Rip-Off Alert. I felt taken advantage of in selling my house. I had 2 previous “free” inspections from 2 different roofing contractors for my concrete tile roof . They are free because they want to sell you a roof repair. They both said no repairs needed. When it came time to get a written inspection report as part of the disclosures I went with the recommendation from my realtor, Speciality Inspections of Pleasanton. They found $1150 in needed repairs. The quote came in while I was out of town on vacation and all of the inspection reports needed to be published as part of the disclosure process. I felt over barrel. Buyers are particularly sensitive to any roofing issues. So I bit the bullet and committed to the roof repairs. Two weeks later they sent 2 young guys with caulking, spray paint, and 2 roof tiles. They spent less than 40 minutes “repairing” the roof. With less than $100 in materials that’s a loaded labor rate of $825 per man hour. I contacted them and questioned the excessive cost of the repair. I received a return call and I was told that they don’t charge by the hour but by the job and they would not consider a partial refund. My grandfather was a carpenter and licensed general contractor. My dad was a plumber and city building inspector. My son works for an industrial plumbing and HVAC contractor. So I’m familiar with the trades and loaded labor rates. $825 per hour is insanely high. I don’t mind paying for quality timely work but I but I do mind getting ripped off just because I was selling my house. Use extreme caution when using this contractor, especially for any real estate transactions. Get a line item quote and question everything. Unfortunately I didn’t and now I’m paying the price. PS I should have read the other reviews. Yes I called to have you “Make it right” and you didn’t.

They are very thorough and prompt. I had them to inspect the roof and repair the tiles. The person who came, did an an excellent job and was very considerate. Top notch.

Purchasing a home in the bay area from out of the area so I couldn't be there for the inspections. My realtor was and the lead inspector Eric advised him that if I had any questions and wanted more info he'd be happy to talk to me. I've called the main office and left two voicemails for Eric on the direct number I was given for him, no call back. This forced me to remove contingencies despite having some questions about the severity of some issues that were noted in the inspection. I can't recommend this company since once they have your money and perform the inspections, there's no desire to provide even basic customer service.

My realtor recommended this company after we purchased our first house and discovered excessive termite and dry rot damage. Specialty Inspections took care of everything!!! They treated for termites, replaced all the dry rot trim, siding and lumber, then cleaned up the job site as if they had never been there! A bunch of good folks that were friendly and respectful of our new home and concerns! You won't regret working with them!!!

Absolutely one of the worst companies to work with. They were hired to inspect and help fix my mom‘s leaking roof and they ended up causing way more damage to the roof. We now have to spend over $30,000 to get it all fixed. Do not use this company!!!

We recently bought a home in San Ramon, CA. Termite inspection report from Specialty Inspections was included in the disclosure package. As they were already involved and had recommended fumigation, I reached out them to schedule fumigation after closing. The lady over phone was rude the minute she answered my phone, as if I called her to disturb and waste her time. I was surprised by the questions she asked, do you know how to read the report? Do you understand what it means? And at some point in conversation she went ahead asked me if I knew address of the house WE bought. Even with this type of behavior, I still asked her to share availability to perform fumigation. To that she said, I have to fill out a form, email it to them and their scheduler will check and get back to me. I was like.. really? What a waste of time!! I was little skeptical if that was a regular practice in this industry so I called other fumigation company. Other company I called, had super friendly staff, walked me through process very politely, answered my follow up questions patiently and I had an appointment scheduled in less than 10mins. Specialty Inspections lost my business because of rude representative and very inconvenient scheduling process.

inspector caused damage to Spanish tiled roof. Then put together a $2,000+ invoice to repair the broken tiles on my roof. Didn't seem to know to walk on the 'overlap' to avoid damage to roof. Wore heavy steel toed boots. 1st negative post I have ever been forced to write online.

One of their drivers (#29) almost slammed into my car in Tracy CA as I slowed down due a school bus coming to a full stop at train tracks. He was able to swerve to the left lane last second right before hitting me. He then proceeded to harass me at the red light as my window was down.

Specialty Inspections is one of the best contractors I have worked with. They do more than inspections. For us they repaired dry rot and rainwater damage to our exterior wall. Javier and his crew were always on time, worked hard, and did professional work. They kept me informed all the time. Their price is reasonable. I have no problem referring them to my friends and I plan to use them in the future for other projects.

I am an investor who has purchased 4 properties in 4 years. I have used Specialty 2x They failed me on both occasions. They missed poor electrical issues (potential fire danger), Dry rot, other do it yourself issues... On a good will effort, I contacted the Owner Mark Kearns. - No help was offered- They only care about the Money. They charged me over 1200 for an Inspection!!!! Search Yelp. you will see what I mean. Others have had similar experiences with this company. Beware!
