We used Inspect360 for our home inspection yesterday, and the experience was excellent. Peter Miller was our inspector, and he was knowledgeable, professional, and personable throughout the entire process. I personally enjoy attending the full inspection and walking with the inspector as they work. It's a great way to get introduced to the details of a home before you move in. Peter did a fantastic job pointing things out that are genuinely useful to know as a new homeowner, and he gave me real confidence that we wouldn't be walking into the house blind to any potential issues. We went with the Ultimate plan, which might seem like overkill for a home built in the late 2010s, but when you're making that kind of investment, having the complete inspection package gives you peace of mind knowing there are no surprises waiting for you. On a personal note, I work in technology, and Peter really impressed me with his use of drone technology. He utilized a first-person view (FPV) drone to capture excellent external, aerial, and roof views of the home. He's genuinely skilled with it, so if that's something that would be valuable for your inspection, it's another great reason to ask for him by name. I would highly recommend Inspect360, and I'd personally recommend Peter Miller for any inspection you need.

Update: 2 years later. I personally feel like there were a lot of items we should have caught on our inspection. In hindsight this inspection was not very good.

I hired Inspect360 to inspect a home while in our option period. I chose them because they had been hired to inspect the previous home we sold and I was impressed with their work. Blake was the inspector for both inspections and he is fantastic. He's a really nice guy, methodical, efficient, experienced, and has a very sharp eye for finding legitimate issues. I had him perform a termite, pool, and sewer scoping in addition to the general inspection, so it took a while (~4 hours). I also appreciated his respect for the sellers property removing his shoes even when other in the home were not. Love the report we received at the end packed with great information.

We had them inspect a home we were looking to purchase. Blake and the office staff have been great to work with. Inspect360 is an excellent inspection company. I can't recommend them enough. Their pricing is transparent. I did the "standard inspection plus termite plus sewer line." They are very flexible with scheduling. The inspector provides a detailed report with photographs and explains everything to you verbally. All my questions were answered. If you are a first fine buyer, they are the company for you! My inspector was Peter M and he was (is) excellent! I highly recommend the company and inspector and would work with them again!

Do NOT recommend. The inspector missed keys findings that costs us thousands. While doing the final walk through I (the buyer) heard water dripping under the kitchen sink to which he said “oh, I didn’t see that- I can add it to the report for you “. For almost $2k and their most expensive package it was definitely not worth the money. If you are buying a house that’s a million or more, I’d recommend getting someone that’s thorough and willing to properly document findings as buying a 7 figure home is a major investment. I also paid for the additional foundation measurements- never received it but was told the floors are fine. Yet now that we own it, you can tell they are uneven. Run for the hills.

I have bad experience with this company, they cost a lot than any other inspection, at the same time they have missed many issues which is very disappointing. A few days after moving in, we found out that our toilet is not flushing, there was no cold water coming out of the faucet in the sink, bathtub flow was not good, foundation had water damage, and many more. With the price they charged, you think you have peace of mind before closing the house. If I knew these problems and was in the inspection report I would not buy the house or I could have put in the closing negotiations. It seems their inspector was just walking around, take pictures and then put it together as an inspection report. When I called them, and complain about the issues, and owner saw the severity of the problems, he referred me to their insurance as a new claim. I have been dealing with their insurance since then and now I am to the point to involve my lawyer since their insurance company just giving you lecture about rule and regulations that has nothing to do with your claim/problems. Stay away from this company, and if you complain and they refer you to their insurance, just get your lawyer involve from the first day. As a result we did not decline anything since there was no discussion about any extra services. - When I called you and told you about the issues and asked you why they are not in the report you said you can't do anything and you referred me to your insurance, there was no legal action on my side. I just old you about the issues. - To your point about the hidden issue, FYI there was no hidden issues, your inspector should have flush the toilet once and he would have seen the issue. Please don't play with words in reviews page. FYI: Your insurance offered me 800.00 if I remove my review and all legal action and I said no Sir. People should know about bad service.

I have had several issues with the home inspection performed before buying my house: 1. I requested a sewer line inspection, which was not performed. I decided to move forward with purchasing the house regardless. However, a few months later I discovered the sewer line was in extreme disrepair. Now I have had to spend tens of thousands of dollars doing a complete sewer line replacement. I am very disappointed now that the sewer line inspection was not performed as it could have helped me leverage some of this cost off the house. 2. I also discovered the irrigation system of the house is not functional. The inspector looked at the irrigation control panel (and sent a picture in the report) but did not test it due to it not being plugged in. There is an electric outlet nearby the control panel that he could have used to test the irrigation system. I am sure the cost of replacing the irrigation lines is going to be in the thousands, which is money I do not have now after buying the house and completing the sewer line replacement. Again, something that I would have expected to know from the inspection. 3. There have been several other basic issues with the house I have discovered that were not in the inspection report; including the dryer not having a ductwork exhaust line, and holes from a rodent directly adjacent to the dry outlet and in the garage. The inspection commented on a dryer ductwork line that didn't even exist. Very disappointing. 4. Several other points in the inspection report that were left very open ended with many basic items covered with a simple blanket statement "Recommendation: Contact a qualified professional." I do not think there are even qualified professionals for some of these basic items. 5. I was charged for a WDI inspection, which I did not request and was not even performed by Inspect 360. Thankfully I caught the issue before closing on the house and had the cost removed.

Specifically:<br><br>Sewer Scope: As noted in the report, an accessible entry point was not available to complete the requested sewer scope inspection. This limitation was disclosed to you, along with our recommendation to have the sewer line evaluated prior to closing if access could be obtained, to avoid the very type of issue you later encountered.<br><br>Irrigation System: The irrigation control panel was found disconnected at the time of inspection, as documented in both the report narrative and photos. Our inspectors are required to presume that when a system is disabled by the seller, it may have been done for a specific reason — such as an existing malfunction or known issue. Activating or reconnecting disabled equipment could potentially cause damage or create liability. For this reason, per TREC standards and industry best practices, we do not power up or operate systems that have been taken offline. Instead, we documented the condition and specifically recommended that you request further information from the seller and obtain any necessary repairs or evaluations prior to closing.<br><br>Additional Deficiencies: Any visible deficiencies, including the absence of a dryer duct and signs of rodent activity, were addressed based on what was observable during the inspection. We also provided standard recommendations to consult qualified professionals for further evaluation where warranted. These are not "open-ended" statements, but are in accordance with TREC guidelines to protect both buyers and inspectors when additional expertise may be needed.<br><br>WDI Inspection: The termite (WDI) inspection was ultimately completed and the report was provided after initial scheduling miscommunication, which was resolved prior to your closing.<br><br>Our role is to provide a snapshot of the property’s condition at the time of the inspection, identify visible issues, and document any limitations so that buyers can make informed decisions prior to closing. These limitations and recommendations were fully disclosed and intended to allow you the opportunity to negotiate or address repairs before finalizing your purchase.<br><br>We stand behind the thoroughness of our inspection, which followed TREC standards and industry best practices. This company inspected my home and had a set time 4 hours. The contacted me 3 hours before the appointment time and said they got done early with another appointment and wanted to come early. They came 1.25 hrs early. After spending 5.5 hours the the inspector said he needed another hour. When told he was already past the allotted 4 hours he began arguing with me and was very rude and was raising voice with me. After threatening to throw him out of my house he then calmed down. It took him 6 hours to Inspect a 2200 square foot single level home 3 bed 2 bath and 1 10by10 shed. Very poor communication!! The company maybe good but this inspector represented them very poorly!! Because of this I will not use them and will definitely be telling others.

Nice guys but unfortunately some how completely overlooked a $5000 totally burnt out pool heater (even the pool people company we use knew that and told us after we purchased, because they also serviced the pool with the previous owner of the house) I am now responsible for. I understand some stuff gets missed but unfortunately it cost me $5000 out of pocket.

Hello! First of all, they are more expensive than many other companies that I worked with. (I am a realtor) . As a buyer you do the inspection to find out what the issues are and have  the report  before  the option period is over. Guess what! We never received it on time. I keep asking and asking for it because he needs to revise it. I had to pay someone else to come and find out the house had water damage! I would not recommend this company. Thank you

The worst experience ever! They charge me for 150$ cancellation fee, which reservation I didn’t sign and pay. I called inspect360 2 times with 3 agents to book a service. The last one was really careless and inefficient on the phone. She couldn’t even answer how exactly the inspector check the foundation (I was just wondering if they measure the elevation). The phone call made me exhausted and confused. She finally said she will help me to reserve the service this morning, and I need to pay through the email link to reserve it. However, I didn’t receive the email until yesterday around 5 pm-it was 2-3 hours after the phone call! And before that I thought it was not successful processed, so I booked another efficient and professional company already. Then I didn’t sign the agreement either pay. Today the inspector called me tell me that he almost finished the inspection-what?! I didn’t even sign the agreement and pay for it. How are they able to do it??? A few minutes later, they asked me for a 24-hour cancellation fee. That’s totally ridiculous. The mistake is made by the agent who reserve this-no agreement or payment was processed ok? So it is not confirmed! This is their problem of miscommunication. I argued for that and the agent told me the other guests pay and sign the agreement after the inspection-is that the correct way to do? The inspector is nice, saying it’s ok. But the office is ridiculous-not trained with clear instructions at all! -Why would I cancel a reservation that I didn’t pay and sign for, and then pay 150$ for it??

We had a great experience with Inspect360 last year and hired him for two different home inspections. Zack really earned our respect and trust with his knowledge and recommendations. I was nervous to rebook them again with Zack no longer working at Inspect360. However the receiptionist assured me that they would send someone out who was well experienced and even said he had been here for three years… when the guy showed up turns out he had only been doing inspections since March. He seemed like he did a good job (hopefully otherwise we could potentially be out thousands of dollars) but I hired Inspect360 for peace of mind and being lied to on something so little makes it very hard to trust the job he did as there was no reason to be lied to in the first place… very frustrated especially after spending so much money on this warranty inspection.

I purchased a home and used inspect 360 to perform the inspection, Ed R. performed my inspection. I've lived in the house for about 45 days now and have noticed a series of non functioning electrical switches, leaks under the faucet, and the AC not blowing air out of the third floor vents. When I called to speak to the company, I got a call back from Ed claiming there was nothing wrong with any switches, the ac, but did not deny the leak. I would not recommend this this company especially with such an investment. Happy to provide more context if anyone is interested.

Edit: I cant reply to your response, so I am editing my review to reply. The reason you can't find me is because Chad is not my legal first name. I did not see your message, I will try and call sometime. There is something clearly wrong with this picture - the reviews for this place are unbelievably high. I chose inspect360 for my home inspection, and my experience was not good. While the inspector was polite and well spoken, he missed lots of very serious and in hindsight very obvious issues. Here are some examples, but not an exhaustive list. There were bare live wires connected to cut extension cords in the attic that the previous home owner was using to wire up outdoor lighting illegally. The attached picture is of the wires in the exact place and configuration I found them... the yellow thing I'm holding is a voltage detector that shows it is in fact a live wire with electricity running through it ready to electrocute whoever accidentally places a hand or foot there - this was also right at the entrance to the attic, so not like it was hidden from sight. The outdoor AC unit had its fan replaced by a generic unit from a junk yard that was very severely rusted, the wiring was done incorrectly (the wiring was placed on the outside of the fan grille) and the capacitor had been bypassed. The outdoor unit is also noticeably loud (the loudest in the entire neighborhood by a large margin). I don't expect the inspector to look inside the AC, but the wiring, noise, and rust were obvious even to a layman. The wood surrounding the chimney is rotted The laminate flooring is of very poor grade probably replaced by the previous home owner and has places in it that are bubbled up (hilariously he did point out scratches caused by a dog that were of no significance). The fence was so rotted it collapsed in places not long after getting the home The alarm system had been sabotaged (the system likely had a fault and the home owner decided to cut the wires rather than fix it.... could have just unplugged it, but I guess he was too many beers in) Finally, of the things that were pointed out to me by the inspector, the one that he emphasized the most was how loud the dishwasher was... I later learned it is a bulk contractor grade dishwasher included in every home built in my neighborhood, and the sound is no louder than it was the day it was new - dishwasher is fine. I get that home inspectors can only catch so much, but this was far below my expectations. I am not a home inspector and was able to identify all of these issues simply by being a homeowner with enough sense to look with no training what so ever. I now wonder what other issues lurk in the shadows that I have no idea about. I may as well have just thrown my money out the window.
