We can’t say enough positive things about this company. We had a bat infestation and a team came up and put up bat netting with little one way doors so the bats could fly out but not back in. Bye bye bats. Subsequently another team did remediation work. Now no bats, no guano and no urine smell. Stripped our entire roof of old nasty insulation and replaced with new insulation after removal of guano and spraying for urine and readied it for a new roof. From Administrative staff to teams that performed the work, an excellent experience all the way! Highly recommended!

I have updated my review several times based on Rebekah's responses (which also have changed) and to include her legal threat. They charged $5,850 for a crew of three guys a total of 8.5 hours onsite. I believe their prices are up there with what a highly-skilled contractor would charge, and in my opinion there is not much skill needed to do their work. It seems more labor intensive than specialized and any DIYer can do it if they google how to get and keep bats out of their home. Unfortunately we will not know how effective their work is until the bats start coming back in late spring. From my initial email mentioning to Rebekah that I was dissatisfied with the value I was getting, instead of making any effort to make things right with me, she became accusatory and went into long explanations as to why they charge the prices they do. She even threatened to contest & defend against any defamation. This is not a sign of a healthy company to have a CFO handling their customers this way. Take a look at her responses to dissatisfied customers on Yelp. Had I read those before contacting this company, I definitely would have looked elsewhere. Rebekah had a lawyer threaten me to take my reviews down. In the letter, he accused me of coercion, extortion, making misleading and fraudulent statements, and libel. Below is a summary of my email interactions with Rebekah. You’ll probably see that her accusations are extremely exaggerated. The irony is she would have spent way less doing the extra half hour of work I wanted than she spent on an attorney to send me a threatening letter, and would have gotten a better review. Email #1: I said I didn’t feel we were getting good value (8.5 hours hrs. onsite for a crew of 3 for almost $6k!) and asked if she could include some work that should have been on the initial work order, such as fixing a small amount of stucco on the back porch. I said if not, my dissatisfaction (with the overall value of their work) would be reflected in my review. Email #1 response: She said I had to pay for any additional work and didn't appreciate that I was threatening to write a bad review if she didn't give me free work (I didn't say that exactly but she sure jumped to that conclusion). She stated that there was much more involved than time spent working onsite such as training, job prep, commute time, cost of the work truck, gas, insurance. She went on to tell me how dangerous the job is due to diseases from bats as another justification for their high price. (Just a side note: there was bat guano up in the corners of the front porch so why weren't any of the guys wearing masks, safety goggles and gloves while stripping it out if it’s that dangerous?) Email #2: After she explained that the stucco was too much work to do for free (which I hadn't realized prior to that) I then mentioned that sanitizing the front porch where the crew had just removed lots of bat urine and poop really should have been included in their overall service and it was an oversight that it wasn’t. (It probably would have taken her crew a half hour to do, and it would have made me happy, but making me happy was apparently not Rebekah’s goal.) I told her that all I was hearing was excuses as to why they charge the high prices they do and she was not addressing my concerns about not getting proper value for my money, and that this would be reflected in my review. Email #2 response: She flat out refused the sanitizing of the front porch and then said the following (exact quotes): “I understand you are unhappy, and this appears to be how you respond when you do not get what you want.” She went on to say: "In my view, I could see you doing this when you go into get an oil change and then becoming upset that the shop did not rotate your tires or perform a smog inspection, change your spark plugs, because you don't like the price and feel More should be included." Email #3: I told her that I would include her statements in my review and to have a nice life. I was obviously getting nowhere and I had enough of her insulting comments.

We appreciate the opportunity to respond, as several statements in this review are materially inaccurate and omit critical facts.<br>The original contract for bat exclusion services was $2,800. To seal and exclude her entire home. The customer voluntarily requested and approved multiple additional services, including:<br>• Installation of netting<br>• Purchase and installation of bat houses<br>• Stucco repairs performed by our licensed construction division<br>These were separate scopes of work, each clearly explained, priced, approved, and invoiced. At no time was the customer pressured into adding services. <br>In total, our teams spent 45 labor hours on this property across multiple trades and visits. Pricing reflects licensed specialty work, trained personnel, insurance requirements, safety protocols, equipment, materials, and warranty—not just on-site time. The cost of overhead and running a business. <br><br>Contradictory Statements Regarding Additional Work:<br>The reviewer states she did not demand free work, yet her own emails explicitly state that if additional work was not performed at no charge, her dissatisfaction would be reflected in her review. This meets Google and Yelp’s definition of review coercion.<br>Yelp previously reviewed these communications and removed the original review for extortion, confirming this behavior violated platform policy. Holly then decided to change her original post to this one. We have submitted this to Yelp & Google to review. We submitted our proof showing the the emails and threats made to our company.<br><br>False Allegations of Threats<br>At no time did we threaten this reviewer. We set professional boundaries and declined to perform additional unpaid work outside the signed agreement. When false and damaging statements were published after Yelp’s removal, legal counsel was retained solely to address defamation—not to intimidate. We have never had to do this in the past. However, we needed to do so due to the nature of her emails and trying to extort our company for free work or she would cause harm to our companies reputation.<br><br>Final Clarification<br>We stand behind our pricing, our contracts, and our professionalism. We do not alter signed agreements in response to pressure, nor do we provide free work under threat of reputational harm. Its extermly sad to treat a company this way when they work so hard and have done nothing wrong. Her emails  "you tried to guilt me for wanting "free" work." No one guilted her. I explained the cost of running a business and why we couldn't do all of the work she was requesting for free. We were not able to stucco the other side of her house for free, there was a ton of work involved and we offered to provide an estimate. She again stated we need to give her more "Value" for her money or she would write a bad review. This went on and on in her emails. <br><br>Our company has over 35 years of experience, and our work is backed by warranty and documented process. <br>This review continues to misrepresent facts previously reviewed by Yelp and google and removed for policy violations.<br>

Hired this company to get bats out of our building. It was a great experience. From our first call, they answered all of our questions. The crew was respectful and did a great job! The detail in their work was outstanding. Watching the bats leave was amazing. I recommend this company, we have had bats for years and was not able to get them out of the building until I hired them.

I called western bat specialist last year, because of the on going bat problem we have in the attic of our victorian style home. The problem was much worse than what we had thought after the inspection. We had no option, we had to have all contence in the attic removed( insulation, complete vacuuming of entire attic, spray for urine and guano smell) as well as having my entire house bat proofed on the outside. The peak of my roof is near 45 feet high. The guys at western bat took on the task of tackling my home, always polite and proffesional when ever I dealt with them. Over the last year I think I have met the entire (Bat men) crew. Because the size and height of my home it took a few tries to keep the bats out, but I think they have finally got the house sealed up. Again these guys were always a top notch crew, never giving up and always saying " We will find where they are getting in". I have nothing but good words to say about not only the crew that came out to work, but the gals in the office who were always proffesional and willing to help me with my issues.

I called them to come out and they were phenomenal. They were prompt. Very careful on my roof. Along with being detailed on the inside of my home for inspection. Terrible business practice, hiding $75 inspection fee to pressure folks into accepting way over priced quotes - highly recommend avoiding and be wary of hidden "inspection fee". I got a quote from Western and two other bat remediation companies to seal our attic entry points. Western's quote was 2.5x higher than the other other two companies so we went with one of the other providers. Western then stated I owed them a $75 inspection fee and pushed for payment of that fee in spite of them wildly over pricing the work. They clearly hid the inspection fee, trying to use that as leverage to pressure folks into accepting over priced work.

Very rude staff and owner! Beware. When they are selling their services they act very nice, but once they have you on the hook they are incompetent and extremely rude. Find another provider of this service. Don't believe what they say. I've never been treated so badly. I don't leave bad reviews or get into these negative situations - ever!

This customer is not being honest with her review. The reason Sandra is calling us rude is because she didn't pay us and we reached out multiple times asking her to pay us. We even gave her a large discount on their work. We went above and beyond discounting this job as a courtesy. She then called me rude, when I reached out again to be paid for our services. Its not okay that we had to reach out for weeks and weeks. She blamed this on not getting a physical copy of the invoice. We mailed this to her, we emailed this to her 5 times and she had an excuse every time. This is why she is upset and calling us rude. I even waived the late fees and asked her to make a payment. We give A+ service and our guys work so hard! Its Odd she says she never posts bad reviews, when you can see all of her reviews and she has posted many bad Reviews. We had a bad feeling when we booked this job with this customer. Always listen to your gut. We just had a customer call this morning and say how amazing we are and how she thanked us for all the time we take to answer all of her questions, its refreshing to have people say just nice things when you have just had a person treat you so badly. We love what we do and we are always kind. We just asked to get paid for the services rendered. I have to say calling and trying to collect payments is not a fun part of my job. We don't have this problem with most of our clients. This is the reason behind this post. We have options for people if they need payment plans, no interest. We do so much for our customers to help them if they need.

I called western bat when I realized I had a bat issue. The office staff was amazing to work with. The specialist was out 2 days later and let me know exact pricing after his inspection. Work was done the following week and I must say I'm highly impressed with the crews attention to detail and respect shown to myself and my home. The pricing was totally reasonable for the quality of work in such a specialized field. Highly recommend!

I paid $1100 for them to fix the problem on my rental. The bats were back in 6 months making a huge mess on the house. I called them again and they came out and wanted another $1000+. A friend of mine said bats don’t like lights so leave them on for a while at night. A week later they were all gone! If only I had known…..

Kathy, <br>We have not serviced your home since 2020. Last time we were there we recommended you seal up the entire home as you have a large bat problem. You only wanted a section of the home done. We do not recommend this as bats will shift from one location to another on the home. We did let you know this in order to solve your bat problem you have to take care of the entire issue. I am not sure where your getting this amount above as this is not what you were charged. We did provide you with an option to do the entire home. Bats are very territorial and tenacious and will continue to return to a home for over 25+ years. Unless a full exclusion and sealing is preformed. I know on the last visit you wanted to try sonic machines and we explained this will not work on bats. It can annoy them but they will continue to get in. We are happy to discuss your bat problem and help you! We offer no interest payment plans, in house. No credit run. To help people out that are having bat issues. Again we would love to help you!

Chad was so awesome!! I was referred to Western Bat Specialists by a friend who is a Bat Biologist (so you know they are good). They manage bats humanely and know their importance to our ecosystem. Chad came out and looked at my deck roof in Truckee and was very knowledgeable and practical about how to manage the issue. Thankfully I didn't have a roost, and it's just a few bats who "hang out" here like it's the local bar lol He gave some things to try and was on his way! Super awesome! Highly recommend!

Awesome Company to work with!! Reached out to WBS to eliminate bats in my home. They came out the same day I called them, were courteous and very thorough in checking out my home and quickly got me on their schedule for some minor repairs on the outside of my home where it was determined bats were getting inside. Their crew did a fabulous job ensuring every gap was closed and I won't have to worry about bats inside my home any longer. They're a one stop shop and I highly recommend them for your bat eradication needs.

We had a bat problem at our facility for several years. I reached out to Western after finding good reviews online. I filled out their inquiry form and submitted a few pictures of the location. After another call with a few more details we had a date set and a plan. Everything went smooth from start to finish and the tech who performed the work were professional and considerate of the site. They were able to answer all my questions and complete the job in a quick fashion. We are bat free now, I would recommend Western to anyone who may have a bat infestation issue.
