Extremely disappointed with our experience with My Bat Guy. We purchased a home that had a previously full exclusion and restoration done, and came with a 1 year warranty. When contacting the company they came out and reinspected, and said the work wouldn’t be covered under the warranty. But they would provide us a credit towards the work that needed to be done. We proceeded, paid $1k and when the tech came out he was only able to seal one section, and advised that he couldn’t finished the job unless we took down an outside access to our basement. So he left and we were out $1k until we could complete this. Turns out this area is tied into our main wall of our brick house and would be an extremely costly job. I contacted the company to get a refund since the job wasn’t done and we aren’t going to be able to proceed with their requirement for quite some time and they are now refusing to provide any form of refund saying the job was mostly complete which is a flat out lie. I strongly recommend if you need services you don’t go with this company and find someone else to do the work. We are going to be filing a formal complaint through the BBB and contacting our bank to make this right since My Bat Guy has decided they won’t do the right thing.

We appreciate your feedback, but we do want to clarify the situation. When we initially inspected your home, we explained that the exterior door needed to be repaired or replaced before we could complete the full exclusion. This was clearly communicated as a necessary step on your end before we could finish the job.

When our technician, Frank, arrived, that portion had not yet been addressed. At that time, you chose to have us proceed with the rest of the work, and Frank spent over an hour and a half completing everything that could be done at the property. The only reason the exclusion was not finalized was due to the unresolved exterior door issue, which is outside of our scope of work and responsibility.

We completed our portion of the contract and are waiting on your completion of the door repair in order for us to finish the project. Once that is resolved, we will gladly return to complete the final step.

We called this company because we thought we might possibly have a couple bats. They came out and assessed the attic and confirmed we have maybe 3-5 bats and a few mice. The process was to put one way bay doors in and humanly remove the mice. They placed fake rocks around the house. We paid 2k for this… we get a call a few weeks later for an additional $150 for quarterly maintenance of the mice. I then find out the rocks contain poison, that is “pet” friendly. I am absolutely NOT ok with any amount of poison being carried out to the woods and this is not humane. I request the rocks be picked up. They say they will pick up the boxes but I will be charged $499 (that was originally discounted) because we did not want poison boxes. They charged us and still want to leave these boxes sitting outside for another 4 weeks! The cost of this service is 2500 for something I didn’t know we had. I did not know it was poison and I did not know I would be forced to pay to have rocks left on my property. It’s not convenient for them to pick them up now so we have to wait. This service is overpriced and they are very unclear as to costs and what humane means. We have lots of small wildlife and I refuse to contribute to these animals dying because this company refuses to pick up their equipment. Any amount of poison large or small is too much. So at this point since they do not care about their customers wishes and the thousands they pay I will have to remove them myself and drop them off at the office. Terrible service. As for the service to removing the bats I have no review on that end… we will see. But at this rate of service… who knows. In response to your response: Although what you wrote sounds great… the process of poison was not discussed we were told it’s a humane process… and pet friendly. Also the process of being charged $499 if we didn’t want mice removal wasn’t discussed. Only that we had to pay an addition $150 for the yearly maintenance in which case we didn’t. I'm not sure if this being the approved MDARD process is supposed to make me feel better knowing what the MDARD pulls: that alone would have made me refuse. I also never said you told me to drop the boxes off at the company, I simply do not want poison on my property. I would have loved you to charge me another fee of a service call to come and get them. That wouldn’t go over well. It seems very odd that someone not wanting poison seems fall on deaf ears with this company as it was NOT discussed in the plan. The boxes are removed and in a bag waiting for another week or so for someone to come get the rest of the equipment off the property. Good luck in the future.

Hi Sharron,

Thank you for your feedback, all feedback is an opportunity for us to grow.

I have looked into your account. The original proposal was for mice and a colony of bats. In that proposal, the service plan was discussed as well as the process to get rid of mice. The process for removing mice is not favorable for everyone, but it is the standard for a company to remove them from your home and is the approved MDARD process.

We respect the fact that you do not want the boxes out at your home and put you on the schedule to have these boxes removed. The boxes were scheduled to be completed at our next visit to your home to avoid an additional service call visit. On your most recent phone call, you were told if we have someone out in the area we will gladly pick up the boxes before your next visit. When you asked if you could remove them yourself, you were told they are staked down, but if you have a way of removing them, we will pick them up when we are out there. No one told you that you needed to bring them to our office.

We have a lot of customers and it is our very busy season, we wish we were able to get to every customer within a couple days of them calling, but sometimes we have no one in the area. Please understand, we strive to give the best service possible, but we have other customers waiting for their appointments as well and can’t put them off.

If you have further questions, please feel free to reach us at 248-403-8167.

When i look at your report i notice you put down no attic access the reason i call you was to get someone too look in our Attica as I'm 65 and 300 lbs. We do have an attic access and i feel like i just threw $125.00 in the wind we knew of 4 spots they been coming in by the bat dropping we didn't need to get that verify we need to verify the attic to see if they had a colony.
Provider response
Louis, I'm sorry you weren't there for my inspection. I was told there was no attic access and did verify that you had a colony.

If I wish I could go back in time and never hire them, Me and my husband paid $2700 for them to Remove a raccoon and supposedly we had bats too. They came and put a one-way door on the raccoon entry instead of a live trap knowing very well, raccoons will return to their territory since then, me and my husband had paid for a new roof and made sure that everything was buttoned up nice and tight Now the raccoon is back and this company is trying to say it’s not the same raccoon but yet it’s the same exact spot Even after the soffit was reinstalled, it knew it can get in eventually Like come on raccoons go back to their territory But yeah, they’re saying it’s not the same raccoon and because the raccoon had moved the soffit again that there’s probably bats again which they want another $3000 to do the same thing they were hired to do last spring this company seems like they want these critters to come back so that they can say well they’re back that’s gonna be another $3000 I’m guessing that’s why they put a one-way door in instead of a live trap I guess we paid $2700 to have to do the job ourselves Do not hire this company. They will do anything to keep having to come back to get paid every year for the same job If my experience is not true, I wouldn’t be wasting my time writing this To reaction below my review When they say removed, they were only blocked out of the house until said devices were taken away for them to come back again There was no hostility you guys did not like our questions why you guys didn’t use a live trap and when you guys did not like our questions Your guy up and just left the premises and you say it’s not the same raccoon and we say it is You’ve never seen the raccoon but yet you say it’s not the same raccoon We have pictures of that raccoon from last Spring You’ve never seen it But you’re still saying it’s not the same raccoon you want us to prove that it’s the same raccoon How about you guys prove to us it’s not To your second reaction After my roofers were done with the installation, your guys came out to do an inspection, which told us that our roofers did an extremely good job and that everything was buttoned up nice and tight Maybe you should label your company as you guys remove critters and such but not permanently
Provider response
We successfully removed the raccoon and bats nearly a year ago. Following the installation of your new roof, we were informed of a new critter concern and offered our assistance. Regrettably, our attempts to work together to resolve the issue were met with hostility, hindering our ability to provide further support. We also never said we were charging you “$3000”

Response to your response

It seems there was an incident where your husband displayed hostility towards our technician, which made them feel uncomfortable and leave the site. However, we were able to successfully remove the raccoon and repair the area, which prevented any critters from entering for OVER nine months. It was only after you got a NEW roof and your roofers did not
repair the soffit correctly that birds and other critters were able to enter the area again. We take responsibility for the work we did, but unfortunately, this new issue is not something we can be held accountable for. We recommend you speak to your roofers about the damage to the soffit that allowed critters to re-enter the area. I hope this information is helpful to you and you see you are trolling/blaming the wrong company. And again, we were willing to help you. Thank you for the feedback!

I had them out to remove my bat problem. Seemed to work at first. Spent way to much on this and there outdoor pest bait rocks. I have more bats now then before. They charged me to replace all of y ridge vents. I called them back out to look at the ridge vents because I could see that they where coming up on the corners and had noticed more bats. They wanted to charge me again to have them fixed. they also wanted me to pay for the service call. I will be calling a different company out.
Provider response
Thank you for sharing your feedback regarding your bat removal project. However, it's important to clarify some aspects that were not fully disclosed in your review. Firstly, the work was completed three years ago, and we haven't heard from you in a year after our last visit. During that visit, we agreed to come out and address any issues outside of our initial work, even though it was beyond the warranty period. We made several attempts to reach out to you and collect the unpaid invoice, but unfortunately, we didn't receive any response.

Regarding the bats, it's crucial to understand that bat removal is a complex process, While it may have initially appeared to work, it's not uncommon for bats to returnt find new ways to get back into your attic. We offer ongoing support to address such situations, but without regular communication from you, we were unable to provide further assistance.

Regarding the ridge vents, our inspection at the time revealed that the ridge protector installed on your roof was damaged. Additionally, we discovered that your home had experienced a fire, which resulted in heat damage to the ridge protector. These factors were beyond our control and not related to our initial work.

Upon reviewing the photos you provided alongside the photos taken during the initial inspection, it appears that the amount of bat guano in the photos is consistent, indicating that the situation did not worsen after our work.

We understand your frustration, and we would have appreciated the opportunity to evaluate the situation and provide further assistance if necessary, as you would hope in Integrity Systems Solution. We regret that you have chosen to contact a different company, but we respect your decision. If you have any further concerns or would like to discuss the matter, please don't hesitate to reach out to us.

2nd update: I will not recommend my bat guy to anyone. In fall of 2022 the owner came out and sealed holes his technicians missed. I called 2 times asking for another visit because I thought there were more than bats in my house. I was told to wait. I had squirrels in my attic as well, but I’m not going to beg a company to come out to my house repeatedly. That was their decision to disregard me. Spring 2023 they came out to remove the last bat door, didn’t ask me any questions and I wasn’t inclined to talk to them after being disregarded before. Not even 1 month later I had bats in my house again. I was hoping it was a one off, but 3 months I have 4 bats in my house 4 days in a row and bats roosting at the spots they sealed before. They only had a one year warranty, but as I’ve said multiple times now: I’m not begging a company to visit my house when repeatedly disregarded in the past. Update: I’m updating my review to 3 stars. I appreciate the owners response to my complaints. He came out and fixed what his employees had missed. I was concerned how he’d respond due to how his employees acted at my house. But i was pleasantly surprised. I do not have a squirrel problem like I thought, it was still bats. I hired a second company to come look after I first posted my review. Since my house was still under MyBatGuys warranty I expected them to come fix it. Which the owner did. Things that are still upsetting: Turnaround time is not great. Still 2+ weeks anytime something is scheduled resulting in the bats further damaging my house. It is 11/2 today, and MyBatGuy has been coming out since April and I still have a bat problem. I’m very hopeful the weather is warm enough to still get rid of these bats with the owner sealing spots his employees missed. Original: Overall I’d give My Bat Guy 2 stars. When it came to my bat problem - it took them a few times to keep the bats out. I’m hoping the bats are still gone next spring. I asked them to come back out because something is running through my walls, I believe squirrels. I’ve had squirrel problems before. They did another inspection and said the only potential spot was a piece of missing fascia on my garage. The garage does not have dry wall or ceiling, it’s open. There is no connection from the fascia to my attic. But they did not even enter my house or garage to take a look at potential spots. They keep telling me it’s connected, when again, they have not entered my garage or house to be able to tell me they’re connected. The next thing I’m irked about, I received a text saying they’d be here between 1-3. According to their gps tracker, they’d arrive 3-5. But they arrived while I wasn’t home before 3 (someone was home, but they did not request to come in). Each time they’ve arrived their gps tracker has been widely wrong like this. I feel this group is so focused on the missing fascia, they’re missing an entry point for these squirrels. I suspect under my deck, but they didn’t check there. They say my fascia is voiding their warranty, but since nothing is getting in through the fascia I fail to see how. The bats weren’t even using the fascia, it’s been different spots each time. I find it infuriating the tech is saying it’s the fascia, when the bats weren’t getting in there. I was also told I’d receive an estimate to fix the fascia. Initially I was told to fix it myself, but since I’m still having issues they’d write something up since they’re adamant this is my problem. I’ve yet to receive any estimate. Time to schedule: it takes them a long time to get out. 2+ weeks from making an appointment almost every single time I’ve dealt with them. That’s not an ideal turn around.

I had an appointment scheduled for my rental property. It was 18 days out. On the day of my appointment which was scheduled 1-3pm. They showed up at 10am because of the rain there morning got cancelled so they showed up 3 hours early when 2 of my 3 tenants were sleeping. They called but no message. When I called to figure out what was going on the said the tech wasn’t in the area to come back so I had to reschedule for October 4. Why is this my fault that I now have to wait another month. I feel it’s completely unprofessional.

Sorry to hear your frustration. We did send notification of the time of arrival change and a notification an hour before that we were enroute.

However, I will look more into this and update.

I’ve had a chance to look into this and see what happened. The weather affected our schedule today. Our technician was routed to your home early to complete your inspection. We called and sent a notification and received no response. Upon arrival, no one was home so we moved him on to his next inspection and instructed him to return during the scheduled time, between 1 and 3. He arrived back to your home to complete your inspection at 1:33 pm. He didn’t get an answer when knocking on the door and was met by a neighbor who stated you had left about 10 minutes prior to us arriving. He called the office and was instructed to head to his next job. You then called the office after our technician was at his next appointment.

I have looked over our calls, messaging and truck tracking devices to confirm this information to be true. Owner calls people liars for his employees shotty work. They will tell you whatever to get you to buy their home protection package and not back up their work. I would not recommend. We have security cameras with a time stamp and their guys only spent 20 minutes here and did not seal what we were told they would seal, actually couldn't find where they did anything in 20 minutes. I am willing to post a photo of our bill since he doesn't believe that they charged as much as they did.
Provider response
Again Patty I do not. We did all the work and you had a new roof put on. Your roofers opened up everything and pulled the J channel away from your roof. This is NOT our fault. However I was still going to work with you until you said never mind my husband will fix it. I have a great system in place that tracks time on jobs time travel to jobs, etc. Yes, we were at your house one time for 21 minutes. However, other times for hours in total. I can post all of our work done completely prior to you get in a new roof. And all the times we have been out helping you. Even after you called the office yelling on Friday and I came out on Monday to try to resolve this for you. You did not want to resolve this.

Again your husband is more than welcome to call me maybe him and I can resolve this for you guys.

Update: Just read the owners response. It will tell you everything that you need to know about him. Lane from My Bat Guy came out to my house and did an inspection. I paid $150 for the inspection. It took about 20 minutes. The technician spent more time trying to sell me the package than he did inspecting the house. Going against better judgement, I purchased a $1452.36 bat exclusion package. The technician showed up unannounced and did the work while I was away. I received a random text message indicating that the work was finished. The technician spent 30 minutes on the job (according to the text message that I received from them). This was worrisome considering the amount of work that was promised and quoted during my inspection. I was shocked when I showed up to inspect the work. There was black foam dripping down the brick. There was also black stuff smeared all across the white facia board. This wasn't in one random spot, it was like this around the whole perimeter of the house. It's bad enough to be seen from the street. The manager Kelly was one of the most unprofessional people that I've ever had to deal with. I ended up escalating my complaint up to the owner Ron. He was a little more understanding and he agreed that this work was not acceptable. Ron told me that I would only be responsible for the $150 inspection fee. I have yet to be fully refunded. I am still out $726.18. I've tried leaving voicemails which get ignored. Ron assured me that I was the only person that has ever complained about their work. Just read their reviews and you'll see that's a lie. The images below show what type of work you can expect from My Bat Guy.

Hey Andy! Thanks for the feed back! That's
not exactly how it went.

We completed the first step of the service on our contract. We tried multiple times to explain this to you over the phone, you didn’t want to listen.

You requested for us not to come back to your house after we completed 99% of work on the contract. I agreed to waiving your remaining balance, which you agreed to during our phone conversation, and we agreed this business relationship wouldn’t work.

We wish you the best.

If I could do zero stars I would!! An inspector came out took pictures and gave us a price to remove bats and spot clean our attic, we accepted the contract and scheduled the work to be done. A different inspector came out and said they could not spot clean the attic and it would cost us $11,715 if we went through insurance to clean it up, or if we paid out of pocket an additional $8,500. They took pictures and knew exactly what the job entailed…but a MONTH LATER the contracted work can no longer completed. The manager claimed “it was a newer inspector that came out and quoted the work” well I suggest you do a better job training your employees and stand by what they quote. I would never recommend this company. They refunded our money for the cleaning they refused to do, but that is not the point. They should have stood by and did the work that they quoted and contracted!
Provider response
Jessica,

I understand you’re frustrated with the situation. Per our conversations throughout the day, after the technician came to your home to perform the spot clean, it was determined that your spot clean could not be completed correctly. To sell your home, the droppings will need to be removed to their entirety.

With any job in construction, sometimes the scope of work changes and further approval is needed. It isn’t that we aren’t standing behind our work. In fact, it's the opposite. We are a reputable company. Taking your $850 and completing a spot clean for you isn’t something we can stand behind, it isn't going to fix your problem or pass a home inspection. The spot clean removes large areas of guano, the guano in your attic is scattered through the insulation. The quote for $11,715 is to remove ALL of your insulation and clean out the attic space, we also included a 30% off discount for the inconvenience.

We were honest with you and did not take your $850 for something that still won’t be resolved. I’m sorry that you’re frustrated with the situation. We have had multiple phones conversations to try to resolve this for you, but if you would like further help, please contact our office directly.

Thank you.

BOTTOM LINE: I GAVE THESE GUYS 1,700 TO NOT HAVE BATS OR MICE, AND I STILL HAVE BATS AND MICE. Ron, you have never called me or come to my house. You are welcome to do either. I'd be happy to give you five stars when I don't have bats. But the fact of the matter is: I paid you. I have bats. I have not received what I paid for. WHOLE STORY: In late September, I was told I had bats by my regular exterminator who wanted approximately $1,200 to do a bat exclusion. I made appointments to get two more quotes for the work. One was with a local guy who only wanted $600 to do the work but said that it shouldn’t be done until the spring when the bats would be awake from hibernation. When the My Bat Guy representative came out, I asked if the job should wait until the spring. He said that, no, it could still be done, depending on the kind of colony I had. He explained all of the different ways he would seal the house, places on the roof that would need to be sealed, and how after the doors were installed, they would check to make sure the bats were gone and then pull the doors. The guy seemed knowledgeable and also sold me a rodent protection package. I agreed to pay ~1,700 for all of this work. On the day the work was completed, a different technician came out and spend approximately 30 minutes at my property. 30 minutes of work did not seem like the thorough job that had been sold to me. Weeks later, I heard bats in my daughter’s wall—which was not a place I’d heard them before. They sent out a technician who examined the chimney near my daughter’s wall. He reported to me that there was a place that had not been sealed, and he apologized that they missed it. He said he had resealed it, but since it was winter now, it was likely the bats would be hibernating for the winter and wouldn’t leave until spring. That was disappointing since I explicitly asked if this project should wait until the spring. A few weeks later, I found mouse droppings under my sink. I decided enough was enough and called the office. The office manager told me that “You don’t understand the process” and that they’d done everything I’d paid them to do. This company does a good job selling services then performs them as haphazardly as possible. ** Edited to respond to Ron: I did curse at the office manager after she told me I did not understand the process. It was a long, frustrating phone call. If you all wanted to resolve this, you’ve had ample opportunity in the four visits you’ve made to my house. I've made a complaint with the BBB. If we can't resolve the issue that way, I will go to small claims court. My impression remains this is a business that makes good sales promises, but makes their money by doing the work as quickly and haphazardly as possible and then leaves the homeowner to live with the results.
Provider response
Sarah,

I am sorry to hear of your frustration.

I see we completed your bat and rodent exclusion in October. At that time it was explained to you bats may not leave due to weather and going into hibernation. It may be spring before ALL bats leave. I also see that when you had a concern we came out to your home immediately to address your issues. Today, when you called, we offered to come out this week and address your concern, we also offered to bait your home at no cost to you. Bat/mice removal is not something that happens over night, it does take time for them to leave and relocate themselves.

After you spoke with my office manager, the file was in review. The review process is in place to listen to phone calls, review completed work, and make a decision based on my findings. While in the process of reviewing the file, I received notification of your Google review.

After seeing this review and hearing you cuss and yell at my office manager, I am forced to believe there is no way to resolve this issue for you. My office manager was polite and trying to explain the process of pest control. If this is not the case, I am asking you to remove your review and contact our office so we can have a respectful conversation.

I will wait to hear from you before I respond to further claims you made in your review.

Thank you,

Ron
President

**Edited

I’m sorry to hear that, Sarah. You are wrong about your statement that we are just a “good sales promises, but makes our money doing the work quick and haphazardly”. A few things I would like to address to your claims. First, even though this industry does not charge for how long a job will take, you are not correct on the amount of time spent on your project. We have over 4 hours into this job. Second, the services could/can be completed at the time we started your project. Bats may leave or may go into hibernation, depending on the weather. This was explained to you in your original phone call to us. Third, we are a reputable company with multiple trucks and employees. We would not be in business for over ten years by just making an unethical quick dollar. In a tough industry to understand, we run the company with patience, deliver amazing services, take ownership in everything and we commit to continuously improve.

Finally, after listening to your last phone call, it is my belief that you called only wanting money back for work completed; to get free services. You threatened to defame us online, file a complaint with the BBB and to bring us to court. You have now done this. You are trying to take advantage of a small business.

Again, we strive to have satisfied customers and are here to help!

Update:
Sarah, we have offered multiple times to come look at the possibility of “still having bat or mice”. You have refused for us to come out. Again, you are now bullying us to refund your money for services completed and not want us to come verify/confirming your claims of still having bat or mice.
