pests, termites, rodents, birds, bees to gophers, ground squirrels, raccoons and opossums. We service both residential and commercial properties.

Not worth it. Mediocre performance
Met my expectations. No complaints so far.
I have worked with/been a client of Payne Pest Management for over a decade & they have consistent above & beyond customer service. When I worked in the HOA world, they provided outstanding pest service and reliable, professional termite tenting service. (and I was a very particular Manager with HOA clients with very high expectations). I then worked in another industry and the company had large commercial office buildings and one of them had a mouse infestation, in which couple companies tried but could not fix the issue. I recommended Payne and once the company had them out, they resolved the mouse infestation! They always prove to be the best! Personally, I have used Payne for residential spider/pest treatment for many years and always with success and the utmost courtesy and professionalism. They always are prompt, answer several of my questions patiently, and do a phenomenal job. Professionally and personally having seen the quality of other pest control companies, Payne is top notch, reasonable pricing, prompt, reliable, and their professionalism is amazing. Thank you so much to the whole Payne Pest Management Team! Appreciate your consistent service throughout the years - for such a big company, there is still the family-owned feel to it from the receptionist to the scheduling call to the service technician performing the work - that's rare nowadays so thank you so much - your quality is superior!
I don’t typically get any feedback from my pest control technicians but Christopher, the new guy servicing my house, sent me a text to let me know of problem areas and made me aware of potential issues because of debris from my bird feeders. It was really helpful and very much appreciated.
Ive had Payne Pest manage pests on 2 properties since 2008. My first home was tented for termites before i purchased it and I kept up the warranty and added service. Been a loyal user of thier service. Restarted in this home to include mosquito service this year. Best investment. Found out i have rats from next door and its included in my bimonthly service. I recommend this company. Brendon is the best.
Once they place their treatment, most insects are gone truthfully! HOA has a deal so we use them @ $40 a pop. My issue is with time. First time I called to schedule the receptionist said the tech will call me today or tomorrow. I called them back a week later. Boooooo! The second time They were scheduled on a Thursday, the tech said I wasn’t home. I work by my window at home. He never came and for the next 6 business days didn’t come. The most upsetting stories was that he knocked at my front GATE. My thought was why didn’t you open the gate and ring the bell, call me, knock on the Door?? The service and work vs the waste of time?Im over this at my spot waiting to get insects out, frustration on a whole “nother” level lol I’m posting the view of my gate for good measure
We consistently have ANT infestations even though Payne Pest says they have been out each week to spray for ants. Many neighbors complain and call but ANTS spiders etc seem to defy the efforts of this pest control company. HOA has had a contract with Payne Pest for many years. Never had this problem until recent years. (A few photos from this week are attached)
Process was thoroughly explained, all questions promptly answered, the technicians worked fast and didn't waste any time. I would recommend them.
Somewhat disappointing. Didn't even offer to visit property to check for bugs. Cost would have been $1,475. Rather a lot without confirming bugs.
I do not want to see them again. They were lude and disrespectful attitude.
Tim was amazing. I didn’t want to call a pest company because they generally have a bad reputation (only a little better than movers). Payne had a great BBB rating so I decided to go for it. Tim was totally upfront about what they could do, what it would cost, and the likely outcome. For now I don’t need them, but when I do need pest control (termite tenting in my case) 100% I will be calling Payne.
I am in an HOA that has been very unresponsive to the rat infestation my neighbor has. Of course, the rats came into my kitchen, followed by blowflies and other insects. Apparently my HOA gave no deadline to my neighbor for a garage clean out, which was necessary to mitigate the problem. Luckily, Edgar, from Payne, followed through, checking my incursion and keeping in touch. Finally, yesterday, the mitigation began. Edgar literally saved my sanity and kept me informed, which neither my property manager or HOA Board did.
They promise to replace the bad wood out side, but instead they installed the wrong size wood , that damaged the roof , and when you call them they denied anything wrong doing, They are scam, i can't trust their business

Mr. Awad, not only did we do the work we were contracted for, we went above and beyond and repaired over $500 of additional work for free, in order to try to make you happy. We did not go near or do anything to your roof. We had absolutely nothing to do with your broken tile. It’s very disappointing that customers try to take advantage of small businesses and ruin their reputation because we won’t repair your entire home for free.

They did not turn the gas back on,my stovetop ignitor got broken while they were there,And no clean up was performed,just a nauseating scenario,when I moved in,3 days later,dead termites,and their waste everywhere!!Also,my new rug had black footprints all over it. I was upset and angered that nothing about this company is professional,could never recommend them to anyone,and with no real attention to service,they were grossly overpaid,no one came by or called to see if I had any input or questions.Sad excuse for a company.
2 phone calls last week trying to schedule, was told I would hear from a technician and never heard back. Went with a different company.
We had Payne Pest Management inspect and repair our home for termites during the sale of our house. The worker spilt white paint all over our concrete and just left it. Contacted them about it and they said they’d look into it and haven’t gotten back to us.

They failed to follow through on promises prefumigation, destroyed some irreplaceable possessions. They couldn't have cared less, treated us with contempt, and generally acted like the horrible people they are. I can't stress how important it is to avoid this company. You will regret hiring them.
Lincoln military housing use them for fumigation. They left our house with dirty floors and carpet stains. We also end up with ant infestation that we didn't had before. They don't give you enough plastic bags to protect your food. I hope you don't get victimized by these people.
This company don't/can't keep up there end of a monthly service contract. Confront them about the issues, they blame someone else or you for the reason they didn't do the scheduled work. Way better pest companies out there in SD to use. keep searching(Try MVP or Kennedy Pest)!!!
If any pest control guy says spiders hold their breath that's why they don't die their idiots or praying on your ignorance spiders don't have lungs they can't hold their breath and they also said they can't kill silver fish by far the worst pest control out their
