Highly RECOMMENDED… from my initial call - Janet schedule the date and time at my convenience, spoke with Earl the inspector who was thorough-in what the inspection entails (4 point & Mitigation) - Earl was prompt, detailed in his inspection - climbed, drilled, & provided specific detailed information throughout the inspection. The inspector missed a substantial item that 3 separate repair personnel spotted immediately and independently. This item caused property damage in 2 rooms. The repair will cost thousands. We would not have purchased the home had the inspector caught it.

They did a 4 point inspection for me last year and the inspector forgot to fill out basic things on the form, like the property's address. The form was submitted to new insurance and then Citizen's cancelled the policy after a few weeks because the form was filled out improperly and it was quite a fiasco getting the cancellation undone. And when CBI re-sent the "corrected" form it was still done wrong -- not initialed in all the places it was supposed to have been initialed. Needed to be redone by CBI a second time. Also I got the impression dealing with these people that they get their wires crossed a lot of the time because they kept bringing up a Wind Mitigation on the day of the inspection. But I never ordered Wind Mit., just a 4 point inspection. Should have walked away from the situation at that point when it became obvious how disorganized they are. Company used to be good many years ago but will not use again after this experience. If they can't even fill out a 4 point inspection completely why trust them with a full home inspection where there is so much more at stake?

Hello, I only write a review if something is great or if something is really terrible, and I am here to report that OUR EXPERIENCE WITH CBI HAS BEEN AWFUL. I am giving them one star because zero stars is not an option. For my dear neighbors - (that's you, reader) I strongly advise that you DO NOT RISK DOING BUSINESS WITH THIS COMPANY. Certified Building Inspectors has treated us, their customer, with utter disdain and I am appalled by their lack of concern and terrible customer service. Here is what happened: Our inspector said that the house was in such great condition that he would buy it himself. ...Within a month's time of moving in we had to replace a water heater, an air conditioner, we have lights that flicker (indicating an electrical issue), and a couple of the buttons on our oven have never worked. The biggest insult though, is that sewage (literally sewage!) backed up into our showers the very first weekend that we moved in and we are currently unable to flush TP. We have to tear up our yard, driveway, and neighbors yard to repair the lines. We will have to then repair those things too. Every single service person who has visited our house to address these issues has asked, "What's up with your inspector?" Our realtor relayed this info to CBI, and according to her, they agreed to refund our inspection cost. The realtor gave me the owner's contact info to make arrangements for the refund, so I called Cynthia. Cynthia made it clear that she was not happy to receive my call and then followed up with a snarky email in which she made false accusations against us and basically deflected all blame. Incredible! At this point, our ~$700 inspection fee is a mere drop in the bucket compared to the cost in repairs that we have to pay for. Stay away from this company for inspections. I honestly do not want to go into detail about our ordeal but the inspector missed so many things that we are now 30k in the hole on major repairs. The inspector told us that he thought this house was excellent and that he would live here. Well, it's here buddy, if you want to come buy it.

A month after I moved in my air conditioner broke and found out it had no filter. You would think the inspection report would state that there was no filter, also at the same time I found mold in my wall and all this within a month.

Mr. Flores, I do not recall hearing from you about this, however, it is noted in your inspection report that the air handler coils were heavily clogged and that you should contact an HVAC contractor. This should have been done prior to closing. As to Mold - we can only report what we see - a home inspection is a visual non invasive moment in time. I used this company to do a wind mitigation inspection & 4-point inspection on my house for insurance purposes. The inspector inaccurately checked my two year old roof as not being up to code. The Certified office said that their photographic evidence (of 16 year old nails that missed the roof trusses) did not back up the claims of the building inspector. Also the inspector editorialized about the fact that I have aluminum wire on the 4-point inspection by saying it is "unsatisfactory." Seems to me that is a decision for the insurance company to make. All in all a waste of $250. I'll go to a reputable company.

Mr. Ehrhardt, I'm not sure what you mean about the wind mitigation. We never discussed the nails. As to the 4 Point Inspection - your home had at least 6 single strand aluminum wire connections in the panel. In our inspector's experienced opinion, this is unsatisfactory. Any insurance agent can certainly decide differently and that is their choice. We report what we see.<br>Thank you

We hired CBI to inspect a house that we were purchasing. The inspector missed a large area of damaged sub floor that we only discovered when we hired a a company to refinish the hardwood floors for cosmetic reasons. The damage was spotted within 30 seconds of the hardwood floor company looking at it. While checking out the crawl space, the inspector did notice damage near a bathroom due to a leak that is not anywhere near the other damage. The inspector told us that the water damage in the bathroom area was from an old leak in the bathroom and it was nothing to worry about, even though in his report it said to have a contractor check it out. We e-mailed CBI to ask for some consideration in return of fees, since they failed to notice and inform us of a pretty significant repair. After many e-mails, it was evident they they don't stand behind their work and don't care about the consumer. When we finally called the office to speak in person, Brenda was very rude. She interrupted me immediately and let me know that she did not want to speak with me. I had to ask her to let me speak, since I was the one who called. They should have been the one to call to try to rectify the situation and at the least, they should come back to the house and take a look for themselves to see that the two damaged areas are not related to each other and are a significant distance from each other, so that even if we would have had a contractor look at the bathroom area, they would not have seen the living room area that we are talking about. We would never recommend CBI to anyone.

A combative phone call never gets anyone anywhere.<br>Your report clearly shows pictures of the some of the area of damage observed in the crawl space. Please see the first paragraph below taken from page 5 of your report, where is strongly recommended that you have a licensed contractor review the balance of areas of concern, and re-iterated in the closing statement on page 12 (2nd paragraph below). Yes, these issues due occur in homes of this age, however, once identified, should be thoroughly investigated. The sub floor damage would not likely be seen on tiled interior floors. I’m not sure that the plumbing repairs would have included sub floor repair. We do, indeed, stand by our work, however, in this instance we don’t feel any mistakes were made on our part. We endeavored to make you aware of any concerns in the home that should be addressed prior to closing. Many things are normal for a house this age, and many may not be structural problems, however, I find it hard to accept that our inspector would tell you “not an issue” with rotten sub floor.<br><br>"As detailed in the body of the report, certain conditions were observed that will require correction and/or additional evaluation. Conditions that are abnormal or unsatisfactory to you should be referred to an appropriately licensed contractor for correction and/or repair as required (prior to closing). **Also, be advised that it his highly recommended that the balance of the systems and/or components associated with the conditions noted in the summary, pictures and/or the body of the report should be checked and/or reviewed by the appropriately licensed contractor.** Some of these conditions may be covered by your real estate contract. For further clarification, CONSULT your real estate agent or attorney. Please read the full report and review the pictures. For your convenience, the conditions that are often covered include, but may not be limited to, the following:" We thank you for selecting us to do your pre-purchase home inspection. Considering the age and wear and tear on some of the components in home, we do recommend participation in a home owner's warranty program for your protection.<br><br>As stated in the opening paragraphs of this report; PRIOR to closing, the abnormal conditions or situations identified in this document should be referred to appropriately licensed contractors for further technical evaluation and/or corrective action as required. In addition to the conditions reported herein we suggest that you discuss the known repair history of the home with the seller and/or seller's representative. I had used this company in the past , I believe it was a clerk mistake this time and Instead of being apologetic I got an email practically saying that I was told I would be charged separately FALSE ! This review doesn’t reflect on the inspectors but the office personal . I would never leave my credit card numbers on file with anybody as a business owner myself I know the danger of having this around. I had ask for an inspection , paid over the phone $ 415 dollars on March 13 th , About March 20 th I see another charge , call the inspection company I speak to Brenda I tell her about this other charge she tells me no nobody works on a weekend even though it was a Sunday because looking at my credit card reports now it was on 22 March Then last night looking at my credit card charges and I see another charge so I was charged $ 125 on the 22nd and $ 145 March 31st . The dangerous side here is that I wasn’t advised that they had kept my credit card numbers on file , Did not want to receive an email that they were separate charges PLEASE be aware if you pay over the phone they will keep your numbers on file. NO ONE Reach out to me to let me know what they would charge me separately it is not about the money it is about the goodwill of a company no notification and the credit card information on file not OK I’m seeing that they have other reviews that are not good but their response is thank you for your great review I don’t expect much from from them but I will make sure to let every single realtor that I know to make sure people never pay over the phone again BIG MISTAKE ! Also I just received an email with the invoice is dated April 7 shady company

Ms. Iregui, In reply to your statements above - you called in to say that you had been double charged for your home inspection. As we reviewed the charges you quoted from your credit card statement, it was determined that you were not double charged. The charges were: 1. General Home Inspection. 2. Wind Mitigation Inspection 3. WDO (Wood Destroying Organisms) inspection. You were fully aware of the charges for the services you asked for. As we have 2 companies, you did, indeed, see separate charges for the home inspection (Certified Building Inspectors) and the WDO inspection (Certified Termite and Pest Services). The Wind Mitigation was done at a later date, so this would show as a 3rd charge. We do not "leave credit card numbers lying around". These are maintained securely until all requests complete for a given work order, and then destroyed within our office. I cannot attest to why charges showed on your statement on a weekend, we don't process charges on weekends, so I truly can't answer that. I apologize that we weren't able to help you understand the process better, but rest assured, your information, nor anyone else's, was ever at risk.

Hired certified building inspectors for a condo I purchased. They did not check the stove elements. They did not check to see if the dryer worked. Ofcourse they dont work. Called them and all they said was that they dont check washer and dryer and see if they work and really dont care. I would not recommend them. Better to inspect yourself and save $285.

CBI missed several issues during their inspection my recently purchased home, including an electrical issue, leaks in the ceiling and a WDO issue. After reaching out to seek an amicable resolution, the president of the company told me that I needed to understand the limitation of the inspection process (ie - whatever is discovered after they leave happened after the inspection and could not have been missed by their inspector), and that I needed to carefully read the agreement and WDO report. I had read them carefully and the amount of caveats in there basically indemnify them for anything they miss. Not saying CBI is any different than any other inspector, but we went with them based on their reputation as one of the best. While they did refund half of the inspection fee, they cost us more money in repairs that we would have had the sellers make had they been discovered prior to closing. They failed us and we were incredibly disappointed. This is the only negative Google review I have ever written. That is how necessary I felt it was to share my experience.

I am sorry to say I do not have anything GOOD to say about this company, Whose Name was given and highly praised and given their business card when we were looking at purchasing a 2008 Manufactured home in Palm Valley a 55+ community Oviedo Fl. and had them do an inspection on it, all seemed good as the people that had it were very conscientious about maintaining and did a lot of upgrades. We paid them $250.00 plus extra for the Termite inspection. So when that deal fell through we went to Fairways Golf and Country Club here in Orlando Fl. and decided to use them again. At this location we were also told that they had good reports and did a lot of the inspections there also. We had the same inspector and again told him we never owned a Manufactured Home before and were quite apprehensive about doing it, and his report would also be used in our offer especially if there was any major problems, and pointed out that the previous owner was in her 80s when she purchased it and lived there for 10 years and doubtfully did anything to it. Unfortunately, this inspection didn't go as well. We received the verbal from him and he pointed out a few minor things. When we received the written report it was no different than the conversation. For which we paid them another $250.00 plus the Termite inspection after the purchase we found out that the Kitchen faucet had a leaky seal, The Hot water heater had a leaky pipe under the home and the lump in the bedroom floor and doors not latching was a major problem which required us to get the home releveled. That only did a minor correction to the problems which he did not notice or find. The faucet was an easy fix that I did myself. The leveling I found the company that does it on most of the New home installations in our community and made a deal to get it checked and releveled for $800.00 They forum the home was 2 inches low in the from right side and 3 inches low in the back left side which gave it a 5 inch twist from front to rear. We called and spoke to several people at Certified Building Inspectors, and were offered a refund of the original $250.00 and had to sign a release that would exempt them from ever being revisited with anything for ever and 2 days. We were asking for the $250.00 plus the $800.00 we put out and were told by A Mr. Jack Callo that he would not even consider doing that and it wasn’t his problem. At this point we still have to have the floor problem corrected before we can have the laminate floor put in.as leveling the home only partly corrected the problem, and try to reset the door latches and adjust the doors if at all possible. We have had our own business for over 30 years and wouldn’t think of acting this way with anyone or at least trying to satisfy the customer. Something Mr. Callo must learn is that we used his company’s services but I will do everything I can to see that Hometown America doesn’t use or recommend his service foe anyone again in any of their properties, I also have 4 other friends and relatives moving here to our community and will make sure they also not only do not use them but tell all of their friends who might be coming to Fla. ONE UNHAPPY CUSTOMER WILL TELL THOUSANDS, AND ONE HAPPY ONE WILL PROBABLY ONLY TELL 2 OR 3

We probably paid about $15,000 to $20,000 more for our home than we would have, had the inspector told us about many issues that should have been revealed to us prior to closing. It's difficult to express how EXTREMELY disappointed and dissatisfied we were with this company and the way in which they handled our complaint when we discovered their incompetence after moving into our home. Found it interesting that a glowing review was given by Jeremie Calo, who is surely related to the company's General Manager, Jack Calo.
