I thought Phil was excellent. We had a home inspector do an inspection on our new build and we had some punch list items that were good but Phil came in and found even more including that our fresh air filter was not working (power to the unit but it wouldn't turn on). It pays to have a second opinion. Very friendly and happy to explain anything to you.

October will mark the one-year anniversary of moving into our new home in Barney Farms in Queen Creek, Arizona. He also made recommendations on things that are nice-to-know that we can do to the home to protect various items from damage as time goes by. NOT Impressed - If you want a really FAST inspection, this is your guy! If you want a thorough and accurate inspection, probably should look elsewhere... As a former home builder and handyman, I've discovered numerous issues and inaccuracies since moving into the subject property. Upon inquiry about an inoperative ceiling fan I was referred to my Realtor &/or the seller for insight... At that response I decided that further inquiry was pointless?? Upon arrival for the inspection I was informed that he could not adequately inspect for termites, as the stucco extended below the gravel, but we still paid for this meaningless report. Certainly did not receive good value for this very expensive service, including a $75 "trip charge"?

Phillip was absolutely amazing from start to finish. Extremely easy to communicate with and understanding when I had to reschedule due to my daughter being sick, even kind enough for him and his wife to send her well wishes to feel better. He communicates quickly and effectively. He was on time and greeted me with a business card immediately so I knew it was him, which put my mind at ease letting him into our home. He explained the process and walked me through what he was doing, which rooms or areas he would be in and did an all around amazing job. At the end of his inspection he went over his findings and let me know all of the issues that needed to be resolved. I would and will be recommending him to anyone who may need an inspection done.

I am in the process of purchasing an old home (built in 1968) and selected Copperstate Inspections as recommended by my realtor. I am very pleased with the quality, attention to detail, and professionalism provided. With the house as old as it is, the report contained many things that needed to be addressed on the home, both immediately and down the road. The walk through was the best part. Phill walked us around the property and showed us all the concerning areas (inside and out) and provided recommendations as he pointed them out. I have been referring Phil to all of my clients since 2009. He is very good at what he does. His reports are very detailed and he provides recommendations on hiring professionals to give further recommendations if areas of concern are found. Phil is a hard worker and does an excellent job.

We had our home inspected by Phil Gaines prior to purchasing. He was very detailed oriented and professional during the inspection. He also spent a significant amount of time with us explaining the inspection findings and his personal recommendations. We have had no issues since the inspection and everything he recommend was right on point. I would highly recommend Phil for anyone's home inspection.

Unfortunately Phil Gaines from Copperstate Inspections wrote a report that was more about covering himself than pointing out areas for further inspection. Our report pointed out areas rated as high risk that were simple fixes or items that were grand fathered into the home and had little meaning for concern. Areas, such as our roof, were noted as "may want to follow up with a licensed roofer" and noted as neutral or general commentary and did not give an appropriate level of concern. We moved into the home and the first rain there was a massive leak. We hired a roofer and roofing consultant that identified multiple areas of concern that both said should have been conveyed in the inspection and were not. This has now cost us over 12,500 to repair. Both referenced the term "incompetent" in his inspection. No, i would not recommend this company for inspections in the future.
