Update: We used Bryan and Bryan again for an inspection on a second home. Matthew was very helpful, knowledgeable, and thorough. He walked us through things he noticed and answered any questions. once again, 5 stars! Bryan and Bryan was very helpful in the inspection process. Our inspector, Kyle, was very thorough and gave helpful and detailed insights on what he inspected.

Bryan and Bryan inspectors ate snacks and drank waters meant for the guests in my vacation home that was being inspected. They also used the toilets and left the seats up. The house had to be re-cleaned and more snacks purchased for the incoming guests. Not acceptable. WORST OF ALL -- they left the front door open. NOT COOL doing this in Galveston. Unprofessional. They owe me money for replacement snacks and cleaning fee for the housekeeping team that had to clean up after them.

I bought a house sight unseen after my husband and i moved from washington state. We thought we were doing our due diligence by hiring an inspector to tell us everything that was wrong, along with our realtor inspecting the place. Well WRONG.. So after getting to the house I saw soo many issues that should have been caught. Toilets not seated, bathtub peeling from incorrect paint. Crumbling wood on the deck, full gaps between the walls and ceilings, vents not connected, 1 inch gaps under exterior doors, electrical problems, windows glass not even connected to the frame and plexiglass at that. Never trust people to look out for you...

This company overcharges for their services. For context, I was quoted $478 by Redfish for a standard inspection with thermal and termite, and $778 for their comprehensive package (included sewer scope). Bryan and Bryan's comprehensive package with the same services is $1059, and they offered me the essential plus for $750 after negotiation and a free sewer scope due to their relationship with my realtor. The inspector was unable to perform the sewer scope, and they were only willing to take $50 off for that service. If I have have need for another inspection in the future, I will not use Bryan and Bryan again. The inspection was fine, but nothing stood out in the service provided that another inspector could not provide at a much cheaper rate. Save your money and go elsewhere.

Bryan and Bryan recently performed both a home and stucco inspection on a townhouse that I was selling. Since I had hired them a few years ago to inspect a loft that I purchased, I was fairly certain that they would do a fair and reasonable job on the home inspection, but I was concerned about the stucco inspection because they're relative newcomers in that area and they don't specialize in stucco inspections like the better players in that space do. Unbeknownst to Bryan and Bryan's stucco inspector, this is a home that we purchased several years ago, repaired the stucco where needed, added weep screeds for drainage and have had multiple inspections since then, along with the sealant work necessary to maintain the repair work that was done. The last inspection that we had done was roughly a month or so before Bryan and Bryan's stucco inspection. There were no significant issues. Regarding the Bryan and Bryan inspection, the inspector falsely claimed that it hadn't rained in 3 days. In actuality, it rained heavily on the Monday before Wednesday's inspection. The significance of this is that you'll get higher moisture readings the closer to a rain that you take the readings. Secondly, the inspector claimed that there was soft (implication rotten) wood behind one of his probe sites. It just happened to be a site that our inspector had probed a month earlier, so we were fairly certain that his conclusion was in error. Nevertheless, the Bryan and Bryan stucco report torpedoed our deal. We have since had our inspector go back out and reinspect the areas that Bryan and Bryan claimed had issues. Not only were they inspected, but the inspection was video taped. Miraculously, the moisture readings were down in a normal range and all of the substrate behind the stucco was firm. There was no soft wood to be found and that's the real deal killer where stucco is concerned. I cannot recommend strongly enough that you not use Bryan and Bryan for stucco inspections. They have a very questionable reputation not only with other stucco inspection companies, but with some of the contractors who do the repair work. There's nothing worse for a contractor than to start breaking into a stucco wall only to find firm substrate behind it. If you're a home owner, demand that your stucco be inspected by a company that specializes solely in stucco inspections, not a company who does it so that a buyer can kill two birds with one stone.

Absolutely awful. Lost our home sale due to their inspector. Told buyers that there was microbial spread... it was dust (confirmed by HVAC company that day). Told buyers that fireplace was "inoperable". My wife had to light the pilot light in a video for him. He didn't know how. My wife had to walk the inspector through turning on the sprinkler system he said wasn't working. Told buyers windows were inoperable/difficult to open. My wife took videos opening the windows. Told buyers windows had cracks... There are none. Told buyers we need a new roof, and should consult a certified roofing company for advice. We provided the roofing inspection that was already completed, and he continued to tell buyers we need new roof. Told buyers dog door was "inoperable". It needed a new snap-on plastic cover. The door works. Told buyers we need a new attic ladder for safety reasons. But, he used the same "unsafe" ladder to go into the attic. DO NOT USE THIS COMPANY.

Horrible at there job, Terminix (for free I’ll add) found holes in our attic by just turning the light off, they found openings on the outside structure big enough for animals to get in. So why did I pay 1000$ for the most expensive comprehensive inspection that Terminix did for free while checking for bugs. On top of that Bryan and bran is supposed to check for signs of rodent or pest, huge burrows where in our insulation and not one word from the inspector. I would never recommend them. And if you do use them , treat them like children “ are you sure you did your job? Are you sure your drone checked the roof” and at the very least save some money the water scan they do they guy didn’t even know what he was looking at and had to call for advice that he never got back to me on. Maybe I have a pool under my front door, maybe they have no clue what they are doing . In the end it’s my fault being in the state for the first time less than a month and thinking I could trust our realtors at “Better Homes and Gardens Real Estate Gary Greene” . 1000$ down the drain

Missed a few things that are now costing me that would have been nice to know before purchasing my home such as the ac unit leaking freon and mold in the vents/air ducts as well as some minor things that you would expect an inspector to catch. When called to discuss this they would not stand behind their report and had a we don’t care attitude since they had already been paid. Buying a home is already stressful enough without having subpar work performed by a company you pay to protect you from these situations. Do yourself a favor and hire a professional that stands behind their work overall I would not recommend.

We went with Bryan and Bryan for our new home inspection. The "problems" found by our inspector were extremely basic, and most were already being taken care of by the builder. To give an example, some of the low-hanging-fruit issues caught by the inspector were: 1) A cabinet door was not attached, 2) A nail was still protruding, 3)The sprinkler system did not yet have an outlet. There were several others like this, but nothing that would get past a typical home buyer. We were a bit hesitant with this report, given the lack of problems found, but we went ahead anyhow. Upon moving in, I came across a slough of other issues that *should* have been caught by an inspector. Some of them were downright easy to catch if you were looking for them. For instance, the doorbell did not work, there was a large gap under the AC duct to the outside, the hot and cold water was reversed on some faucets, some important caulking missing, and the list goes on. I called Bryan and Bryan to express my concern for paying $600 for an inspection that missed such blatant oversights, and was referred to fill out the customer concern form. Upon filling out the form I was not contacted past that. Overall we've had a terrible experience with Bryan and Bryan, from the inspection itself to the follow up of the poor experience. If I was going to have another home inspection, I would certainly not think twice about passing up Bryan and Bryan. In fact, I would recommend *not* using them, as your money could be put towards better value elsewhere. Hope this was helpful.

Beware the "200% Guarantee". My inspector missed something very important and expensive that I think he should have noticed. When I called to let them know I wasn't satisfied, I feel like I was brushed off. Apparently the satisfaction guarantee only applies at the time of the inspection, so when I noticed what was missed a few days later nobody seemed to care. No one followed up on my complaint, no refund, nothing. Update: A manager reached out to me about this review and asked me to fill out a form detailing my complaint. I filled out and returned the form complete with a detailed description of why I was not satisfied, and an estimate from the contractor that noticed the problem that the inspector failed to catch, along with the contact information for said contractor. I was told that my satisfaction was important. After sending the information that they had asked for, no one ever contacted me again. My complaint has gone unaddressed for over a month now. Below are pictures of a literal tree growing out from underneath the house and the damage it has done to the pool equipment that the inspector failed to notice. I can understand missing something during an inspection, but it is very clear to me that this company does not care about my experience. I will never use Bryan and Bryan again.
