Top to Bottom Real Estate Inspectors

Super happy with the inspection Top to Bottom did. We’re purchasing a home and Forest came out in a timely manner and did a very detailed inspection. Definitely going to use them again on the next house!

I called Forest on a Saturday afternoon to schedule an inspection on a investment property I was looking at. I told him about my tight time frame since I only had a 10 day escrow. Forest was able to come out the next day and perform the inspection even though it was the 4th of July weekend. He called me after the inspection to give me some of the highlights of the inspection. I had the report first thing Monday morning. I called Forest after going over the report with questions I had. Forest spent at least 30-45 minutes with me explaining the inspection and areas I should be concerned with. Based on the inspection, I feel I saved at least $20K in repairs which would of been required to make the house safe for future tenants. I terminated the contract with the seller. Thanks for saving me a ton of money. I will definitely use Forest again.

Forest is super thorough and kind. He did a good job of explaining all of the components of the inspection in terms I understood. As a new home owner, he put my mind at ease and even looked at the sprinklers for me, which is not necessarily part of the norm. Good price, great service!

Forest was very thorough when inspecting my home I am closing on. He accommodated me on a Sunday afternoon so the weather would cooperate in our favor to test the AC. I know nothing about maintenance of a home or home inspections. I was able to trust him completely in regards to his inspection. He was able to catch many small things that could have been overlooked easily. He taught me a lot about how to take care of my new home as well. You should use him as your go-to inspector too.

Excellent home inspection service. I'll definitely be using Top to Bottom in the future. Forest was very thorough and spent a ton of time at the house. He was more than willing to answer my questions and explain issues as he came across them. Even showed me how some of the equipment worked. Very friendly and ran through nearly all of the report after he was finished with the inspection. Inspection was finished around noon and the official report was sent to me the following morning. Price was extremely fair and a great value for the amount of detail and time put into the final product.

Forest was so easy to work with and gave us a very thorough home inspection! He provided very detailed information upfront about what home features he inspects. It was easy to schedule an appointment and he worked with us when we needed to change the date. There were several extra services that were provided, such as checking the water quality and a thorough inspection of underneath the house. We met Forest at the house at the end of his inspection and he went over the whole report with us,. He also provides a copy of the report with many, many pictures in a pdf. We really appreciated all of the information and explanations and felt very informed. We are very happy with the service provided by Top to Bottom!

Very detail inspection and explicit report

The worst home inspectors imaginable. I ended up moving into a nightmare house due to them missing blatantly obvious (visible issues), costing me thousands in repairs after purchase. Mice infestation, faulty plumbing, and water damage. They missed it all and then refused to take responsibility and issue me a refund despite me sending picture of the defects. Do not use them, you are better off just looking at the home yourself honestly.

Pointed out some good things but unfortunately they said nothing about the attic insulation and ventilation. Our new home is severely deficient in these area according to several reputable a/c & plumbing companies. Attic only has 8" of insulation and over half of the ridge vent is blocked/noneffective. These issues will be costly to correct. Wish we had this information before agreeing to buy the home. We could have saved thousands of dollars.
