Paid $200 for initial inspection. Then charged $60 for “further work done”, without any contact from the company, and no further work done. Texts are sent from an account that doesn’t take any return communication. Not very friendly… They have reworded their message to not refer to “further work done”, to reflect the monthly subscription that is agreed to. Added a star.

Every initial service includes a full inspection as part of the visit to ensure we’re addressing the right issues and proactively identifying any others. The $200 referenced most likely reflects the initial service, including that inspection, rather than a standalone inspection fee.<br><br>The monthly charge referenced is part of our subscription-based service agreement, which uses consistent billing tied to the services selected. This approach provides predictable pricing and ensures customers aren’t limited to isolated visits — they have ongoing access to our team, so if something comes up between scheduled services, they can reach out and know it will be addressed. While our routine maintenance visits are scheduled every other month, billing remains monthly to keep billing predictable. <br><br>Regarding communication: appointment reminders are sent through an automated system that does not accept replies. However, our main line does receive both calls and texts at 916-580-5451, and our team is always happy to help if there are questions or concerns.<br><br>Where we missed the mark here was in how clearly our process was communicated upfront. It is always our goal to clearly set expectations around billing, service timing, and what customers can expect from us while on service. Honestly, these guys are just good people. Everyone at Black Sheep Pest Protection is super friendly, easy to talk to, and really knows their stuff. They took the time to explain what they were doing and made sure I felt comfortable the whole way through. You can tell they actually care about helping people, not just spraying and leaving. It’s refreshing to deal with a company that has both great service and great personalities. Highly recommend!

Black Sheep Pest Protection came and treated our home for Turkestan Roaches. Major ick factor dealing with them and knowing they are in the house! Evidently they are an increasing problem as Lincoln no longer treats the sewers! Sam Lloyd was informative, methodical and thorough and will come by every other month to make sure they don’t bother us any longer. We are pleased and impressed with their service and highly recommend them.
